We had a group of nine people ranging from 11-71. Positives:Location was amazing! Beds were comfy Air conditioning in each bedroomHelped arrange transfer which was great! FYI: - Air conditioning on super hot days works best when doors are closed - washer downstairs works well but is small. Dryer doesn’t work well at all. There is a drying rack in the apartment though which was wonderful. - no coffee maker other than small espresso maker. Negatives:- Would recommend owner improve check in instructions (downloaded app that wasn’t needed, place to bring trash was different online and in the apartment)- would recommend clarity around early check in, when available. - cleanliness “ok” but not great. Cobwebs and empty soda bottle under bed etc. - pull out couch is NOT comfy, especially if expected for two people! Would recommend replacing. Overall, great place near center of town. Would stay again!

I’ll start out with the positive side of our stay. The location of the apartment is central to everything and very near the metro stop. The location manager typically responded within a day, before we got to the apartment, and usually within an hour once we were in the apartment. The check in process was very accurate. We were sent a video walk through of the front door from the street all the way into the apartment. The beds were not comfortable. And we had to use all of our towels to clean up a major water leak because the drain pipe from the sink to the wall was disconnected. The cost to arrive a couple hours early was 100, on top of the high price for the apartment. You are limited to one roll of toilet paper per bathroom. At the end of your stay you must take your trash down around the corner from the apartment about 400m and when I arrived I was told I couldn’t bring my trash there. So then I had to walk all the way back and find somewhere else to put it. If you leave the trash in the apartment you will be charged to remove it. I felt that the overall condition of the apartment was so so. The showers did not work well and had mold all around the caulking off the doors. If you are simply looking for a central place to stay that has a bed, this will suffice. If you want something more I would look elsewhere.

We are sorry to read some of the issues you mentioned, however we would like to clarify a few points. The problem with the drain pipe was not present prior to your stay; it was only identified after your arrival, which leads us to believe it may have occurred during your stay. Regarding the beds, we would like to specify that they are equipped with memory foam mattresses and orthopedic bed bases, chosen to provide a good level of comfort for most guests. Additionally, all amenities and features of the apartment are clearly listed in the advertisement, allowing guests to have transparent expectations before booking. As this is an apartment and not a hotel, only initial essential supplies are provided; ongoing personal items such as toilet paper or hygiene products are to be purchased independently during the stay. As for waste disposal, instructions are provided in accordance with local regulations, and we are always available to assist guests with any clarification. Apartment was just what we needed in Rome, at a good location close to everything. Unfortunately, our entry process was terrible. There are two key codes, one to an outside door and one to the apartment door. The property manager failed to provide us with outdoor key code. So we frantically continued to try to use the one code we had, until another tenant happened to be entering and let us in. Then, the key code for the apartment door did not unlock the apartment door. When we messaged and telephoned Davide, he did not immediately respond. We spent significant time in the apartment hallway, which was about 100 degrees, with all of our luggage clogging the area for other tenants, waiting for some response, and worrying that we would miss a scheduled sightseeing tour. Eventually Davide responded and remotely unlocked the apartment door. It was an unnecessarily stressful way to begin our visit to Rome. After that, we were able to come and go without trouble and the apartment met our needs. Better communication with the property manager would have ranked this apartment higher.
