Some homes are just a place to sleep. The Boat House is the place your family will talk about for years.

Set directly on the river in Cape Coral's Cornwallis community, this custom 4-bedroom coastal home was designed for exactly the kind of stay VRBO travelers come here for — enough space for everyone, enough privacy for no one to feel crowded, and an outdoor setting that makes it nearly impossible to look at a screen.

The outdoor experience is the centerpiece. The heated saltwater pool and spa anchor a resort-style lanai complete with a large Tiki Bar and fully equipped outdoor kitchen. The river stretches out beyond, and if you time it right, you'll watch dolphins and manatees pass by from the dock while your morning coffee gets cold. The moonrise over the water is something guests mention in almost every review — plan to be on the dock for it.

The layout was built for groups. Four bedrooms. Four bathrooms. Three separate living areas. A bedroom suite with bunks and an ensuite bathroom perfect for kids. A king primary suite for the grandparents or couple who earned the upgrade. Two queen rooms for everyone in between. The open layout makes it easy to be together — the multiple living spaces make it easy to have a quiet moment when you need one.

The kitchen is ready for real cooking. Fully equipped for larger groups, with indoor dining and the outdoor kitchen and Tiki Bar for the nights you don't want to go inside at all.

The neighborhood is easy. Cornwallis is a waterfront community close to Cape Coral's restaurants, shopping, and boat launches. Your pre-arrival welcome guide includes local favorites curated by Michelle and updated by past guests.

A few things to know before you book:
The dock is available for river viewing — boat docking is not permitted
Heated pool available for $15/day (energy cost-based)
Pets welcome: up to two dogs, $150/stay, with advance agreement (vaccines and flea/tick treatment required)
Quiet hours after 10pm / before 8am — this is a residential community and the neighbors are wonderful
Parking: driveway fits 3 cars and garage fits one car; street parking overnight not permitted
No events or parties beyond the guest count

The Boathouse is just as pictured. The home is beautiful and well decorated. Enough room for 6 adults comfortably. The beds are very comfortable, and the bathrooms are all stocked with toiletries. We cooked every day, the kitchen will well stocked with spices and all the utensils and pots and pans. The coffee bar was very nice and well stocked which we enjoyed every morning. The outside area is what we came for, the Tiki area, the amazing outside cooking space, we played games at the table in the evening and pool and hot tub were phenomenal, and we enjoyed fishing off the dock with the fishing rods that were on the deck. It was so relaxing. The sunrises on the dock are a must, and we even seen dolphin right off the dock. Driving distance to many shops and restaurants. Michelle was very responsive to questions. No problems with check in and check out. Will definitely love to stay here again. Great Family trip in the books thank you for sharing your piece of paradise with us!

The Boathouse is the perfect vacation home to enjoy sun, fun and relaxation in beautiful sw Florida. The house has everything you could possibly need for a family vacation. Kitchen is fully stocked with with everything you need and the outdoor tiki kitchen area is amazing! Cooking breakfast outside on the flat grill is a must. We saw dolphins at the dock and caught a lot of fish right off the dock. Wonderful sunrise every morning, makes you never want to leave. The bedroom accommodations were perfect as well. Very comfortable beds in all rooms. The upstairs space was perfect for as well. Loved all the decor and attention to detail of the home. We would definitely stay again and highly recommend the Boathouse to anyone traveling to Cape Coral area.

Fantastic River Vacation

Lovely Home

Our group thoroughly enjoyed the Boathouse rental. There was plenty of space for us to hang out during the week. The kitchen was well stocked with amenities to cook meals including spices, oil, pots, pans and platters. The homeowner was extremely responsive in answering questions. Everything was as described.

Excellent Vacation Home

We've been renting homes from VRBO for years and this home is by far the best we've stayed in. The house was actually prettier and roomier than the pictures showed. The house was fully stocked with everything you could possibly need, I was sad to leave the kitchen. Communication with the owner was excellent, we couldn't have asked for more. Beds were super comfortable. There were games galore. View was spectacular. We would definitely recommend this home to anyone travelling to the area.....5 starts for sure!!!

The complete get-a-way

If you're looking for a get-a-way for the family you need look no further. This home is absolutely amazing and comes complete with everything a family would want. From a stocked kitchen with high end appliances, to a game room to keep the little and big kids entertained on cloudy days you'll never be looking for things to do. The pool and hot tub are amazing and waterfront location provides ample variety of fish for all anglers. We can't wait to go back and enjoy another vacation. On a side note, the owners even asked if we wanted a Christmas tree during our stay. They go above and beyond to make sure your experience is very special.

Amazing vacation in an amazing house

My family was visiting from abroad and the Cape Coral area was one of our destinations for our road trip. I am so glad we had booked this amazing house and could have stayed there for the whole vacation. Great amenities, great kitchen with everything you need for any meal and any occasion, great views, great pool just great everything. The whole family enjoyed the house. There’s enough space for everyone and everything is so well taken care of. It feels like a very cozy home. Michelle was very helpful with everything and check in, check out was so smooth. THE BEST HOME IN CAPE CORAL

Our family just completed a week stay. I can only say that this home has everything. The accommodations were comfortable, appealing, and complete. We found everything that we needed already in the home. The Smarts even bought a port-a-crib and high chair for us to use prior to our arrival to assure we were comfortable. The home that the Smarts have masterfully created is not done justice by the photos provided. Lots of space and perfect location. Our family of 8 were not cramped at all and enjoyed every minute of being there. We will definitely be returning to this home. Only because 5 stars was all I could give for our stay, absolutely perfect!!!!!

Perfect family home for a Thanksgiving gathering.

