New HOA rules have made our condo complex available only for families with children 12 years or older.

World class fishing, Jack Nicklaus signature golfing and several incredible surf breaks, all very accessible. Our condo has a very well-appointed kitchen equipped with all of your cooking needs. very nice location

We had a great time in our condo in Punta de Mita. We chose it for it's proximity to family, who live close by, and were nicely surprised by how nice and large it was. Pool area is quite nice.

Great Surf Location

Stayed here with our teens, the location is ideal for surfing. Annibal and Frank were great with communication. We really enjoyed our holiday at El Farito!

Location was perfect

We stayed a week, great little street tacos around the corner or fancy places your choice. Sit on the deck and watch the surf and go jump in. Family friendly area, quiet place (not a party) it was what we wanted. Crib nights with a sunset and a cold beer.

Relaxing stay!

Everything thing was as pictured in the photos. Condo had everything we needed. It was very nice to have all the soaps and paper products. The grounds were well cared for and the pool/ hot robe was wonderful. 14 days just was not long enough. Thanks for the us of your home.

This was a fantastic place. We came here primarily to surf and loved the location for its ability to look out the window at the stinky break and easily access a few other breaks locally. There was surf board storage, beach towels and umbrella provided. Hot tub and pool were awesome. Great porch. Washer dryer full kitchen. Loved being right on the beach. You’re walking distance to all the local restaurants. Only small negative was occasional smell from local treatment plant but it was infrequent and not a problem. All folks in complex super nice. We will be coming back

Great find!

My husband and I stayed in Punta Mita for the first time, and were so happy to have found this condo. Huge, beautiful condo, large deck, great view, and right on the beach. Fun to watch the surfers. Lovely pool. We normally stay in Bucerias, which is very busy and noisy. This condo was so quiet! Just the sound of the waves. We slept great each night. Very short walking distance to restaurants and shops for food. Our hosts and the property manager were all easy to communicate with. We even had the pleasure of meeting the owners of the condo we stayed in. We look forward to staying her again one day!

Perfect Location

We just spent a month in Punta de Mita, and in this great condo. From the beginning of the booking to the end communication with Frank and the Anibal was easy and fast. The condo is in a beautiful building. Only 12 units, a very nice pool and hot tub and steps to the beach. You can walk everywhere, to delicious restaurants, shops and grocery stores. The neighborhood is safe, fun and very friendly. The condo is very large and exactly as described and pictured. It has everything you need for a great vacation., cooking dinner at home and listening to the waves at night. Punta de Mita is peaceful, relaxing and simple. This condo will help you enjoy life. Go before it gets too discovered. We will be back. Thank you Frank and Anibal!

The perfect spot for a surf trip to Punta Mita

In short, the condo was great and in a really good location- great for anyone visiting the area. But since I was staying here for a surf trip, I'm going to review it with that in mind. This is a perfect place for a surf trip. Right out the back deck you can see the Stinky's break, and know exactly whats going on with the surf/crowds. You can go from kitchen to line up in about 10 minutes. A 7 minute walk away is the Anclote break, which is superb. Other well know breaks are within a 10 minute drive. There is a secure rack to keep your board(s) and access to the beach is all via gates with key codes, so no key needed. Beyond that, the condo is well appointed, has a pool, a really nice and helpful property manager and is about a five minute walk away from "downtown". It's really great. I'll be back for sure.

Not as described

Stinky lived up to it's name, it's next to sewage plant. No internet in bedrooms, tried multiple devices. Pool out of service. Cups had lipstick. Kitchen utensils dirty. 2nd bedroom A/C did not blow cold air. Repaired for 1 hour then did not work again. The biggie, instant hot water heater although reset upon arrival did not work entire weeklong stay. We had room temperature showers entire stay. Neighboring dog barked at night anytime was a passerby. If you enjoy being awoken all night long, this is the place for you.

El Farito #3

Great location if you’re looking for a genuine Mexican coastal town not overrun with tourists. Condo was comfortable with everything we needed. Mellow surf break right out the door. Nice, clean pool steps from the beach. A/C was weak in the 2 bedrooms, but owner and manager assured us they were solving the problem. Overall a good value and pleasant place for a surf trip.

Better then expected

This property and location were so much better than we expected. The size was perfect for our family of 3 (then 4 when my older son decided to come for the last night). It was so close to all the shops and yummy restaurants and felt very safe. Would absolutely love to stay here again.

Enjoyable stay

We really enjoyed our week at Emiliano Zapata. The owner, Frank as well as his property manager, Anibal were great to deal with. Very prompt replies to any questions we had. A very large apartment, with a fabulous view of Banderas Bay, and the small surf break out front. Everything in the apartment and complex were well maintained and clean, and the apartment is well equipped in the kitchen and laundry, and lots of beach towels. The only negative was the smell from the nearby water treatment plant, which would waft by from time to time. Otherwise, a wonderful stay. Thank you, Mary and Rick

Great Family Holiday

Love this property. Clean, spacious and incredible view. Very convenient check in and quick communication. Having convenient access to the beach where you can surf was such an amazing feature. The beach is is one of our favorites. It is long and relatively flat making walking enjoyable. Will definately be returning!!

Entrance to residence is at street level for easy access, as well as handicap accessable. The balcony overlooking the pool is on the third level for privacy and beautiful views of the beach. The Guest Bedroom has both a Queen and Twin bed to allow for different combinations of guests.
