Heidi's Mountain Retreat -Enjoy Fall Colors and new spa sauna room.
In the midst of a Southern California's Los Padres National Forest, and only 1 ½ hour drive north from Downtown Los Angeles, rests a private golf, tennis, hiking, mountain community with its small shops and restaurants. Within a short walk from the village center, golf course and club house is our house waiting for your group to get together. It snows typically December - March. Roads are well plowed & cindered but you have to be prepared with chains and/or 4WD vehicle. You may have to use our snow shovels at the house to clear doorways and pathways after a storm. Our side yards have a gentle slope and perfect for kids to sled. We offer 7 bedrooms and a loft. Two of the bedrooms are in a separate guest unit below the main house. The bunk room sleeps 4, kids' favorite. The house has vaulted ceilings, 3 fireplaces (2 in master bedrooms), 5 bathrooms one with infrared sauna that fits 4 people, (jetted tub off), beautiful large kitchen open to living/dining area, BBQ, huge deck overlooking the mountain view. Bring your family and friends and just enjoy your stay! The house is non-smoking. You may smoke outside and on the deck.
Here's a full description of the property: Entry is thru a foyer to an entry which opens up to the open kitchen on the right and living area w/ fireplace & dining area. The common space utilizes the “great-room” concept. Bedrooms & baths are along a hall to the left and below the great-room area downstairs. The living space opens up to a full house-length deck overlooking the back yard all the way to Apache Saddle Mountains in distance. This is a beautiful mountain view with its colorful sunsets. On the deck we have a table w/ seating. A staircase leads from the deck to the flat large back yard and the guest unit. There are 2 more entry doors to the deck from the house; from BR 3 & 5. BR 5 has a seating area. There is a very long picnic table, a kids' play house and swing in the back yard, and a propane BBQ grill in the side yard. In the front yard we have a small deck with a table & chairs for two, and a table w/ lawn chairs. Parking is on a mostly flat circular drive-way in front of the house for up to 8 cars. Additional parking is in the village. Bedroom 1: bunk bed & twin (2 twin & 1 double size) – Sleeps 4. Bedroom 2: queen bed ~ BR 1 & 2 share a full bath across hall with a tub-shower ~ Bedroom 3: queen bed & a twin daybed. - Sleeps 3. ~ own large bath with double sinks, tub and separate shower. **Fireplace. This room has a thick curtain to separate from the hall. Bedroom 4: queen bed – Sleeps 2. ~ Own bath with tub-shower ~ Bedroom 5: queen bed, twin pull-out sofa – Sleeps 3. **Fireplace. Loft above this bedroom: 2 twin beds + extra mattress & a double futon – Sleeps 5 + a toddler in a tiny sofa-bed. ~ own large bath with double sinks and separate shower. Small kids’ table set play area in the middle of the house in front of BR 3. Downstairs separate guest unit: Bedroom 6: queen size folding sofa - Sleeps 2. Bedroom 7: queen bed – Sleeps 2 (+ small child on a sofa). ~ BR 6 & 7 share ¾ bath with shower and kitchenette (w/ sink, mini fridge, microwave, toaster oven, dishes). Access is thru BR 6.
* Local TV & DVD player in living room and DVD in BR 6. Small TV w/ VCR in BR 4. We have lots of kids' movies.
+WiFi internet on our property and in the village. Verizon works in the whole area. Use WiFi calling on smart phones. +We offer bedding and linens included in your rental, but towels can be requested with a charge. Trash pick up can be requested as well with a nominal fee. -Price shown is for up to 16 people, after that a fee of $40/person/night is charged and approved on case by case basis. - NO WEDDINGS (unless the guest count is 30 or less and only for a day visit) and no kind of rowdy loud parties. Day visitors $10/person. Pets considered case by cases basis. - House is wheelchair accessible-request a ramp on front steps.
ACTIVITIES: Activities in Pine Mountain Club include the use of our club house: brand new outdoor swimming pool & jacuzzi open in the summer, golf course w/ driving range & putting green, rec. room w/ air hockey, ping pong, video & board games, etc, lounge to listen to music and have drinks & food and play pool, 2 tennis courts, yoga & tai chi classes. We provide 6 guest cards which is maximum number of guests plus kids at the pool at the time. Concerts, movies on the greens are back (see www.pinemountainclub.net for schedules). Golf & tennis are open. The clubhouse is a 10 minute walk or 2 minute drive from the house. There is horseback riding and jousting in Lockwood Valley (15 min drive) by American Jousting Alliance. And dirt biking (rentals, lessons, trails) in Gorman (30 min drive) by Gorman Motor Sports. Look up their websites. Six Flags Magic Mountain is 1hr drive (they have a separate amusement and water park).
Lampkin Park has a sand volleyball court, paved basketball court w/ lights, softball field, running track, nice new playground equipment and climbing wall, gazebo for sitting in the shade, open area for your own games, native plant garden, picnic tables and BBQ’s and restrooms.
There’s lots of hiking trails around; I provide info per request and it’s also in our info folder at the house. Two of the trails lead to a waterfall, another to pools you can dip in.
Ferns Lake is a peaceful place to walk around and see ducks or go fishing “catch & release only”. There’s no boats nor swimming allowed. Only small remote control boats are allowed.
The Village Center has shopping, cafes, post office, hair/nail salons, restaurants, gym, various festivals, Christian church. For big time shopping, there are Tejon Ranch Outlets off the I-5 just down the hill.
There’s Ridge Route museum, a beautiful new library and a skate park in Frazier Park. El Tejon Fort in Lebec is known for historic battles.

