A cosy self-contained stone cottage on the south-facing slope of a peaceful green valley below Cefn Llwydallt. We're 1000 feet up and the views are brilliant! The Barn Annexe has a remote and "get away from it all" feeling, but is just three miles from the main A470 road, and a short drive from Hay-on-Wye, Brecon, Builth Wells, and the Brecon Beacons National Park.
The Barn Annexe is perfect for a self-catering stay. Private parking for one or two cars is right by the front door. Downstairs is open plan, with spacious kitchen, dining and lounge areas, and a toilet; upstairs there are two bedrooms and a bathroom with shower and toilet. There's wifi throughout, a picnic table outside, and a grassy lawn leading down to a stream. Have a wander: you are welcome. And there are great walks, literally from the front door!
More information • Recently converted from a former double garage, the Barn Annexe is roomy, smart, clean and comfortable. And deliberately uncluttered, but with all the essentials for a comfy stay. • The front door looks out onto green fields with a great view up the beautiful Sgethwin valley. Above us is the common land of Cefn Llwydallt. To the south, Hay Bluff and the rest of the Brecon Beacons are our backdrop. • It's quiet! Fall asleep to the sounds of sheep and the breeze in the trees. • There are lots of fine walks, nearby or just a short drive away, along the River Wye and in the Black Mountains and the Brecon Beacons. • Night-time skies are dark (bring your telescope!) • It's a good place for bird watchers: crossbill, pipits, wheatear, kites, buzzards... • Sorry, but we can’t accept dogs (we have cats, and there are sheep nearby). • Please note that this is a rural location, with access via single-track roads and a track.
Interaction with guests The Barn where we (Jo and Dave) live is nearby, but not too close. We won’t be in your face! We'll do our best to help you enjoy your stay in our beautiful valley.

Fab property, not the easiest to get to but absolute heaven once you are there. Fantastic views!! The property is large and very clean with everything one could need.
This property was clean and tidy and well equipped. The location was beautiful, we had a very relaxing time and enjoyed seeing the wildlife. Directions to property were very good and easy to follow, it is a single track for the last bit. Would stay again.

The barn annexe is a delightful property set in a remote beautiful location. Everything you could possibly need is contained in this lovely building. A great place for a peaceful & relaxing break. Our hosts Dave & Jo were very informative and friendly. We would be very happy to revisit one day.

We are best friends who don’t see each other very often as we live quite a distance apart, so needed somewhere peaceful and away from any hustle and bustle to relax and unwind whilst catching up. We thoroughly enjoyed our stay here, exceptionally clean and more spacious than it looks from the outside! We had everything we could have wanted and the beds were super comfortable! Beautidul location, so peaceful and gave us a chance to really reset and enjoy the surrounding area. We would come back again no question. Thank you Dave and Jo!
We came to the annexe for our Christmas, arriving on Christmas Day. Dave & Jo were brilliant from start to finish. Nothing was too much trouble. The directions were clear but so helpful. We loved it so much, we will definitely be coming back.

What a great place. Much bigger than we thought, clean, well prepared, and awesome. In the country side where u get great views as well as peace and quiet. Highly recommended
The hosts are great and really make an effort with the communication pre-arrival. The Barn is lovely, spotlessly clean and well equipped and a great standard, the views from the barn are superb.We had a nice peaceful undisturbed break and enjoyed the local walking. The cottage is off the beaten track with fantastic views and walks from the door. It is spotless and very well equipped. The hosts were very friendly and helpful.
Beautiful spot. Lovely well appointed property with everything you may need carefully thought of and supplied... Including some delicious welcome treats!
We stayed here as a pit stop heading north and loved it... Instructions to get there were perfect and added to the sense of adventure.
Definitely the place to go if you want some peace and quiet.

The location was stunning. 1000 ft up with magnificent views. We had great weather so sitting outside and watching the birds who seemed to do special displays for us! The instructions on how to find the property were excellent (one tricky bit on the last leg which was to look out for a telegraph pole!). Almost equidistant between Builth Wells, Brecon and Hay-on-Way it was ideally located - great gallery at Erwood itself, definitely worth a visit. If you are a walker this is a wonderful place to stay.
The accommodation was spacious and satisfactorily equipped.
We loved the little extras the owners had put in the fridge and cupboards to help our stay to be easier.
Very comfortable beds and furniture plus it was very clean.
Definitely visit this property again.

The barn annexe is a spacious, comfortable option for anyone wanting to enjoy the peace and wonderful views across the valley. Dave and Jo were very generous hosts. We were walking the Wye Valley Way and they kindly offered to pick us up from the village to save a long walk up the hill. Would love to have had more time to enjoy this lovely cottage and think it would make a great base for anyone wanting to explore the region. I would definitely return if back in the area. Communication with the owners was also excellent and they are very thoughtful hosts. Highly recommend the Barn Annexe

My wife Jo and I love living in our beautiful Welsh valley, and we're so glad that our guests can also enjoy this wonderful part of the world along with us and our two cats. We live in a converted barn near the Barn Annexe. When we're not at home, we might be out walking or playing "jazz with Gypsy zing" in our musical group FiddleBop.
Why they chose this property
Nowadays, the Barn Annexe is a cosy self-contained stone cottage, which our guests love. But before Jo and I moved from Oxfordshire to this beautiful place in 2017, it was a rather dilapidated (and crowded!) double garage.
We decided to make it into a nice place for visitors. This took us over a year and involved a lot of hard work. We've tried to make the Barn Annexe as comfortable as possible for a self-catering stay. We think that it is just the sort of place we would enjoy staying in ourselves. :-)
It's roomy but cosy, traditional in style but with modern amenities. And while there is pretty much everything that you need for a comfortable stay, the place is deliberately uncluttered. Downstairs is open-plan, with kitchen, dining and lounge areas, and a toilet. Upstairs there are two bedrooms and a bathroom with shower and toilet. Outside, there is parking for one or two cars. You'll love it!
What makes this property unique
This is a peaceful and beautiful place, perfect for writing, painting, or musical inspiration. And for relaxing! There are lots of fine walks, starting at the front door or just a short drive away, including short walks along the River Wye, and longer and more challenging ones in the Black Mountains and rest of the Brecon Beacons. Night-time skies here are dark (bring your telescope!), also it's a good place for bird watchers: we've seen crossbill, pipits, wheatear, kites, buzzards...
Nearby are Hay-on-Wye ("the town of books"), atmospheric Brecon with its Cathedral and Jazz Festival, Builth Wells for the Royal Welsh Agricultural Showground, and quaint Talgarth ("the jewel of the Black Mountains"). And the wonderful Brecon Beacons National Park!