Not only is this a beautiful home in a great location, the owner's have anticipated every need for a family to stay and enjoy time together. Our grandchildren fully enjoyed the pool and fishing from the dock. Our children gathered in the front room daily to enjoy coffee while watching the morning sunrise. The outdoor patio setup was perfect for evening games and memory-sharing. The patio table near the pool was large enough for everyone (10) to sit outdoors for Thanksgiving dinner. The home has every kitchen tool, appliance and utensil we could imagine. It made our food prep extra fun. The bedrooms are large with comfy beds and high quality bedding. Beach towels were available, along with pool games and beach toys. The owner's really thought of everything. Thank you.

Awesome vacation home!

We had a group of 9 (4 adults, 5 kids) for our spring break week at this great house. The house was very clean, organized and had a great layout. Plenty of room for all of us. The girls LOVED the upstairs room. We all couldn't believe how well stocked the house was with everything we needed. The pool and hot tub were perfect, the large dock with adirondack chairs was where we spent a lot of time. We saw dolphins and manatee from the dock. The river was calm at certain points which made for nice kayaking. Cape Coral is not touristy at all which was nice for spring break week. There are plenty of great places to eat nearby. We drove to Fort Meyers for the beach and dinner a few times. We also spent 3 days on Sanibel and Captiva Islands at different beaches and restaurants. The house is about 30-50 minutes from gorgeous beaches depending on where you go but the drive there is nice so it doesn't seem long. Michelle was great at making sure we had everything we needed and answering questions. We had a perfect week and would highly recommend staying at this house!

Relaxation awaits

We just returned from a week's stay and had a fantastic experience. The house & view is stunning as soon as you open the front door. We thoroughly enjoyed waking to the beautiful sunrises over the river and the water views throughout the day. The house, patio and deck are accommodating for small & large groups alike with plenty of spaces & places to relax or play, depending on your mood. We love, love, love the Tiki Hut and swing seats. The kitchen is full stocked for the times you choose to stay in which we really appreciated it. It is by far the most equipped rental we have stayed at. The house is beautifully decorated and added to the experience. The colors are both relaxing and fun. Cape Coral is close enough to Fort Myers to get to a good beach when you want but we also enjoyed the less chaotic environment the town provides. There are plenty of restaurants, etc to choose from without the headache of Fort Myers. There is a very small beach in town, but I recommend making the drive to Sanibel or Fort Myers if you want to make a day of it. My son & husband enjoyed hours of fishing off of the pier as well as hired a private captain for a day. Both were great experiences. Overall, our first experience in Cape Coral and at the Boathouse was a great one and we look forward to returning!

Excellent vacation experience

We had a fabulous winter escape and spring break vacation at the Caloosahatchee. The home is beautiful, with everything you could possibly need for a weeks stay. The beds were really comfortable including two tempurpedic adjustable beds; a bonus for the travelers with sore backs! The kitchen has everything you could possible need, including spices, for your group's appointed chef's. The pool, hot tub, and tiki hut made for really fun swimming, games, and happy hour. Michelle responded immediately and resolved any hiccups we had. Our vacation was geared toward Spring Training which sadly didn't happen during our week due to the lock-out. Michelle offered a few family fun suggestions of things in the area to check out. We had a great week of sunshine, rest and relaxation, and family time. Wonderful Experience

First and foremost being away from home for a month in a new place can be a little stressful as you learn the nuances of "your" new home. This home is absolutely beautiful and perfect. The owners were so helpful, understanding, and willing to help in anyway they could. We have rented on Vrbo prior and places say they are fully stock but this place is fully stocked. They have everything you possibly need. I would 100% recommend this place and would return. It was everything we needed. Outside and inside were perfect and beautiful!

Amazing!

The Boat House is one of my favorite VRBO rentals. We celebrated my son's 11th birthday at the home. The home is beautifully decorated. Every little detail was well thought out. The kitchen is fully stocked with all of the essentials and then some. The beds and linens are so comfortable. The outdoor space was just as amazing as it was on the inside. Michelle was amazing and so helpful throughout our stay. I honestly loved this house and would recommend it to anyone.

What a great place to stay!

This was a beautiful house. We loved staying for the week. The Smarts supply so much to make your stay much more comfortable. Even though we stayed around the house for the most part, there are beaches nearby. We did go to Sanabel Beach one day.The heated pool and hot tub was a bonus. We couldn't have asked for a better house for the week.

We are very excited to share this beautiful home with those that need a little bit (or a lotta bit) of relaxation in their lives. We have been there! We both come from hectic work schedules of long days and busy travel. True happiness is when we bring our friends together and laugh until we can't breathe! And, especially, when we bring our family together of four generations and witness love at its purest and finest. This house does that for us and we hope it does the same for you!

Why they chose this property

Jeff and I both come from very fast paced lives and finally figured it out in Cape Coral! Pictures do not do justice for this water view. We walked into this house for the first time and made an instant offer. It felt like we were in Key West as we walked through the home and our love for the home grew when we went outside and saw the view (and witnessed a dolphin swim in front of us) ... well, it took our breath away. The view changes all day long. In the morning, the sunrise is second to none. At night the reflection from the sunset on the bridge was such a surprise and beautiful! We had never witnessed a moonrise -- look it up -- amazing and unforgettable. This home is spacious and well laid out. Get togethers still afford privacy and alone time for reading yet there's plenty of room for sitting together. We fell in love with this home and hope you do as well!

What makes this property unique

Upstairs has its own private sanctuary the family bedroom, ensuite master bathroom, living area and deck -- its perfect to create that balance of privacy and togetherness. Everybody leaves happy :)
