It is a great three bedroom - each room has a bathroom. As noted by others, the AC is located in the living room so you need to either leave your door or the windows open. If you leave the windows open - the street is loud.

Area was good however apartment was far from.luxury as described. Air conditioning is restricted to main room only and was leaking on arrival. One bedroom had no proper window. Wet cloths left under sink causing damp smell. Shower rail not connected in one room. Beds are small double size so wouldn't accommodate 2adults comfortably. Disappointed for price paid and will not be back or recommending

Overall, we had a good experience at this property. However, the reason for our two-star rating is due to a significant issue with one of the bathrooms. There was a strong sewage smell coming from the pipes, which made the bathroom unusable during our stay.The owner and cleaning staff were responsive when we raised the concern and offered to address the issue by pouring bleach down the drain. However, since we were traveling with small children, we were not comfortable with the use of bleach, especially given the strong bleach smell already present when we arrived. Additionally, this would have only been a temporary fix, lasting a few hours at most.We understand the house is older and located in a historic neighborhood where such issues can arise, particularly during hot summer months. That said, the other bathrooms were fine, suggesting this is a localized problem.If the owner does not plan to resolve this issue permanently, it might be best to close off that bathroom and advertise the property as a three-bedroom, two-bathroom rental to set the right expectations for future guests.

Historic Building, Occasional Quirks Our home sits in old Nice’s charming, centuries-old quarter. On very hot days, minor plumbing backflows could theoretically occur in this old 1742 building without warning. This is a rare byproduct of age and locale, not neglect. Immediate, Effective Remedy Offered When you reported the smell, we immediately proposed the industry-standard solution: pouring a mild bleach solution down the drain and then running water for a few minutes to wash it through. This simple procedure guarantees full odor clearance within minutes. Access Was Declined Our local manager, Madame Nora, arrived on site in ten minutes—well within the advertised 4–10 PM check-in window—and was prepared to apply and monitor the bleach flush. Unfortunately, you declined both the bleach treatment and our team’s entry to perform this quick fix. No Recurring Complaints in 15 Years In nearly 15 years and over 200 guest stays, no one else has reported this issue. All prior reviews confirm our bathrooms remain spotless and fully operational, even during peak summer heat. We remain committed to your comfort and to the authentic Nice experience. Should any future guest encounter this very rare plumbing quirk, we’ll continue to resolve it immediately—and we ask only for the opportunity to do so.

Great location but very hot

The location of the property in old Nice is incredible. You are close to beach, shopping, great food and transportation. That is the positives. The downside was the lack of air conditioning. There is one ac unit in the main sitting area only. The bedrooms do not have ac and the unit in the main room does not impact the temperature in the bedrooms. There were small desk fans in each room, but this did little to impact the temperature. One of the rooms could not even open a window for multiple reasons and this room was very hot. Several members of our group slept in the living room to actually sleep. The building is old and there seemed to be issues with the pipes as the drains in the bathrooms would start to smell regardless of use around 10am every day. All this said, the location allowed us to spend 90% of our waking time outside of the unit and we still had a great time exploring Nice and other local cities. Also….be prepared to hit a grocery store as the unit had no toilet tissue, paper towels and other connivances or common amenities typically provided in VRBOs.

Lovely appartment in old town Nice

We really enjoyed the apartment in the heart of old town Nice. Restaurants, shops, the beach, public transport: everything is at walking distance. Yet, the noise of the city stays outside once you're in the apartment. The apartment itself is spacious, comfortable and proper. It took a while for the airconditioner to lower the temperature, but we had extremely warm weather, even according to the locals. A special thank you goes to Madame Nora, the hostess. She is a very friendly lady, who gave us a very warm welcome. She responds quickly to your questions and is very flexible. We will definitely return to Nice, but probably not in July.

Great location for family trip!

Location was amazing. Old Town Nice is right outside your door and quick access to shopping, dining and the beach. Coming from California for first time in France. We had 4 adults and 3 teens and the layout worked for us. Felt very safe leaving kids early in morning to go out and explore and get coffee. Walked to tram for one ride to train station. Never needed a taxi. Boat trip to Monaco was fun day as well.

