Ebford is located in the heart of the prestigious Golden Triangle in East Devon. It is equidistant between the seaside town of Exmouth and Exeter. Both are only 15 minutes drive away. Channel 4's 'Village of the Year', Lympstone is within walking distance as is the beautiful historical harbour town of Topsham. Both can be reached via the coastal footpath and cycle path adjoining Bunny Barn.
5 minutes walk away is the award winning Darts Farm, selling a wide range of local and organic produce. There is also a popular cafe/brasserie serving breakfast and lunch, together with a range of teas, coffees and smoothies. Outside there is a fish and chip shop serving a vast variety of daily caught fish.
Bunny Barn caters for all tastes and experiences. Whether you are after a break to relax, enjoy family time, sight see, engage in sport or even have a party. If you are a keen tennis player there is an excellent tennis court in the grounds with a circular viewing platform equipped with its own fridge, perfect for entertaining or relaxing.

Our second time here and we had a wonderful week. It’s in a wonderful spot with loads to do. Amy was an excellent host and we couldn’t have asked for a nicer time. All the bunnies still came out at sunset too!

Oh my goodness! It’s not often that somewhere that looks amazing is even better in reality than the photos. We had a totally brilliant time in a beautiful house in a stunning location. There’s so much literally on the doorstep, we didn’t need to go far. It was the perfect location for our special time together as a group. Amy and Miles are welcoming and generous hosts.
Great location in easy reach of the seaside and other attractions. Good place to relax and enjoy the views and wildlife whilst sitting on the decking. There is a quirky café near the access road that produces excellent coffee and cakes used by locals so that is a good sign. Easy walk to Darts Farm shop or walk into Topsham. Everyone in our party enjoyed the accommodation, tennis court, hot tub and the croquet lawn.
A brilliant multi generational home - the tennis court was also useful for a just 3 year old to try out her balance bike in safety!
Our 9 months old grandaughter loved having so much space to crawl around.
The hot tub was perfect at the end of our walk into Topsham, days out to beaches, Paignton Zoo and a water trip to Exmouth with a train back to Topsham.
We (grandparents, parents and 4 kids) have just returned from a two week stay at Bunny Barn. What a property! It is so spacious. Excellent wheelchair access with ramps to enter the property and wide corridors to manoeuvre around. Beautiful sized rooms all with en-suite. The grounds were just amazing. The space is phenomenal and we barely heard a peep out of the children because they were either playing tennis, cricket or croquet on the huge field. The views from the property are beautiful and the kitchen and bungalow in general is very well-equipped with a wide range of kitchenware and toys etc. Miles and Amy were lovely hosts, going above and beyond to ensure our stay was perfect.
We knew the house would be lovely from the pictures but we had no idea how stunning the views would be - it really was breathtaking.
We had a BBQ on the deck while watching the sunset and a few of us were in the hot tub - it could not have been more perfect. The hosts also left us a lovely card, since it was our wedding weekend.
All the rooms had the comfiest beds and ensuites, which was useful for getting ready for the wedding.
Thanks so much to the hosts for letting us stay there, it really was a privilege.

Wow! Location is stunning, easy walking distance to the amazing Darts farm and beautiful Topsham. The pictures do not do the property justice at all. The hot tub was a delight for watching the sun come up, or enjoying the wonderous open evening skys, cloud watching or just listening to some chilling music. Bedrooms perfect each with its own stylish bathroom. The kitchen was well equipped, with lovely touches of bunnies subtly everywhere. A pure joy of a break together with wonderful friend.

