LIVING & DINING AREAS: The living and dining area features a large sectional sofa, a streaming TV, and a dining table with seating for six. French doors open to the front patio, creating a bright and inviting indoor-outdoor living space.
BEDROOMS: - Bedroom 1: King bed, smart TV, ceiling fan, and en-suite bathroom - Bedroom 2: Queen bed, smart TV, ceiling fan, and en-suite bathroom
BATHROOMS: - Bathroom 1: En-suite bathroom with tub/shower combo - Bathroom 2: En-suite bathroom with tub/shower combo
OUTDOOR SPACES: The front patio features a table with seating, a propane gas BBQ grill, and beach views, offering a great space to relax and enjoy the coastal setting.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes all major and small appliances. A breakfast bar with seating for two provides additional dining space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared laundry facilities are located in the garage and are available for guest use. Guests must provide their own laundry supplies.
Parking: One parking space is provided in the shared double garage, suitable for small to mid-size vehicles and accessed via the rear alley. Parking behind the garage is not permitted. Additional neighborhood parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Everything was wonderful. Such as the location, and the shops and restaurants, etc.. Warning the parking is a but tricky for those of us who drive trucks. If you have a small car the garage is great. The reason why I did not give this stay 5 stars is because the beds are not that great.

What a beautiful place to stay!
What a beautiful place to stay! My family felt right at home here 😊 We took beach walks and cruised the shops, left the doors open and relaxed watching tv, or enjoyed a glass of wine on the patio. It was a lovely escape and I'd go back in a heartbeat.

Great Newport Beach Rental in a Convenient Location
My wife, daughter and I had a wonderful stay at this beautiful condo in Newport Beach. The unit is nicely furnished, the beds are comfortable, and the location is awesome. The beach is just a block away and the Newport Pier is a within easy walking distance. The garage parking space.is nice so we didn't have to search for street parking. We hope to be back soon.
Location Location Location!This great little condo is a great location! You can take a less than 5 minute walk and you are at the beach. Several eating spots too! The company who manages this property is on top of it! Great communication! Plenty of space for your family! There are some updates that could be made to the furniture in the living room but other than that, this is a great place! We will definetly choose this place again!

This is a great place, comfortable, and walking distance to the beach, Newport pier, and the grocery store. The loud traffic and construction across the street were the only drawbacks, but it wouldn't stop me from returning! The minor issues I had with the dryer and TV were promptly corrected by Beachview Realty, which was greatly appreciated. Overall, a wonderful stay for me!

My 40 yr old daughter had surgery so we needed the downstairs apt but we heard the street noise. We needed the space for the lift chair and for the nurse.
The property managers were great!
The best part about this property is the location. You are literally steps away from the beach and can walk to several restaurants and attractions. There is even a grocery store a 5 minute walk away. The property was clean.This is not a nicely decorated or furnished property its pretty bare bones and has an older feel.When we checked in on the first day, we immediately discovered one of the toilets was not working. How a property can let this happen. We spent time on our first day trying to reach the management company and then having maintenance show up to fix the toilet.The blinds in the bedrooms are very poor, barely work, and let in a lot of light from the street. If you like a very dark room for sleeping it will be hard for you to sleep.The beds are very soft and squishy. I am used to sleeping on a firmer mattress. Not sure if the mattresses are just old or are meant to be that squishy with very little support.The garage situation is frustrating. The only way to open and close the garage is from INSIDE the garage. There is no outside keypad or remote clicker. This means you access the garage from a side entry door. You open the garage, take your car out, leave the car in the alley, get out of your car, go into the garage and close it, then go out through the side door. This is not convenient coming or going. Only a pretty small car can fit in the garage. Also, there was often a car parked in the alley which made it even harder to get in and out.

Great property for the price. Road noise was louder than described in the listing and there was no mention of the house next door being under construction, so construction noise is also present. Otherwise, very convenient location to beach, restaurants, and shops.
I gave it 5 stars. It did what was needed. I will list pro/con for future renters.

Did not have A/C and was fine for our October visit. I do wish there were a fan, like an attic fan to pull air through.
The place had some updates and was clean. Everything worked.
I call it a great value and would recommend at this price point.
The property was in a great location, a block up from the beach. We utilize that every day in made our way down to the beach with our kids. The house was clean and was a great fit for our family. A couple of things that were a little bit disappointing was that the beach towels that are provided were so small we ended up buying new beach towels that were normal large beach towels. The other thing is that they provide zero blankets in the house to just use as a cuddle blanket as you sit on the couch or out on the patio, we would have the door open and my kids would be cold and there were no blankets to cuddle up with on the couch. Otherwise great stay great location would definitely recommend.
This was a nice place to stay. To have a place to rinse off all beach things and sand was great. The garage, outside shower, washer, and dryer were amazing!! It would have been great to have access to a vacuum to help with the sand. The house was a bit stuffy and could use some fans to help with the lack of air movement. The first night the power was out for over 3 hours so it made sleeping difficult. The house is older and dated. The location is prime so just have to look past the little things. Walking distance to beach and restaurants was great.