This place is all about location

Right in the heart of Vieux Nice, restaurants, shops, the market right outside the door and 1 minute to the beach make the location of this place amazing. The hosts were very friendly and quick to respond which was nice. We did have an issue with the drain in the shower which smelled awful. There was a jug of bleach in the bathroom which we were advised to pour down the drain to help so this clearly wasn’t the first time it happened. There was also garbage in the stairwell that had been there a while but I’m not sure the owners could do much about that. If you are looking for a big space to stay, (the bedrooms are great) close to everything this place does the trick if you don’t mind managing the odor issue.

nice

bel appartement mais nettement en dessous de ce qui est annoncé sur le sitE. Il s'agit en réalité de 3 kots pour étudiants regroupés . Les WC sont donc dans la chambre de même que la douche ce qui est très inconfortable. L'équipement cuisine est très insuffisant . La climatisation n'existe pas dans les chambres . Globalement néanmoins, très belle situation dans un très très beau quartier.

Lovely apartment and good facilities!

The apartment was great and just what we needed for our trip! The location was superb too, right next to all of the main restaurants and decent bars, 200m from the beach too! The cleaner Mrs Nora coordinated our arrival well and the place was in a goos state of cleanliness. Would recommend!

Location , Location

We are a mature couple from Melbourne Australia who for the past 7 years have spent 4 weeks per year touring Europe. On this occasion we took my son, wife and 3 young children on their first trip outside Australia The location and the security of this apartment was perfect - it is located in the middle of the old town so everything is just a few minutes walk - we felt very safe! The apartment was large, high ceilings, well maintained and ideal for 2 families who need their own space. The greeter was most helpful and patient since we were delayed in traffic and late in arrival. Parking was a bit of a problem but we found suitable car parking 10 minutes away. Would definately recommend to a friend or relative Tony

amezingly beatiful spacious apartment lovely place

After good and quick contact/reaction with the owner we were warmly welcomed. Old town is really bubbly Nice. Shops, supermarkets and restaurants just around the corner, beach steps away. But once inside, when your close the windows, you imagine yourself in absolute silence and connect the buzz outside. The builing has original features and charm, but with the comfort of today. For our family of 8 there was enough living space and 3 badrooms. Many historical buildings, monuments to admire and streetlife to enjoy after a dive in aqua bleu water. Our time here flew by and we definitely will come back!

The location could not be better

Very nicely appointed flat. It has a huge living room with high ceilings and three bedrooms, each with full bathroom facilities and luxury finishings. The location could not be better as the flat is in very close to all shops and restaurant and 2mins walk to the beach. We loved sitting out in a cafe for our morning croissant, heading straight to the beach for a refreshing swim; then enjoying the green expanse of the culee verte (a nearby newly created park feauturing landscaped fountains) and walking down to the station for a short trip to Monaco or Cannes, grabbing food on the numerous bistros along the way. The host was very nice, we asked for extra beach towels and our request was promptly satisfied.

Wonderful flat

We were a party of 3 couples and we were looking for a flat which could offer us 3 things: location, location, location. This requirement could not have been fulfilled any better! Normally we don't like commuting while we are on holiday, for instance to do basic stuff like going out for dinner and I can say that this flat avoids the issue outright. The flat is in a quiet little street just literally 2 mins walk from the beach and 1 mins from a very beautiful square featuring something like 30 restaurants! Just behind the apartments lies the new green espanse of the coulee vert...amazing! Inside I must say everything was spotless: first of all each room had its private bathroom - our was featuring a huge corner bathtub...I wish I had that at home... The living room is just amazing...it is huge! It features a kitchen bar, plenty of sofa space and a large table...the perfect place for relaxing and sip a drink after a day walking around in the sun! The building is an historical building from 1740s if I remember well and we've been told it was hosting some government functions at the time...you can see it also from the very high ceilings! I wish modern flats had those!! Apart of offering everything, including nightlife at your doorstep, it took us less than 20 minutes to go to the main train station to catch the train to Monaco, very convenient I must say. Not to speak of the airport, which is only 15 mins away by taxi (this is a big plus Nice has compared to many other holiday destination). I would not recommend the flat only to those looking for a countryside experience. W Nice! W la France!

The flat is situated in the center of the old part f town. Positiv: Everything in reach by foot (market, beaches, bars, port). But: Adress is a narrow filthy street, bars in neighbourhood cause noise in the night. Flat itself is in a very old house. The entry is completely ran down. Two bedrooms (spacious enough to feel well) each with showercorner/toilette. One bedroom (this one is not nice, window only to small backyard) with extra bath. The livingroom is really spacious and airy. The kitchencorner in there is ran down and partly filthy. The dishwasher worked at least. The vacuum cleaner did not. In general the flat looks like if it was planned nice and generously (wooden floor is really nice, shower and sinks in the bathrooms are ok), but it would need much more care by the owners to fulfill the expectations of a luxury app. Drawers fell off the moment we tried to open them. Cupboards, chairs, desks are all quite ran down. No views as the flat looks out to the narrow road. The service by the owner was neither very proffessional nor really friendly. We would not recommend this place.

