Located in the lively Sant’Ambrogio district, just steps away from the Duomo and Santa Croce, this apartment features a classic Florentine style with exposed beams, parquet flooring, rooftop views, and two charming fireplaces. It includes two bedrooms, a kitchen, Wi-Fi, and air conditioning. The apartment accommodates up to four people and offers an additional cot for children. As is common with historic buildings, there is no elevator—the apartment is on the fourth and top floor—but upon arrival, you will be welcomed by a unique, intimate, and romantic atmosphere that will help make your vacation unforgettable. The apartment consists of a spacious living area with a kitchen, a large bedroom with a double bed and wardrobe, a delightful smaller bedroom with a small double bed (140 x 190 cm), and a bathroom with a large shower and bidet. Every room has a window overlooking the rooftops. The layout, with the bedrooms separated from the living area, ensures complete privacy for guests. It is perfect for a couple seeking a romantic getaway in Florence, two couples of friends, or families with young children. A child's cot (with linens) and a high chair are available at no extra cost. Fully equipped with every comfort, it is suitable for both short stays and longer periods in Florence. Amenities include bed linens and towels, kitchenware, a fridge-freezer, oven, stovetop, microwave, toaster, kettle, dishwasher, hairdryer, washing machine, an outdoor clothesline, and an iron with an ironing board. Fast Wi-Fi is available throughout the apartment, and there is heating and air conditioning in every room. A small library with travel guides and art history books is also available for guests. Board games are available, as well as a piano and a Hi-Fi system for music lovers.
THE NEIGHBORHOOD The apartment is located in the lively Sant'Ambrogio district, in the heart of Florence's historic center, just steps away from the Duomo and the magnificent Basilica of Santa Croce and its square. It is an excellent starting point for walking to all the city's main sites: the Accademia, the Uffizi Gallery, Palazzo Vecchio, Santa Maria Novella, San Marco, San Lorenzo, and the Ponte Vecchio.
CHECK-IN/CHECK-OUT Generally, check-in is from 3:00 PM on the day of arrival, and the apartment must be vacated by 11:00 AM on the day of departure. However, we will do our best to accommodate your travel schedule; if there are no other guests checking in on your departure day, you are welcome to arrive or leave at whatever time suits you best. IMPORTANT: Please let us know your arrival time as soon as possible (by calling or sending a message when you are close to Florence) so we can arrange to hand over the keys.
HOW TO REACH THE APARTMENT Via Fiesolana is just a 20-minute walk from the main Santa Maria Novella train station (or 10 minutes by taxi or public transport). From Florence Airport, the best way to reach us is by taxi (flat rate of €30) or via the shuttle bus (the "Volain" bus), which runs every 30 minutes and takes you to the main station. From there, you can take bus number 14 or 23 and get off at the "Colonna 1" stop. If you land at Pisa Airport, you will need to get to the Santa Maria Novella station by train or coach, and then take a taxi, a bus, or walk to the apartment. IF ARRIVING BY CAR Only residents are permitted to park in the historic center—the so-called ZTL (Limited Traffic Zone). If you arrive by car to unload your luggage, please use the paid garage located just a short walk from the apartment: Garage Italia (Via Fiesolana 19; rates: €7/hour, €35/day).
RECOMMENDATIONS The apartment is furnished using materials from the finest Tuscan traditions: wood, Carrara marble, and Rapolano stone. These are high-quality materials that require special care and attention from our guests.

