• Layout: This is a 2 bed / 1 bath ground-level of a duplex with a private entrance.

• Location: Just 2 houses from the harbor and 2-min walk to beach and Newport Pier.

• Occupancy: Max 5 guests (including children).

• Noise: We are in a quiet zone—no loud parties/events. Quiet hours 10PM–10AM.

• Views: Harbor/Boating Marina is 100` away & beach view from the front of the house.

• Parking: The 2 car garage is a shared space & one side is reserved for your vehicle.

• EV Charging: Free use of a Level 2 Fast EV charging station with universal adapter.

• Laundry: Washer/Dryer located in the garage for your use.

• Store: Convenience store located at the end of the street.

• Activities: Bike/watersport rentals at the end of the street.

• Farmers Market: At the Newport Pier every Sunday.

• Footsteps: Occasional footsteps may be heard from the upstairs (normal for a duplex).

• Security & Privacy: For your safety, exterior areas / garage are equipped with security cameras. The front door features a smart intercom for guest use (non-recording). No cameras are inside the private living areas.

* Primary booking contact needs to be a minimum of 25 years of age.

* The city of Newport gives citations for noise complaints. Our neighbors are in very close proximity and even loud talking outside can be heard by the adjacent houses. Please keep noise to a minimum and our `zero noise` starts at 10 pm so if you are on the outdoor patio, please speak softly or retire indoors.

* Please turn down any music or TV audio to a reasonable level after 10 pm out of respect for the upstairs guests (we ask the same of them for you).

* No smoking is allowed on the property. Vaping is only allowed in the outdoor patio, but not inside the house.

* No more than 5 guests are allowed which includes infants/children
