Surrounded by tall pines with treetop and Sierra Blanca views, this beautifully renovated three-level home combines casual mountain luxury with multiple indoor and outdoor gathering spaces, two private en suite retreats, two wood-burning fireplaces, expansive decks, a private hot tub, and a coffee station on every level.

Designed for up to eight guests, Sunsets & Lattes gives families and friends plenty of room to gather together while also offering separate spaces to spread out and relax.

MAIN LEVEL

The main level is the heart of the home, with an open great room, kitchen and dining area, two bedrooms, a full hall bathroom, and direct access to the expansive wraparound deck.

The great room features comfortable upscale furnishings, a Smart TV, mini-split heating and A/C, and a beautiful wood-burning stone fireplace for classic Ruidoso mountain ambiance.

The fully equipped kitchen features stainless steel electric appliances, granite countertops, generous preparation space, and a dedicated coffee station with a Keurig drip and K-Cup combination brewer.

The private year-round hot tub is tucked among the pines below the main-level deck and is accessed by stairs from the deck.

LOCATION

Sunsets & Lattes is located in a quiet Ruidoso residential neighborhood surrounded by tall ponderosa pines while remaining convenient to dining, shopping, recreation, and area attractions.

Midtown Ruidoso is approximately 7 minutes away, and Grindstone Lake is approximately 9 minutes from the home. Ski Run Road is also nearby, providing access toward Ski Apache and the surrounding mountain recreation areas.

Ruidoso is known for its abundant wildlife. Deer, elk, wild horses, and other wildlife are commonly seen throughout the area.

- Maximum occupancy: 8 guests
- Primary renter must be 25+ and remain at the property throughout the stay
- Signed Rental Agreement required prior to check-in
- Three-level home with stairs between levels
- Main guest entrance is one level above the parking area and requires exterior stairs
- Maximum parking: 4 vehicles
- Paved tandem parking only; no street parking
- Garage is not available for guest use
- No pets
- No smoking or vaping
- No parties or events
- Quiet hours: 10 PM - 8 AM
- Two wood-burning fireplaces
- Outdoor campfires and fire pits are prohibited at short-term rental properties in Ruidoso
- Exterior security cameras are present for safety and security; there are no interior cameras

TRAVEL & WEATHER

Mountain weather and road conditions can change quickly, particularly during winter. Guests are responsible for monitoring current conditions and traveling with an appropriately equipped vehicle.

Travel insurance is strongly recommended, particularly for holiday reservations, longer stays, and winter travel. Coverage may provide protection for qualifying circumstances that fall outside the property`s cancellation policy.

OCCUPANCY AND QUIET HOURS

- Maximum occupancy: 8 guests
- Maximum parking: 4 vehicles
- No parties, events, or unauthorized gatherings
- Quiet hours: 10:00 PM - 8:00 AM. Sound carries easily in the mountains, so please keep outdoor conversations, music, and other noise at a respectful level.

HOT TUB SAFETY

- Children must never be left unattended in or around the hot tub.
- No glass is permitted in or around the hot tub.
- Secure the hot tub cover after each use.
- Please observe quiet hours when using the hot tub in the evening.

PETS, SMOKING AND FIRE SAFETY

- No pets are permitted.
- No smoking or vaping inside the home, including marijuana.
- Outdoor smoking requires extreme caution and may be prohibited during fire restrictions. Never discard smoking materials anywhere on the property or from the decks.
- Outdoor campfires and fire pits are prohibited at short-term rental properties.
- The home has two wood-burning fireplaces. Never leave a fire unattended and fully extinguish fires before leaving the home or going to bed.

CARE OF THE HOME

- Children must be supervised on decks, stairs, balconies, and outdoor areas.
- Please keep food and colored beverages out of the bedrooms to help protect bedding, carpets, and furnishings.
- Please do not move furniture.
- Please use the wood-burning fireplaces, propane grill, hot tub, and other property amenities responsibly.

TRASH

- Keep all trash securely bagged and never leave trash outdoors.
- The Village of Ruidoso provides large beige public-use dumpsters throughout town and along residential streets.
- When leaving Sunsets & Lattes, beige dumpsters are available both to the left and farther down the street to the right.
- Please dispose of all household trash in a Village beige dumpster during your stay and before departure.

GUEST RENTAL AGREEMENT

These House Rules provide an overview of the requirements for your stay. A signed Guest Rental Agreement is required prior to check-in and contains the complete terms, conditions, House Rules, and property disclosures.

Significant or repeated violations may result in additional charges or termination of the stay without refund, as provided in the Guest Rental Agreement.