We had such a great time at this home during our week-long Thanksgiving stay. We were two families traveling together—with our dogs—and the house was absolutely perfect for all of us. The kitchen was spacious enough for everyone to cook, gather, and hang out without ever feeling crowded. There were plenty of bathrooms, which made getting ready a breeze, and the large backyard gave the girls tons of room to play.One of our favorite parts of the trip was the location. There’s a beautiful, unmarked trail along a stream just steps away—we walked it almost daily and even strolled to the nearby shops each morning for our lattes. If your idea of a vacation is staying far away from a car, this spot is ideal. Everything you need is truly walkable.The owner was extremely responsive and very easy to work with, making the whole rental process smooth from start to finish.We would absolutely stay here again!
We went to this property for a board retreat for a club I belong to. We were so impressed with how helpful Heidi was with all of us. I hope we get to come back again.

I'm glad to hear you enjoyed your stay!
To address the Jacuzzi tub issue; our two indoor jetted tubs are turned off due to the fact that the area is suffering from a severe drought. We have our own springs as a water source and they are replenished only thru rain and snow in this area. These tubs are very large and would take about 80 gallons of water each fill. If we had many of our up to 25 guests use them weekly; that consumption would be extremely damaging to our water reserves. We have made a choice to conserve and hope others will join in the efforts. This is noted in the listing online (you know before you book) and in the house info packet which everyone receives before their stay. So, it really shouldn't be a disappointment.
Quiet neighborhood. Quick walk to the general store. This home has two refrigerators and it was great for our 4 families. One of the bedrooms has a curtain ilo a door, something to consider adding. We had a good time.
We enjoyed this large home with our large family. It was great to have space for parents, grandparents, and kids - indoors and outdoors. Heidi clearly defined the rules of the home, and was responsive to our questions. Although there was no air conditioning, with the breeze and fans going, we were able to keep the rooms cool. PMC is a great community to visit.

What a marvellous place; the cutesey mountain town with shops, bakery, etc. And the house: wow! That is not a cabin but a mansion; Althogh luxury also appropriately rustic. Perfect for large groups with a "removed" stress free athmosphere.

Thanks! Yes, the house is big. We attract large and smaller groups of all kinds. It's fun and interesting to have such unique interest groups enjoy the same facilities. And the Pine Mountain Village Center sure has a nice & quiet athmosphere....but is very happening in the summer during all the various festivals.
Pine Mountain Village was a great location for our family. The house is spacious with plenty of beds. We especially liked the kitchen area and outside deck which gave us the option to eat indoors and outdoors. The kids loved the pool and the golf club house was very friendly. The owner was very helpful and communicated well. Some tips: Remember your towels and in the hot months, bring a fan as the house does not have AC.

Thanks for Alma for being a great guest. I just want to advice others that we do have fans in all rooms. They just weren't out yet since the weather turned from cool to warm overnight. Personal fans are still always welcome.
Great! There were definitely fine print things in the area that I ddnt see but it wasn’t the vrbo’s fault, I would just make sure to check everything in the listing. Heidi was great and worked with us to feel. On for table!
The house fit our large group nicely. It was in mid-July, so the days were in the low 80’s and the house got quite warm in the daytime. The house does not have AC. The nights cooled off and were beautiful.
We had an excellent stay at this property. The house has a ton of rooms and beds and was comfortable for our group of 10. It is not super fancy, but was just what we were looking for. Please note there are extra charges for towels and for not cleaning up at the end (ie putting away dishes, cleaning stove), but these are spelled out in the book with info on the coffee table. I would recommend taking Heidi’s advice on keeping food out of your car as our neighbor left their car unlocked and a bear got in and totaled the car. We also saw a bear on property one evening . The club had lots of events and a fun pool to hang out and fishing poles to borrow.

Enjoyable Visit with Needed Improvements
We gathered here for a college roommate reunion with our littles. The owner was kind and highly responsive. Unfortunately the concerns listed in previous reviews were evident in our stay as well. The state of the home including cleanliness and needed repairs made it challenging to find clean and safe spots for little ones to play. Additionally it should be noted there are only 5 private bedrooms. Overall we enjoyed our visit & time together. Knowing this could be a beautiful home, we’re hopeful this feedback improves the cleaning protocols and experience for the next group.

