3/4 of a mile from Rock Harbor (sunsets and “flats” for swimming and beach walking) you will find a fully renovated / modernized 3000+ sf rambling antique cape on an acre of landscaped yard (with two more acres of woods behind). Also on property is a heated pool and a newly constructed custom modern 1,000+ sf barn / poolhouse. The landscaping is meticulous as are the furnishings, kitchen equipment, etc. The house has 4 bedrooms (king, queen, two twins, three twins) plus two additional built in standard twin beds in the upstairs hall. The primary (king) and queen bedrooms are on the first floor. The bedrooms with all the twins (plus the hallway built in beds) are on the second floor. In each bedroom you will find quality mattresses, high end bed linens, chests of drawers and empty closets. Bath and beach/pool towels are included. In the house there are three full baths, two on the first floor (one ensuite to the master, one directly across from the queen room) and one on the second floor (which has a shower/bathtub and double trough sink), plus two outdoor showers (one concealed and off a side deck attached to the house and one by the pool). There are two large living spaces, one at either end of the house, a dining room, breakfast table, bar area, office, large deck with ample dining and lounge seating, a second deck with grill off the kitchen, A/C, washer / dryer, wine fridge. Additionally, the pool house has a dining table, lounge furniture, a large patio also with designer furnishings, 1/2 bath, partial kitchen including fridge drawers and ice maker, second washer and dryer, loft with 3 hanging chairs beanbags and a game/dining table. The well landscaped yard contains a play set and large, flat backyard ideal for family games of whiffle ball or late night glow in the dark hide and seek. The house boasts only one TV, as we think there are better things to do on the cape! You'll have access to a YouTube TV account and can access your favorite streaming apps. The property is available (and has been used) for product shoots. The property is NOT available for parties / events. It's a very special spot ;)

Impeccable and Beautiful Property and Stay

Beautiful and well appointed property in Orleans, comfortable and roomy for family of five. Our children (ages 13, 11 and 8) loved the large yard, deep pool, and space to spread out and relax, could comfortably accommodate a larger group than ours. Jill and PJ have put thoughtful touches throughout the house and property to make for a relaxing and luxurious Cape week! Would love to stay again and highly recommend. Jill is a communicative and gracious host. ⭐️ ⭐️ ⭐️ ⭐️ ⭐️

We had an amazing stay at this beautiful home. The on-line pictures do not do the property justice. Everything is bigger and more beautiful in real life. We have been vacationing on the Cape for many years, and this has by far been our best experience. The location is perfect (close to many different beach experiences) and tucked into a quiet neighborhood. We spent evenings at Rock Harbor Beach walking out at low-tide into the sunset. Days were spent at either Nausett Beach (majestic Atlantic) or Skaket Beach (swimmable water). All three of these beaches are less than a 5 minute drive from the house. Our favorite activity was a private sunset sailboat charter out of Wequassett Resort (20 minute drive). The home is beautifully appointed and has several '3rd spaces' where people can congregate or retreat from others. After a day spent on beaches, biking, or exploring, the pool and pool house were great for us to unwind. The kids had a space to hang out, while we made dinner. The owners are very responsive and have taken great care of this special place. HIGHLY RECOMMEND!!

The pictures do not do this place justice!. The landscaping alone, took my breath away! We never left! Cooked dinner every night, swam all day in the gigantic pool, lunch & snacks in the poolhouse, coffee in the swings and breakfast on the porch each morning. Sonos sound system throughtout, loft w swings & outdoor showers left us feeling content & relaxed. Jill & PJ have thought of everything and then some. Blessed to have found this home for our vacation. :) 3 adults/senior, 3 kids/preteens

Luxury in Orleans

We had an amazing family vacation at 202 Rock Harbor Road last week. We have been going to the Cape for 10+ years and this year we decided to rent a house with a pool, now that the children are older. It was the best decision! We went to the beach all day and the kids played in the pool all evening. We are close to many bayside beaches for sunset and of course, near Main St. for access to the supermarket and provisions. From the beautiful white aesthetic of the home to the pool house - which was invaluable - down to the Serena and Lily towels, all the well thought out details made for a relaxing and inspired summer vacation filled with many memories for our kids in the expansive backyard. Thank you Jill!

Charming Getaway On The Cape

I can't say enough wonderful things about our long-weekend stay on Jill's property. I felt like I stepped into a timelessly stylish Nancy Meyers movie with a touch of Ina Garten charm (no surprises, her Barefoot Contessa cookbook greeted us in the kitchen!). The home is spacious but outfitted with thoughtful decor details that keep things cozy: beautiful coastal-inspired artwork, soft jute rugs, colorful throw pillows and blankets draped right where you'd want them. We had a wonderful rainy-day brunch in the roomy dining room, as well as a couple movie nights in the gorgeous living room. We even enjoyed a delicious seafood boil on the outdoor deck! The grounds are gorgeous. From the immaculately trimmed hedges, to the handful of chic seating areas ready for morning coffees and Happy Hour toasts, everything has been thought of and considered in laying out this property. (The barn even had a refrigerated drawer with ice!) Truly, Jill has thought of everything to make this dreamy place one of the best home bases we could have ever asked for on the Cape.You can feel the happy memories everywhere, and my friends and I feel so lucky to have made our own lifelong memories there, too. Thank you, Jill, for a fabulous weekend at your beautiful home.

Amazing stay!

Jill’s house was beautiful and perfect for our family. The pool and pool house are particularly amazing and you feel like you are at a private 5 star hotel. The house itself is extremely well designed, with many designer touches, and no small detail was overlooked. Jill provided many useful tips and was very responsive to any question I had. Beaches are very close by, as is the Cape Cod Rail Trail. A perfect stay!

A magical space

This was the most wonderful vacation for our family - our daughter has never been happier between the heated pool, little playground in the backyard, and beautiful bay beaches that were actually warm enough for swimming in June. The house was impeccable and the owners were lovely and highly responsive.

Perfect Cape Getaway

Wonderful home in a great location. The home is impeccable and was perfect for our family. It's located centrally in Orleans and is close to beaches, activities, and town life. We purchased this antique cape, and have completely renovated and modernized the house with a designer's touch and no detail left untouched. With the addition of the new barn / pool house and pool, the house has become a resort unto itself and we enjoy long hours there with family and friends. We balance city time with beach and mountain excursions and look forward to sharing our home. We can't wait to give our renters all the inside scoop on the best places to go on the cape, as there are many when you know where to go!

Why they chose this property

Enjoy both bay beaches (great for young kids and beach walks) and Atlantic ocean beaches (great for teens and surfing waves) in Orleans. Orleans is the perfect cape town, big enough to have amenities you need (grocery store, pharmacy, etc), but peppered with the best mom and pops on the cape (the best yoga, the best facial, the best ice cream, best coffee shop, best burger joint, best gourmet wine and cheese store, best farm market, etc). We will certainly share our favorites!
