This spacious Newport Beach duplex offers two completely separate, two-story homes rented together, located less than 300 feet from the sand. With approximately 3,800 square feet of combined living space, eight bedrooms, six full bathrooms, and two powder rooms, the property is ideal for large families and groups who want to stay together while still enjoying the privacy and convenience of two separate homes.

Each unit has its own private entrance and features an open living and dining area, fully equipped kitchen, powder room, and full-size front-loading washer and dryer. Outside, each home has its own private patio with a natural-gas Weber Genesis three-burner grill.

The two kitchens include gas ranges, refrigerators, microwaves, toasters, coffee makers, electric tea kettles, cookware, bakeware, cooking utensils, dishes, flatware, and glassware.

All eight bedrooms are located upstairs and feature Tuft & Needle mattresses. Across the two homes, there are four king bedrooms and four queen bedrooms.

The front unit has three full bathrooms upstairs, each featuring a spacious shower with both rainfall and handheld showerheads. There are no bathtubs in the front unit.

The rear unit also has three full bathrooms upstairs. Two feature a separate soaking tub and shower, while the third has a shower.

Bed and bath linens are professionally laundered, and beach towels are provided. Guests will also find toiletries, hair dryers, irons, and ironing boards.

The property includes two enclosed one-car garages, one for each unit. The garages accommodate most standard cars and small to midsize SUVs. Larger vehicles will need to use available street parking. Street parking is free and does not require a permit, but availability cannot be guaranteed.

The beach is less than 300 feet from the property, with convenient access via a nearby pathway to the sand. Beach chairs, beach towels, umbrellas, and a selection of children’s beach toys are provided for guest use.

Are the two homes connected?
No. The front and rear units are completely separate homes with their own private entrances, kitchens, living spaces, laundry facilities, patios, and garages. There is no interior connection between the two units. Renting the entire duplex gives your group exclusive access to both homes.

What beds are provided?
Across both homes, there are four king beds and four queen beds. Maximum overnight occupancy is 18 guests, including children, in accordance with City of Newport Beach regulations. Guests traveling with infants or young children are welcome to bring their own appropriate sleeping arrangements.

What linens are provided?
All beds are prepared with professionally laundered bedding, and bath and beach towels are provided for your stay.

Are there BBQs?
Yes. Each private patio has its own natural-gas Weber Genesis three-burner grill, for a total of two BBQs.

What parking is available?
The property includes two enclosed one-car garages, one for each unit. The garages accommodate most standard cars and small to midsize SUVs. Larger vehicles will need to park on the street. Free street parking is available throughout the surrounding neighborhood and does not require a permit; however, availability cannot be guaranteed.

What beach equipment is provided?
We provide beach chairs, beach towels, and umbrellas.

Are bicycles provided?
No, but several nearby businesses offer bicycle rentals, including delivery options.

Do you provide cribs or other baby equipment?
We do not provide cribs, Pack ’n Plays, or other baby equipment. Guests are welcome to bring their own, or several local companies offer baby gear rentals with delivery and pickup.

We are a licensed short-term rental with the City of Newport Beach. Applicable transient occupancy taxes are collected and remitted in accordance with local regulations.
