House rules and regulations 12508 Maverick Ct Tampa Florida 33626 - No more than three cars in the drive at any time - Quiet Hours 1030pm every night - No parties of any kind, if it is reported that a party is being held you will be evicted IAW VRBO rules and regulations. Neighbors will call the police and we will follow up. We are in good standings with our neighbors and expect that you will abide by the rules and regulations posted. -No Pet allowed unless otherwise authorized by Host in writing. A $250 Security deposit will be withheld and you will be required to leave the property forfeiting your payment if pets are kept on the PREMISES.
- Do not plug in your electric car. Our power grid and box does not support. There will be a $75 added charge if you plug into our house. You will also be charged for all repairs and the costs associated with an electrician to come out and inspect.

This home was absolutely perfect. We had an amazing vacation and loved everything about the house. Beautifully decorated, amazing pool and had everything we needed.Host was very pleasant and offered information on things to do in the area.
Beautiful property with an amazing kitchen and pool area! Some things are outdated like the tvs and the beds are not the most comfortable to sleep on. I will say communication with the owners was very easy.
Excellent property - well maintained and very comfortable for a family of 5. We enjoyed the open planned kitchen and dining area. The host was very responsive with our questions.
We had a wonderful stay! The pool and outdoor area was by far the favorite of our teenagers! The kitchen is fabulous, and we were able to all sit together for meals. The host was very quick to respond to any of our questions.

A wonderful place and quiet neighborhood. Great for a quiet getaway. The pool was a fantastic gathering place and the owners were easy to communicate with. Highly recommend.
Went to Tampa for golf. This property is close to the courses we wanted to play as a well as the airport and great restaurants. We also grilled on the back deck a couple nights. Highly recommend and hope to return.
Our family of 8 went for a week to the Tampa/Clearwater area for spring break. Communication before and throughout the stay with the host was fantastic and very appreciated. There were a few minor issues but were promptly taken care of or addressed. Very spacious house for a family and outside pool area was definitely our hangout spot! We didn't have any bad weather but had there been there are things inside to stay busy as well.
Michael and Dawn home is absolutely beautiful!! It had everything we needed and more. We enjoyed every minute of our stay! They were in touch with us at all times. Highly recommend. We will be back in the future. Thanks again for providing such a beautiful place to stay.
Our stay at this home was amazing! From the beautiful spacious layout to the game room and the pool this was the perfect vacation home for my family. The location is very close to groceries, a super fun flea market, Tampa Bay Downs, and beautiful beaches. The communication from the host was quick and any minor problems were corrected immediately. We would definitely stay at this home again!

This is an older house that is well maintained. The deck and pool area is screened in, which helps keep the pool clean and the bugs out. There is a large kitchen and dining room so cooking meals and dining in is no problem. The beds were all comfortable. The homes in the area are all on large lots.
The house was great except for a lot of stairs and not being able to lower the AC temperature to a more comfortable setting and limited towels and wash cloths and soap and bathroom tissues. Overall rating of 90 out of 100.
The salted water pool was nice for the kids. The kitchen had more than enough utensils. The location is great for sightseeing and the beaches. While the place itself was fine, we found several of the host's house rules to be overly restrictive. There were notes all around the house about doing this and not doing that. It took away the feeling of staying at a house. The Central AC was controlled by the host. We tried lowering it. Sometimes it worked, sometimes it did not. What threw us off was the requirement to wash and dry the towels and the linens. The check out time was 11 AM. We had to wake up really early to wash, dry and fold the linens and the towels. For the price tag, we were not expecting to do housework during the last day of the vacation.

Please read our reviews 5 stars across the board. This family had no respect for the property. Ruined a comforter, sheets because they did not follow the rules and eat it the kitchen as requested. They left cigarette butts outside on the patio, left wet bedding and towels everywhere. Left pizza and muffins in the oven. Left dirty dishes etc all over the house. They said they had to get up early to clean the property but left it a mess. Our cleaning crew has pictures to prove our point.
This family was very disrespectful to the property, Landlords beware.

Fell short
This property was definitely a whiff on my part. I was thinking solar heating would do the job and at least there is a spa… read the fine print that doesn’t mean hot tub. That part was on me, but the major issue with this house is it clearly wasn’t meant to be a rental and the owners have signs everywhere don’t touch this or do not do that. My children counted over 50 signs in this house it makes you feel like you are a little kid on a naughty list. With that said they monitored the heat and cool settings in this house and would text when upstairs and down did not match. Example: my older parents stayed downstairs and like it warmer and we sleep cool upstairs with kids. The messages about making the house the same setting was a little much. The grill also has warnings about cleaning but when we arrived we spent 35 minutes cleaning it, so much for the doom of facing a penalty or starting off on a good footing… what if we hadn’t used it and never checked!The deck is falling apart out back of the house with holes that you must be aware of. In the rec room, they have a pool table with one good pool cue and all of the air hockey table pucks are broken or busted. I also wish I had realized it was in a horse themed community, the smell of horse and other animals is not my thing. It’s unfortunate for us, as this house is large and relative to many cool locations, but WAY overpriced for what you get relative to other listings.

We are very sorry you felt this way. We have a 5-star rating because we take very good care of our property and communicate with our guests throughout their stay. We reached out to you about the thermostats because you had one on heat and one on cool. I received alert messages letting me know you had them set wrong. We then notified you and never told you, you could not adjust the temperatures. In fact, the exact opposite was explained. We told you to ensure that you have both HVAC units set to either heat or cool.
As for the deck thank you for bringing it to our attention. I will have someone out there to repair it immediately. If it was a hazard, you should have let us know, we would have set maintenance out right away.
As for the SPA, not a hot tub as explained in our listing. IT IS A SPA and is solar heated only. It is cooler in the winter months, specifically, Dec-Feb. We make sure that it is listed in multiple locations throughout our listing so there are no unexpected surprises and guests are not misled.
As for the grill issue my cleaning crew always cleans the grill and sends me pictures of it after every cleaning. The stay before yours was no different. Again, if you would have got in touch with us, I would have sent our cleaning crew back to clean it as they are responsible if it was left dirty.
The Tuscany Pool home oasis is not a horse property. We live in an equestrian neighbor hood where horses are allowed. This provides us with extra large lots and lots of privacy for our guests. Something you cannot find in the Tampa area.
Your cost per guest to stay at our property was very. We are very sorry you felt as though it was overpriced for a 5 bedroom, 3 bath home on 1.5 acres on a cul-de-sac.
I am very sorry for your inconveniences. In the future if you have issues with a VRBO property, please reach out to your host so they can have a chance to address your concerns.

Retired USA Chief Warrant Officer Special Forces I retired from the Army after 29yrs of active duty service to this great nation. McDill afb is a short drive from Twin Branch Acres (TBA). There are a few service members in the neighborhood.
Why they chose this property
It is one of a kind home in the heart of Tampa yet secluded like you could never imagine. I was attracted to TBA because of the area and the lot sizes. Every house sites on at least an acre and many have horses and other animals. Something you cannot find anywhere else in Tampa. Location, location, location.
What makes this property unique
Horse Property with riding trail heads, just feet off the property. Oneway in and out neighborhood. Home sits on a cul-de-sac. Quiet, safe and lots of area to roam. Close to everything.