Owner of the home was very polite and helpful. The house was just as pictured and described. Area was safe and easy to get around as well. Many stairs to get to the home, but it provided a private feeling. Would recommend staying here for small families or groups of friends looking for a place in Florence!
Gorgeous apartment so close to major sights! Beautiful details throughout and the building seems historic (isn’t everything in Florence). Very comfortable pillows and the air conditioning works extremely well. We were grateful after a hot day of sight seeing! Check in and out was smooth. Parking nearly next door is about 40euros per 24 hrs. There are other parking options further out but in Aug 2026, they were nearly the same price so we just parked close.
This wonderful property was exactly as shown in the photos, a perfect position with a beautiful restaraunt just around the corner and everything is easy walking distance. Great communication and smooth check in. Thanks Claudia.
Beautiful apartment in a wonderful location that fit my family of four (including 2 young children) perfectly. Wonderful touches throughout that gave the space such a warm and inviting feel. Couldn’t recommend the place more.
Wonderful place to stay, so close to the Duomo and really close to lots of places we wanted to visit. As 2 female travelers, the neighborhood felt really safe and we loved our stay. Just a note, it is 5 flights of stairs, and by the end of the week it did get easier! The hosts were wonderful to deal with and we enjoyed our stay.
The apartment was very charming, beautifully decorated, clean and in a convenient location. We felt at home right away. We are a family of four with two little kids and it felt roomy for all four of us. The kitchen is well equipped and it was great to have a washing machine over a week into our trip. The apartment is walkable to pretty much anywhere in Florence. It was such a great experience to stay in this beautiful apartment in an amazing and friendly city. Highly recommended!
Very comfy place. The bed was very comfy too. It was clean and had everything we needed. the hot water was consistant and the pressure in the shower was great. The communication with the hosts was good through WhatsApp. I've never used whatsapp before and it was very easy. The only thing that took us by surprise was the fact that this place is one the 5th floor with no elevator and our luggage was heavy (We were in Italy for two weeks and packed way too much). The place has a clothes washer with soap supplied. they have a clothes line to dry the clothes outside which made them smell so clean and fresh. I would rent this place again but be aware of the stairs.
The apartment was beautiful and very cozy. Location was great, quiet but close to everything. Hosts were great with communicating.The apartment did have mosquitos present, I am covered in mosquito bites after my stay, my travel partners also have bites (not as many) but we did have to kill many mosquitos.But I would recommend this place as it is so nice and location perfect.

Unfortunately, the mosquito problem is widespread throughout Florence, and for this reason, every window in the apartment is equipped with mosquito nets that must be kept closed at all times. Additionally, the apartment has mosquito-repellent stoves that we provide and that guests can leave on if needed. I'm sorry you had this problem, which could have been solved by taking the necessary precautions.
The apartment is so special and whimsical and has absolutely everything and more that you might need, for example the rolling grocery cart. Location is ideal, we walked to the train station and everything else. Claudia is extremely available and even helped me secure a taxi pickup on our last day. The beds are extremely comfortable, the washing machine was so nice. Just a perfect stay!!
The apartment was exactly as advertised. It was very cozy and close to everything. Clean and well equipped. The host met us upon arrival and kept in contact throughout our stay. I would definitely stay here again!
The apartment was perfect for our family. It was very spacious and had everything we needed. We were able to cook dinner the last night of our stay which we enjoyed very much. It is perfectly located out of the very touristy area, but within a short walk to everything you would want to see and do. Would highly recommend.

The 2 bedroom apartment was perfect and clean. The kitchen and sitting rooms were very comfortable and had everything we could have needed. Within walking distance to the Duomo and so many historic sites. The 5th floor walk up to as also an experience, but would definitely stay there again!

My name is Claudia, I was born in Tuscany and i moved to Florence to study Art History. I immediately fell in love with this city and from that moment I never wanted to leave. I have lived and worked here for almost 30 years and i’m still astonished/amazed/ breathless by its beauty and history.I bought my apartment in via Fiesolana from an italian artist named Gabriele that used it as its studio, and the rooms still reflects the same disposition the artist needed to paint his works of art. It was love at first sight for me, from the moment i saw the apartment I realized it had to be mine. This apartment in via Fiesolana had been my home for many unforgettable years and I really hope that my guests could experience the same feelings of happiness i felt in this apartment.
What makes this property unique
It’s very difficult to describe the reasons why I immediately fell in love with my apartment, they were just a bunch of unexplainable feelings. Some of the unique characteristics that hit me were the very high ceiling and the artistic glass window you could admire in the living room, a work by the Italian artist Gabriele, who was the previous owner of the apartment; the fireplaces, one of them with a head of Eolo the top also by Gabriele, the views on the roofs of Florence, the ancient wooden floor of the living room and the warm atmosphere that comes from any room. The big papier-mâché mask in the living-room was made by Gabriele too, he always loved to call it “Lo spirito della casa” (The soul of the house), it has been put there by the artist and it has always been there.
