Patrician Shores Winnipesaukee water access split level home within walking distance to the Patrician Shores Association beach and tennis court. 4 bedrooms, 2 bath home with an open concept living room, dining room and kitchen. Large deck right off the kitchen/dining with patio furniture and a charcoal grill. 2 bedrooms on the main level and 2 bedrooms on the lower level with a family room (futon turns into full bed) . A/C window units in upstairs bedrooms and one for living room/ kitchen. Wireless internet, cable tv and Foosball table. W/D. Do not use woodstove fireplace. A dog is allowed with owner approval and pet fee of $150 per pet. Please ask about bringing your dog at the time of booking.

**Please note: docks shown in the beach pictures are not available for guest use**

If you would like to rent linens, the fee for this property is $90 for sheets and $12 per person for towels. If you would like to have the beds made for you, the fee is $8 per bed.

Great location and fantastic private beach

Disappointing Stay: Filthy Conditions, Safety Hazards, and Uncomf

Rating Details: The property manager was more than helpful. The vacation rental was very dirty. I was happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Our recent stay at this vacation rental was extremely disappointing. The property was in a deplorable state: the cleanliness was lacking, with mold present on the grill, and the air quality was so poor that it made us all sick. The beds were incredibly uncomfortable; they were so bad that my husband had to bring in a futon mattress for some relief. To make matters worse, he ended up falling down the stairs, one bed is broken beds and. The reclining sofa was almost impossible to adjust without force, and we all suffered from duck itch during our stay. Overall, this rental was far below acceptable standards and did not provide a safe or comfortable experience. I would not recommend staying here.

It was close to everything! Golf and hiking were close as well. House was spacious and well stocked. It was clean and a short walk to the beach. Internet was very spotty, but heard it was the area. We were comfortable and very happy with At The Lake Rentals. Only negative was ant problem...guessing it was the woodsy location. Owners were aware and did try to remedy. Overall it was a great month! Thanks so much!!

Overall, I recommend this vacation rental. Reviewer Comments: This house is fantastic – it has two levels of living with each level having its own full bathroom so you’re never on top of one another. Very large eat in kitchen and the dining room table as well as a very large deck of tables chairs outside so you can eat out there if you would like. It is very clean and well-maintained (other than the mattresses)My only negative thing to say about this house is the beds are all really worn out and need to be replaced.

Lake house rental

Overall, I recommend this vacation rental. Reviewer Comments: Every bed (flouting not included) were extremely uncomfortable, felt like sleeping on a board on the floor. The back upstairs bedroom had a severe problem with flying bugs no matter how often we sprayed, including around the AC. Ice maker did not work at all.
