Layout: First Floor: Entry, fully equipped gourmet Kitchen, with granite counter tops, new appliances, and ocean views; open Dining Area with seating for 10, and access to spacious three season covered screen Porch, overlooking a lovely landscape pond; Brightly lit Living Room with water views and access to outdoor Deck with ocean views; Study with Sleeper Sofa; Spacious Master Bedroom with King Bed and ensuite Bath with walk in tiled Shower; Guest Half Bath; Laundry Closet. Second Floor: Spacious second Master Bedroom with King Bed and private Bath which is situated between the master bedroom and Hallways with closures between both areas, so may be used exclusively by the occupants of the master bedroom or potentially by other occupants on the second floor. 2026 Weekly Rates WITHOUT required added Agency and VRBO Fees and the amounts reflected on Lease Agreement that you sign for parties of 8 or less: April 25 - June 13 $3500; June 13- June 27 $4300; June 27 - July 11 $5600; July 11 - August 15 $6200; August 15 - August 22 $5700; August 22 - September 5 $4400; September 5 - October 10 $4200; October 10 - January 13 $4000; January 13- April 25, 2027: inquire. Please note the Security Deposit is $1250. Please note if occupancy greater than 8 is permitted, an extra $200 per person per week for 9th and 10th guest may be added to the weekly rental rate. No more than 10 guests, including all children, are permitted. Accommodation for 3 vehicles Maximum. No parking on the lawn permitted. No use of the Deck Fire Table permitted. The basement is unavailable for guest use. Homeowner items, such as kayaks, are placed in defined storage areas and are not available for guest use. Check in at 4PM, Check out at 10AM. Garbage is to be brought to the development dumpster before or upon departure. Waterfront Amenities offered: shared pedestrian access to the shore.

Please note: The Security Deposit is $1250 and VRBO does not collect but instead places a collateral credit hold for this amount, to be released in the event no claims are made, therefore VRBO issues no security refund. Please contact them directly prior to booking if you need further clarity.

Please note: VRBO will generate the cost of your stay when you enter dates and number of occupants, this quote is accurate and has already been adjusted to add taxable administrative fees above the owner's rental rate. The amount you pay to VRBO includes added VRBO and agency administrative fees (the added amount the Agency charges to book this property through VRBO). These charges will NOT be reflected on your lease papers, as they are not part of the Lease Agreement between you and the homeowner. All bookings require a separate Lease Agreement and Lease Packet to be completed and signed by both parties within an Agency determined time frame after booking through VRBO/Homeaway to bind the reservation. There will be added transaction fees to book outside the Agency and through VRBO to cover their requirements, commission fees and payment processing fees. This will reflect a rate higher than listed elsewhere and these taxable amounts will not be considered part of the Lease Agreement between you and the Lessor, but are instead separate taxable administrative and service fees paid to the agency and VRBO, and will not be reflected in the lease agreement. The rental rate that is noted in the body of the property description is the actual amount that will be reflected in the lease agreement; this amount is without added fees. Please let us know if you need further clarification. Please do NOT initiate a request to book until we let you know we are ready, as it will either be declined, allowed to expire, or edited as a pre approved quote to reflect an impossibly high rate so that you will have to decline the quote. VRBO will penalize hosts who decline a booking request when the calendar shows the dates as open and also penalizes hosts who allow booking requests to expire, therefore we may simply exercise the option to edit the quote as noted so that you will have to decline the quote.
