This was a really good place for our family. Two bedrooms and two bathrooms with an excellent location in Rome. The apartment is well maintained, quite basic as such but really functional and easy to stay in. Communication was clear and we had no issues during our stay.
It was great to have 2 bedrooms and a kitchen. It is true that the road noise is noticeable. But, overall, it worked for us.

The toilet had a horrible smell, almost unbearable at times. The shower grout could use a clean, but otherwise, it was decent. Definitely not what we’d call “elegant!”

Forza Roma
Good location..central to everything. More for max 5 adults rather than 6 I would say. Could have had more towels. But for the price location was very good.
Location is excellent. Much is in easy walking distance both things to see and places to eat. Owner was very helpful throughout the whole process. He was quick to respond to questions. He also was able to arrange for us to get to the property from the cruise port. The driver he arranged was cheaper than an Uber and it was very easy to communicate with him as well. Just need to be prepared to pay in Euros, not credit card, which property owner advised so we were prepared.
Loved the location, easy to walk to Colosseum etc, and short metro ride to Vatican. The restaurants nearby tended to be a bit touristy; our best dinner was in Trastavere, but local cafes and bakeries were fantastic.
Cleanliness in the unit left a bit to be desired; stains on the wall by the air conditioner.
The €5/day charge for a/c is in the rules, but down the list. Happy to pay it, but wish it was clearer in the amenities.
Beds comfortable, good kitchen and bathrooms. If I would add one thing, it needs a coffee maker.
Apartment numbers may be hard to see on the wall, but there is a nice light above the door at night. The beds were large with firm mattresses. The shower in the master suite needs some attention around the doors, but overall, it was clean. Hot water takes a long time to heat up or reach the apartment. The AC unit is nice but makes noise. Tightening up the bolt that holds the unit to the wall may help. It is not the motor. The units could be serviced. It is a good location for the train and a few areas around. Rome is spread out, so pick the main areas you want to see and stay next to. We didn't mind walking, so the location was fine. We had an excellent breakfast a few mornings near St. Mary Maggiore.

Disliked: Cleanliness, amenities, property conditions & facilities, communication
I had a terrible experience at this apartment. The communication from the host was unclear. I had no idea how to get the keys, nor who would be present when I arrived. To make matters worse, when I arrived, I saw a man cleaning the apartment and taking out the trash—already a bad sign.
The apartment itself was shockingly old and far from the "elegant" description. The sheets were stained with what appeared to be bodily fluids, and the comforters had oil stains all over them. The smell was unbearable, like vomit. The bathroom was no better, with mold and a pungent, sewer-like odor.
When I contacted the host about these issues, he blamed the laundry service. I informed him that I couldn’t stay in such a disgusting environment and requested a refund. Initially, he refused but promised a cash refund the next morning and said he’d schedule a time to meet. However, he never showed up.
To make matters worse, he continued to message me, accusing me of taking the keys and leaving the door open—completely false claims. I left immediately because I couldn’t stay in such a place.
I would highly advise against booking this apartment. It was an unpleasant experience from start to finish, and the host was unprofessional and unhelpful.
