Ideally located on the Newport Peninsula, this two-story 3BR/3BA single-family home is tucked into a private bayside garden oasis along one of Newport Harborās quiet side channels. Enjoy easy walking access to nearly everything, groceries, dining, shopping, the Lido House Hotel, Newport Pier, and more, while still feeling peacefully removed. During your stay, unwind or gather for meals on the lush rear patio by the water, offering a serene and private setting.
LIVING & DINING AREAS: The living area features a leather sofa and a matching recliner arranged around a cable TV and a gas log fireplace, creating a cozy space to unwind. Sliding glass doors open to the private rear patio, while the open-concept layout connects seamlessly to the dining area and kitchen. A dining table with seating for four offers space to gather, with additional breakfast bar seating for two.
OFFICE SPACE: A small office space offers a quiet spot to work, with a convenient access door connecting directly to the attached garage.
BEDROOMS: - Guest Bedroom 1 (Ground-Floor): Queen-size bed; cable TV - Guest Bedroom 2 (Second-Floor): Two twin-size beds - Primary Bedroom (Second-Floor): King-size bed; cable TV; side seating area
OUTDOOR SPACES: The private rear patio is designed for easy outdoor living, featuring two dining tables, each with seating for four, additional side seating, and a market umbrella. A propane gas BBQ grill makes meals effortless, and the space offers access to a small boat dock for added waterfront enjoyment.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire two-story 3BR/3BA single-family residence. This includes all interior spaces, the private rear patio, the small office accessed from the attached garage, and the boat dock.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A washer and dryer are located in the attached garage. Please note that guests must provide their own laundry supplies.
Parking: Two small designated spaces. One space in a small single-car garage (mid-size vehicles or smaller). One space on the street across from the garage driveway (mid-size vehicles or smaller). Garage dimensions: 76" H x 96" W. General street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

House is perfectly located on water and near shops/restaurants. A short walk to the beach. Easy access to bike paths. Host: Jig is amazing!

When we turned on the fireplace, the entire 2nd floor smelled of gas, so we did not use it. The dishwasher is missing a roller, so we did not use that either. The location is great.

Nice house, great location, and cute outdoor area with small dock. We had an issue during our stay, maintenance came out the same day and took care of it. Would stay here again.
Everything about our stay was perfect. The cottage was very comfortable for us 2 senior women and very well appointed with all amenities we needed. We enjoyed Balboa Island and the fun zone, walking along the beach 2 blocks from our home, and shopping in Laguna Beach.
My grandson loves to fish so the canal was a place he could put a fishing pole in. We did some kayaking also. Very clean. Close to the beach, pier, restaurants and groceries. We would stay there again.

Wonderful place to stay. Beds were comfortable. Spacious main room and yard with plenty of outdoor seating. We brought our paddle boards and easily launched from the dock. Located near all of our favorite restaurants. Kitchen was well stocked and plenty of towels and beach equipment for all.

We had a very nice time. Walking distance to grocery store and lots of restaurants! There were a few minor issues that got solved in no time! The property management was great.

Place was great. The heat was inconsistent throughout the house as the thermostat wasn't located near the heat source. Not that big a deal but not ideal. Great place for the price.

We couldnāt have asked for a better location than this property. We were within walking distance from everywhere we couldāve wanted to be. The boardwalk was a short walk and went on as far as the I can see. It was a very short drive to our sonās graduation at LCAD.All the amenities at the property meant our needs. We utilized the back deck area every morning and most evenings enjoyed all of our breakfasts and dinners out there.I would highly recommend this property to anyone and would do it again in a heartbeat when we are out there in the next time. Thank you for this opportunity and for maintaining such a great property!

My family and I had the best time in California. The condo was in such a beautiful location. The condo itself was lovely. We had so many extras to make our stay comfortable. The host was also an excellent communicator and so many extras included in the information like things to do in the area and so on. All I have to say is that this is a cold, dark dungeon that was dilapidated and misrepresented in the photos. I donāt know how they have an eight rating. I think they must buy their review reviews.. donāt stay here.
My family of seven stayed for a week. We loved it. We are simple. We walked the short distance to the beach multiple times each day. The water was super warm and clear and the waves were gentle but gave us some great body surfing rides. We walked to the store each day as well, which was really convenient. The hose got hot but the vans kept us cool. We fished off the dock and caught several fish. The neighbors were very nice. The kitchen was well furnished. The TVs worked great. We fit our minivan into the garage barely. The shower water pressure was amazing! No complaints!

Not what I expected.
The pictures do not represent what we walked in to. We tried to be positive but were dissapointed in the property, so much so we left a day early.
The house needs a face lift. its an odd layout, odd bathrooms and kitchen. The back patio and dock are not as pictured. Same theme as the house, needs a face lift.

Nice house, roomy, but patio area seems to be a bit neglected.
The house was comfortable. The rooms were generous sizes. Walking distance to groceries and eateries was great.
The back patio could definitely use some love. The plants were dead, the patio chairs fabric is coming apart and they should be replaced.
The ironing board broke when I tried to open it.
A suggestion would be to stock the towels in each bathroom.
For future renters you will need a very small car to fit in the garage comfortably. It states mid size on the listing which is what we rented but it was VERY tight.
Other than that we had a great time. Thank you.