Dear customer, I am sorry to hear you haven't enjoyed your stay in the Old Town although you were very happy when you left the property, especially because we have allowed for you to do a late check out at 8pm instead of the 11am initially agreed. You mentioned several times you were very happy. If you had explained you didn't like narrow streets and loud music, we wouldn't have recommended the Old Nice to you. This is the definition of an Old Town and we would not be able to change anything of it. It would not even be allowed the change it as it is a conservation area. The building were you stayed was built in the 18th century and everything is original and must be kept the way it looks. These features are considered very charming and beautiful not only by me, but also by all the people who love the Old Town. You are right in the Center of the Old Town, and the streets in the Old Town are all narrow as at the time it was built people didn't have cars. I would like to add that the appartment is brand new and was refurbished to very high standards, wooden floors, true marble in the 3 bathrooms. We would have liked you to signal anything damaged when you left the appartment. The views are over a street of the Old Town, which does not mean it does not have a view. Again I am sorry you were not informed properly about the Old Nice before you arrived as you should have probably stayed in a brand new building outside of town which better suits you.

Relaxing and beautiful holidays

We stayed in this apartment for Easter and it was the greatest holidays we had in years. We normally go in 4/5 star hotel so are used to good standards but we have 2 young kids and feel that rentals are better for us now. The owner included cot beds for free and our babies slept like at home. Having 3 bedrooms, we could have them sleeping in separate rooms so they would not wake up each other. The flat is very spacious, each room has its own bathroom, everything was very clean and comfortable. What i would like to highlight is also the fantastic location, you are right in the middle of the old Town, walking distance from hundreds of restaurants and shops. We had a week of sun and it was very warm, because of the low season also few people swimming and beach was not crowed. The water was warm, it felt like a the carabeans closer to home and with no jet lag! If you want to spend time in a spacious apartment, where you can cook While your kids play in the very big living room and then go for endless walk in the old Town and by the promenade des anglais or coulée verte (beautiful new fountains a few minutes walk from the property, walking to eat in a différent place every night this is for you. We are from 'London and do not like driving while we are on holidays, this was perfect for us!

Amazing flat, perfect location

The flat is situated in the old town in a very traditional building. It's very close to the sea, few meters only!! The area is very vibrant, markets, restaurants, bar and cafe... it's perfect! The flat is lovely, very spacious, nice kitchen and impressive bathroom. I definitely recommend this flat for stay in Nice.

Do NOT rent this appartement!!

We were a family of 6 adults and 3 children travelling together in Nice. We found this appartement in Nice which was large enough to accommodate all of us. At first the pictures, and title (Luxury designer flat) seemed inviting, but we quickly realized it was filthy and very run down. It is right above a night club so if you like to sleep at night, DO NOT RENT THIS!!! The matresses were extremely uncomfortable old smelly futons, the kichen was literally falling apart (we were 3 days without a functionning fawcet in the kitchen), shower tiles were falling off by themselves. We could compare with our friends who rented a very clean and well kept flat a few streets down where we were staying. Cecile, the owner, insulted us after we tried explaining how dirty and run down it was (since she lives far away, and has employees working for her). Very disappointed. :(

Modern and in a great location!

I was pleasantly surprised with the apartment's modern decor and cleanliness. The bedrooms were lovely and spacious. The location was extremely convenient - walking distance from the beach and the supermarket. The only downfall was that the bedrooms could get a bit hot at times so my partner and I had to sleep on one of the sofa beds in the living room one night with the windows open but this was still comfortable! Would highly recommend this apartment :)

Wonderful!

My girlfriend and I spent one month in this wonderful flat for a holiday vacation during the summer. From our first step in, we absolutely loved it! The flat is so bright and clean that we felt like it was our home. I really enjoyed the cosy living room with wooden floor and the bedroom with a very comfortable bed. The bathroom is very modern and it has a very relaxing bath tub. It is located just a stone's throw from the beach and the old town, so there is no need of transport because everywhere is within easy walking distance. If you are planning to experience more of "Cote d´Azur" the train station of Nice will allow you to travel to cities like Monaco, Cannes, Marseille... Cecile, the owner is a delight. We would like to thank her for made our stay, a perfect one. If the property is available do not hesitate... go for it! We definitely recommend it!
