We loved our stay at Richard's Villa 1. Everything was just as advertised. This is the perfect unit for two couples, as there are two beautiful, large master suites. The kitchen is very well equipped and we were able to cook many meals at "home." The lanai is wonderful for reading in the morning or for eating dinner while watching the sunset. Richard was extremely helpful and communicative. We had Hurricane Lala blow through during our stay and he helped us prepare, keep safe, as well as suggested alternate activities on the island. Our trip was wonderful and Villa 1 is a dream.

We stayed in Villa One for the second time, this time for four weeks in June and July 2026. Everything was as good as we remembered it from three years ago.The two matching bedrooms with en suite baths were greatly appreciated by both couples staying in the unit. The living area and kitchen were both well stocked with everything we needed for a comfortable stay including a separate wet bar. The large lanai facing the golf course was a highlight, allowing us to enjoy ocean views and spectacular sunsets every day. The. community where the villa is located has a beautiful pool and well equipped gym and other amenities. The Villa is an easy walk from shopping and dining in Waikoloa and the beach. Our host Richard was extremely helpful in providing us information about the house and the surrounding area.We hope to return to Waikoloa and certainly want to stay at Villa One again.

Absolutely stunning location at the Waikoloa Beach Resort. This has to be one of the best locations on the island if you’re looking for a beautiful home within walking distance of both the Hilton and Marriott resorts. The house itself is plush, modern, and luxurious, with a massive porch overlooking the golf course. It has every modern convenience you could imagine, and the home is incredibly comfortable and well appointed. Richard was an incredibly hospitable and fantastic host. Every morning, we would wake up, have breakfast and tea on the porch, and then walk over to the resorts to swim in the ocean and pools and enjoy the day. We didn’t even need a rental car for most of the trip because so much was within walking distance. When we wanted to venture farther or got tired, we could easily call an Uber. We did rent a car for one day to visit Volcanoes National Park, and it was amazing to get out and see more of the island. If you’re looking for an incredible home in one of the best locations, close to the resorts, beaches, restaurants, and everything Waikoloa has to offer, look no further. We absolutely loved our stay and will definitely be coming back!

The property was as advertised, beautiful sunsets with a partial ocean view, spacious interior, wonderful lanai sitting areas, in a quiet community. The kitchen is generously supplied with dishes, silverware, cookware, and a cabinet full of oils and spices for our use. The host not only has clear communication about the use of the villa but also let us know about the eruption of Kiluea and how to watch it on YouTube. We thoroughly enjoyed our stay and would love to rent it in the future.

This is a beautiful property in a a lovely spacious setting with golf and further ocean views. The home is comfortable and very well stocked for everything needed for an island type vacation. This was our second stay here and highly recommend.

From the beginning, Richard was wonderful to work with. He was extremely responsive, provided complete information, and was always so helpful. He shared great restaurant and sightseeing recommendations and, most importantly, kept in close contact with us as the hurricane approached. His communication was thorough, timely, and reassuring, with plenty of helpful local information.We also regularly turned to what we affectionately called “Richard’s Almanac” — a thoughtfully put-together binder containing everything you could possibly need to know about the condo and the surrounding area. It was such a thoughtful and useful touch!The condo itself is exceptionally comfortable, spacious, and beautifully decorated. The fully equipped and incredibly well-stocked kitchen — honestly, the best I’ve ever seen in a rental — has top-notch appliances and everything you could need. We spent a lot of time on the spacious lanai, enjoying slow, peaceful mornings, beautiful sunsets, and even falling asleep while watching the moon and stars appear.The location is wonderful as well, with easy access to trails and the bay.We also greatly appreciated Richard allowing us to access the condo earlier than the official check-in time. Being able to settle in early was such a welcome bonus.We can’t wait for our next visit! One week at Richard’s condo was definitely not long enough. We’re already looking forward to returning — and staying much longer next time!

The villa was truly luxurious, best of any of our stays with a super equipped kitchen, bathrooms, and outdoor gear. The lanai was large enough for us to spread out and comfortably enjoy the morning and evening air. Location was terrific, and our host, Richard, quickly responded with answers and suggestions for us. Our stay at Richard's place was fantastic!! It was clean, nicely decorated, it has a very nice kitchen with a well stocked spice cabinet and starter supplies for cooking. The lanai was so nice with 2 tables for dining and a really comfortable lounge chair that was perfect for an afternoon nap. Beds were very comfortable with lovely sheets, none of those horrible microfiber sheets! Richard's communication was fantastic. From the time of booking to our check out, he was available for questions. He offered us some timely information about a local concert if we were interested. We also appreciated his concern for our safety and he informed us on some concerning tide warnings.Richard has a notebook that walks through how to operate everything in his condo. Included in the notebook he also has a great guide for the island with many ideas and places to go. With a little assistance from Google you will have plenty to do and explore if that is how you choose to spend your time. Check out instructions were clear and concise. We loved it here and will definitely choose to stay again when our travel plans bring us back to the big island of Hawaii!!

Just perfect

This property was just perfect. It was stocked with just about everything…..paper towels, toilet paper, dishwasher detergent, toiletries, spices, oils and awesome beach gear! The owner Richard was the best VRBO host we have ever rented from. Would definitely stay here again! Great location and gorgeous surroundings. Beds were so comfortable and we loved that the master suites were separated for privacy from our teenager.

Villa 1 Delivers

Villa 1 and their hosts were exceptional. A great location on the Big Island, close to many beautiful beaches and tons of island activities. Loved the two large master bedrooms and bathrooms, great room and chief's kitchen. 10/10, hope to be back soon.

Lovely Place with a Great Location

This condo was beautiful and equipped with everything we needed for a spectacular Hawaiian vacation. Hawaii Vacation

This condo looked great in the online pictures and was even better in person! We thoroughly enjoyed our stay here. The location was within easy walking distance to restaurants, pool, beach and shops. Would highly recommend this place to anyone planning a visit to the Big Island.
