This newly renovated guest suite offers quick access to I-70 and is less than 10 miles from downtown Denver. You’re just minutes from Olde Town Arvada, The Ridge on 38th, Tennyson, The Highlands, and Sloan’s Lake. Golden, Red Rocks, and ski resorts are also an easy drive away. The Olde Town Arvada Light Rail Station is just 2 miles away for easy city access. The space is perfect for couples, small groups, or families seeking a cozy and peaceful stay.

Enjoy the newly renovated space featuring warm Southwest-inspired design throughout. Relax in the bright sunroom with a large corner sofa, cozy gas fireplace, 55-inch OLED Smart TV, complimentary Wi-Fi, a spacious dining table, and large patio windows that fill the space with natural light.

The private lower-level master bedroom features a brand new king bed with a plush Casper Hybrid mattress, a walk-in closet, mounted 50-inch Smart TV, and a sound machine to help you unwind after a day of exploring Colorado.

Just outside the bedroom, the adjoining lounge and sleeping area includes a twin daybed with a pull-out trundle that converts into two comfortable twin beds. Both mattresses include foam toppers for added comfort and can be positioned side-by-side to create a larger sleeping space. The suite comfortably accommodates up to four guests, and a portable crib is available upon request for families traveling with a baby.

The newly renovated laundry room has been thoughtfully transformed into a functional kitchenette, stocked with everything you need for a comfortable stay. Start your morning with our brand new dual-function coffee maker, which brews either a full pot or a single-serve K-Cup, along with an electric kettle and a selection of teas. The kitchenette also features a versatile 10-in-1 air fryer toaster oven, perfect for baking, roasting, toasting, reheating, broiling, air frying, and preparing quick meals during your stay. You’ll also find a microwave, mini refrigerator, Brita water filter, basic seasonings, disposable plates, bowls, cups, utensils, wine glasses, whiskey glasses, and other essentials for light meals and snacks. A private washer and dryer are also available, making extended stays even more convenient.

Guests have access to a spacious private outdoor retreat featuring a large patio, comfortable lounge seating, an outdoor dining area, and a gas fire pit—perfect for gathering with family and friends. Unwind in our brand-new Legacy Whirlpool 7-person hot tub, thoughtfully positioned alongside a retractable privacy awning that creates a more secluded and relaxing spa-like experience.

For even more entertainment, enjoy our covered Outdoor Game Room & Entertainment Area, featuring ping pong, basketball, and Giant Jenga. Grab a drink and settle into the bar-style seating area, challenge your group to a friendly competition, or simply relax while taking in the peaceful backyard setting.

At the end of the driveway, you’ll find our dedicated firepit gathering area, complete with Adirondack chairs, string lights, and plenty of space to unwind under the Colorado sky. Please note this outdoor space is shared with the hosts, so you may see us around as we care for the property. However, hosts will not use the patio while it is in use by guests!

Guest access: You have the entire guest suite to yourself, with a private entrance. The sunroom, lower level and laundry room/kitchenette area are attached to the primary home so guests may hear footsteps or soft voices. There is a locked door in the laundry room that separates the units and provides complete privacy between the guest suite and the primary house. This laundry room is located off of the staircase next to the sunroom.

No access to the primary house.

The outside patio area is the only shared space between guests and homeowners. Please do not access the other backyard areas to include the camper, and sheds.

Room includes 2 free parking spots on the driveway. Additional street parking is free and available, if necessary.

Please note that this suite includes stairs between the sleeping area, sunroom, and laundry room/kitchenette. As a result, the space is not wheelchair accessible and may not be suitable for guests with limited mobility or difficulty using stairs.
