About this property
Cosy, Homely Farm Barn Conversion, Near Tebay, CA10 3TA.
Daw Bank Cottage is 16 miles south of Penrith, 16 miles north of Kendal, and 3 miles west of Orton and Tebay. Quiet Rural Location in the Westmorland Dales (which joins up the Lake District And Dales National Parks) but easy to reach off the M6, less than 5 minutes from the northbound or southbound Tebay Services.
This unspoilt area is part of the northern Lake District, with easy access to the Lakes, Yorkshire Dales and the Eden Valley, and offers excellent touring, walking and cycling opportunities. The house is of "upside down" design, living rooms and kitchen upstairs, bedrooms and bathroom downstairs. The living room windows show you views of the Howgills, the Lune Valley and the famous Shap gradient of the West Coast railway line - close enough to be impressive, yet not so near as to be disruptive! Sleeps 5, in 2 bedrooms (standard booking charge is for 4 people. Surcharge per night above that number.) Non smoking policy.
Parking is for 2 cars, 3 by arrangement. We have installed an electric vehicle domestic charging point. Payment for charging is per Kw. The cost is covered by your Damage Protection fee and the remaining balance of the fee is refunded after your stay.
For internet usage you will get a good 5G mobile phone signal on Vodafone (this is the network we use), and the property also receives a clear signal for 3, EE and O2.
We will usually be around to say hello when you arrive. Since the Covid lockdowns we have enabled minimal-contact check-in and check-out, and we leave a 1-day gap between bookings to enable cleaning and disinfection, etc.
ANIMALS
We have a dog, who spends his days around the yard and his nights in kennel; a cat; and one or two ponies who live in the fields by day and in the stables by night. Please don't feed any of the animals on the yard or the farm unless you're with one of us, but the ones around the yard are pets, and all of them are friendly, and we are happy to welcome your own well behaved pets who come here with you and your family.
You are welcome to enjoy our fields but please remember that Daw Bank, like the rest of Greenholme, is farmland where the livestock take priority. There are sheep in our fields and cattle in our neighbours' fields. Please keep your dog leashed when going for walks, especially where there are cattle & calves, sheep & lambs or horses & foals. If you go among cattle anywhere, and if they become inquisitive or aggressive, be prepared to let your dog go.
In reply to some queries we have had:
- There is no enclosed space outside Daw Bank Cottage where you can leave dogs or toddlers unsupervised.
- There is no access for wheelchairs, owing to external steps, internal stairs and the slope of the site.
- There are no dog parks close by to let a dog run free; the nearest, a very good one, is at Kirkby Stephen (17 miles).
- We do not have good enough landline broadband to provide Wifi but the mobile coverage from Vodafone (5G), EE, and O2 is very good (due to the closeness of a cell mast at the M6 services) so your smartphone or tablet should easily connect to the internet. Ours do!

We've been married for over 45 years and we've lived here since 1983. Graham based his heavy goods transport business here and we stocked the small holding with sheep, cattle, ducks and hens. During that time we've also done various other things apart from farming--from making horse harness and teaching carriage driving, to lecturing in computing. I now manage web sites, and write, and Graham looks after the cottage. Our children are grown-up and have their own families now, but we still have our dog Micky Wippitt, cat Sooty, Fell pony Ruby and Dales pony Eric. The farm is grass-let to neighbours who graze sheep on our fields.