I have forwarded any complaints to my housekeeper who also serves 80% of the rentals in this area. They went and did a thorough cleaning. The only repair issue was a faucet knob (still functional but cracked) which took some time to arrive, and it was replaced already. We take care of everything as soon as it is possible at this rural area. Most our groups have kids and they have not found the house unsafe for them. This group was particularly picky and kept complaining about everything including insects to me and not taking into consideration that they came to an area surrounded by forest.
We led our young adult group from our church on a weekend retreat. The check-in process was easy and Heidi's place was better looking than the VRBO pictures implied. We enjoyed our weekend away, hiking, playing card/board games, making and eating lots of good food, and having good times of discussion around the Bible.
Our only critiques were the two empty propane tanks for the outdoor BBQ. We went to the general store to refill, but they were out of propane. Also, the second master suite's bed appeared to be unwashed, with hairs on the sheets and a slight odor. The downstairs apartment's bed also seemed to have been either untouched for quite awhile or unwashed. Last, the pictures on VRBO showed the bunk room with two full bunks, but that is no longer the case.
However, I'd return here with a large group in a heartbeat since the place really was quiet and peaceful, the large kitchen was great, and the community and weather was perfect. Thanks Heidi!

Our housekeeping crew strives for excellent service. They do wash all the sheets between guests on beds that were used (of course) and these sheets were so new, only washed once before, so not sure it the new material still had an odor to it. Hairs do fall off even housekeepers so it is possible.

Lots of room for big family or friend gatherings
This is a great big funky house that is great for large gatherings. There are tons of rooms and bathrooms, so nobody feels like they are on top of each other and the living spaces are big enough for everyone to eat and play together. Heidi is also a great host - very responsive and accommodating and she sends you lots of good info on the house and the surrounding area before you get there. What some of the other reviewers have said is all true - one bedroom (bizarrely) has only a curtain for a door, the carpets are really dirty, there aren't sheets on the beds when you get there and you have to search all over the house to try to find ones that fit the beds (this is no simple task - none of them match, most are super threadbare or rayon(?), and there are very few blankets to go around), and the internet connection goes out constantly - but this is a giant, funky cabin in the middle of the woods that can house a huge group at a great price, so who cares? None of those things took away from the fun of our trip and we would recommend the house to future renters who aren't super picky about these sorts of things. Thanks, Heidi!

Thanks for the otherwise good review but I'm disappointed that you didn't call me or our concierge when you realized you can't find the sheets in one of the bedrooms. They were in the closet per the house info you received. All the beds have almost brand new matching sheet sets; bought from Macy's 2 months ago: decent quality, micro fiber.
You may have pulled the various size extra sheets from the master closet. Those are indeed the older sheets and don't match. They are there just for emergencies if someone needs them and the shelf is labeled "extra sheets".
Extra blankets are in the closets as well and each bed already comes w/ a typical warm comforter. The house has central heat, so no one should be cold.
Regarding the carpets: we clean them 2-3 times yearly. Unfortunately, people don't respect our rule of no food & drinks in the bedrooms; which results in stains in the carpets. You were in the end of the cycle and go the brunt of it. The carpets were cleaned 10 days after your stay, and are clean again. The older complaints refer mostly to the carpets we ripped out 2 years ago from the great room and hallway as they had become unbearable due to food spillage and put in the nice wood laminate that's there now.
Regarding the internet. The cable we have can be spotty at times, dish is better, but if it gets covered by snow; it's out altogether. I hope people don't go to the mountains to be on their devices and let it bother them. You get your emails checked just fine, that's all I meant it for.

I thought this stay was wonderful until about two weeks later. Two weeks after our stay had ended, Heidi texted me saying we caused damage to the plumbing throughout the property, rendering it unusable. This claim (especially coming two weeks later) was outrageous, considering she said she had planned to stay at the house with her friends the same week we checked out.
She said she would hold our deposit until the plumbing was fixed and return the rest. One problem: she hadn't charged us a deposit. I told her there was no deposit taken and received no response. The next day she charged my credit card $1500 without so much as mentioning her plan to do this. I have escalated the issue to VRBO and am requesting a refund.

I’m not opportunistic; just taking care of my property after careless renters! I had a work emergency and I didn’t go to the cabin that week. Unfortunately, Charli doesn’t understand how VRBO works or handles situations like this. I did everything according to their policy since I’ve been a host for 8 years. I even called VRBO to extend the claim period but they couldn’t do that and told me to hold the $1500 until the cost is determined. I explained that to Charli.
She made a claim to VRBO the day I was going to refund her the difference and that delayed the refund process because now I had to wait for VRBO’s decision and it took a week. I was going to split the cost of the damage with her and only charge half. VRBO’s decision was I need to charge her all of it. Charli’s group flushed a bunch of cigarette butts into a toilet which ended up in the septic tank and they can float into the leach field and damage it for good. Also plumber found plastic in the drain line causing a blockage and therefore we found some of the cigarette butts coming out of the toilets and clean out.