We are a family group ages 12 to 76 and 2 dogs and all loved our stay at Bunny Barn! The barn has been very well converted, with 5 bedrooms, (all en-suite), a very well equipped kitchen, and fabulous sized lounge with dining table to seat everyone and plenty of comfy seating for us all so we could watch the Olympics on the huge TV.
There is extensive land outside, a tennis court and a hot tub. Plenty of outside seating and dining table on the decking, enjoyed our bbq meals out there. We also loved playing croquet with the equipment provided. Also boules and lots of board games provided.
The hosts responded to our queries immediately and dealt with them promptly.
All in all, a great holiday. We hope to return soon.
Fabulous spot as the views over the estuary and land around the barn make it feel remote, it is actually so handy for shops, walks, fishing villages and beaches within easy reach. The accommodation was spacious, clean and homely, definitely a lot of thought gone in to comfort. We have had the best week away and we are a group of 10 with some high standards and a cross section of needs. Great communication from the owners. We will be back.
Loved our stay at Bunny Barn -- the position is fabulous, and the house (notably the kitchen) particularly well equipped. We were able to eat all our meals outside taking advantage of the view. Easy walk to Darts Farm Shop (outstanding fish and chips) or Topsham; some of the party took advantage of the beaches at Exmouth and Budleigh Salterton; others preferred culture (Castles Drogo and Powderham), and the dogs just loved the outside space -- so something for everyone. Amy is a notably friendly and helpful host. Warmly recommended.
Our family of seven enjoyed an amazing Easter/Birthday break at this stunning large barn set in the lovely river Exe valley. The days were spent with walking, running, cycling, enjoying Ferry crossings, paddle boarding and we had a great time on the tennis court and hot tub at the property.
Bunny Barn was very comfortable, homely, well equipped and clean.
The booking process was smooth and we were able to find and get into the property easily. It was a lovely big house with plenty of communal space. We particularly loved the fact each bedroom has its own en suite bathroom so everyone had privacy. The hot tub was clean and hot and the house was nice and warm once the heating kicked in.
Just back from a superb stay at Bunny Barn. There were 8 of us ( all adults) and the dogs - we all loved the accommodation which has a real wow factor , The entertaining space both inside and out is perfect for large groups. The bedrooms and bathrooms were all great and the kitchen was well equipped. Lovely touches like plenty of candles and games equipment enhanced the experience. We loved the hot tub, the views, watching the geese fly over . The location was just what we wanted and we walked into Topsham and also drove to Exmouth to celebrate my birthday at the River Exe Cafe. The night before my family surprised me with a private chef who served us a beautiful meal at Bunny Barn and commented on how wonderful the kitchen and dining facilities were. It was a great location for my special birthday and Amy was an exceptionally helpful and kind host with great communication.
We had a brilliant 5 days in wonderful Bunny Barn with amazing views,space,tennis courts and hot tub. Our 2 families were able to spend time together relax and have fun. Amy was quick to reply with any questions would recommend and look forward to returning.
We had a wonderful stay at the Bunny Barn. The house featured everything we could need. The view of the Exe estuary was stunning especially when seen from the hot tub. The house was lovely and clean with an amazing lounge for everyone to enjoy. We made regular use of the tennis court and croquet. Amy, the owner kept in regular contact & answered all our questions. Finally watching all the bunnies hop round the garden every evening was a rea treat; the bunny barn is very well named. We would definitely come back.
Spacious, well equipped for entertaining inside and out with fabulous views
We all had such a good time. Staying at Bunny Barn was so exhilarating. The spectacular views from every room. The reception room, spacious and well equipped with an impressive sound and TV system. However it was the facilities outside which offered the most enjoyment, huge spa overlooking the estuary and perfectly located to enjoy the sunsets, tennis court, croquet lawn, hundreds of bunnies and lovely swifts to observe whilst sitting on the very comfy patio sofa set. The easy access to the Esk Estuary Cycle trail, the quirky Cuppa Cabin and the delightful Dart Farmshop A perfect holiday rental for the whole family.
Great location and the views were wonderful. The facilities were very good . Easy to access walking/cycle routes into Topsham and down to Exmouth. Good local pubs and restaurants but you need to book to ensure a table. Had a brilliant holiday.
Having spent 4 nights/5 days here we are already working out when we can come back next year!

Great location, lovely views. Very pleased with Bunny Barn! Hot tub a big hit!
We had a long weekend at Bunny Barn, mixed age family group, all enjoyed it very much. So close to the Exe trail for walks. The dogs had a great time too! Lovely location and the views are amazing. Plenty of pubs to walk to, dog friendly too. We drove to Exmouth (15 mins) where we found a great dog friendly (all year) section at the end which seemed to go on for miles.
Bunny Barn was perfect for a large group. We all enjoyed the hot tub, and the tennis court. Amy left a lovely welcome basket - thank you!
We will definitely return!
