Family trip 2025

The home provided for all our vacation needs. The pool was just steps from the back door and the grounds were fantastic. You need to access your own TV streaming services. Great to have the filtered water system. Although we are walkers, stores may be somewhat further for some (at least 15-20 minutes at minimum) but taxis were always available.The kitchen was fully equipped and the house had an excellent BBQ. We went to The Reef Club using the passes provided. John and Chema were always available yo answer our questions. Playacar was extremely safe.

Best Place and Super Host!

I cannot say enough good things about John the owner/host. He goes above and beyond to make the stay absolutely perfect. Great place, very comfortable. We thought the price very fair too as some other places are asking a lot more for a lot less house! Large back garden that is like a private area as there is never anyone out there. Neighbours were all very nice also. Thanks again John for everything.

Great relaxing time

We had a wonderful time at John's house. He fixed every issue and responded quickly. This area is very safe while being in close proximity to things you might want to do. We will definately be back! For those concerned about finding the place.. its not hard. Follow John's directions and keep going until you see the name of the street on the right side of the road. Turn right and it's the last house on the right (right before you would hit a tree..lol).

Playacar vacation

The home was absolutely gorgeous! It has everything you need to enjoy your vacation. The kitchen was fully stocked and it was so nice to have access to spices and condiments in the fridge. Having access to Sam’s Club for groceries was also great! Easy walk there and cabs ready for the return trip. The 3 king bedrooms were exactly what we needed! The pool and patio were lovely and clean. The house was too far away from the beach so we enjoyed the pool instead. The house itself was very difficult to locate and the taxis had to be directed. We arrived at night with quite a lot of confusion, however once we walked around the next day we got our bearings. We enjoyed the cute little plaza with shops and a bar, that had good tacos, that was not a far walk towards Playa. And Playa Del Carmen town is a nice walk too. We took the path on the other side of the Reef Club and walked the beach to town. We enjoyed the night market and the little taco bars off of 5th Avenue. Excellent food with even better prices! Chema was available to help with any questions and was quick to respond. He did our initial grocery order and it was so nice to arrive with everything already there! We had a great stay!

Adult vacay

This property had all amenities that were listed , however, the passes to the beach and gated community were expired and we had to wait a day to have them replaced, we contacted the manager and he brought them the next day . It is a 30 min walk to beach . A wagon of some sorts would have been really convenient to carry food , beverages, towels etc . The pool is not very big so if you are sharing there could be a lot of pile there . Only 2 loungers were on the pool deck , but other chairs were under gazebo that were upright . The highlight was the adorable neighbor who played classical music next door , an elderly man with lots of stories . Pros it is a quiet neighborhood and beds were super comfy .

Rental You Wouldn't Regret!!

What an AMAZING place!!! The pictures really don't do it justice!! It was HUGE, much bigger than we expected and the layout was perfect for our family!! From the moment I first contacted John about renting this property he was a dream to deal with and he remained that way the entire way through. He made sure all of our questions were answered and was ready and willing to provide us with any tips on the area such as places to be sure to visit and restaurants to be sure to check out. John really knows how to keep his guests happy! We loved the added bonus of having a computer to use as well as free long distance to anywhere in Canada and the US. He also has plenty of movies to watch and games to play if you should happen to get a rainy day or too much sun on day and need to stay in for a bit. My husband also loved that there was Canadian satellite so everything was in English. Other things we loved was the fact that we pretty much had the pool all to ourselves the entire two weeks we were there. Our 3 year old son and 11 month old daughter really loved that!! It is also a very safe and quiet area but it wasn't a crazy long walk to get to the action of 5th Ave when we wanted (we enjoy walking). If you're not much for walking, it's easy to grab a cab and the prices were reasonable. We also loved that there was a propane BBQ there for us to use and that the cupboards where fully stalked with spices and stuff so we didn't have to go out and buy all of our own that we'd never get through during our stay. We loved the property manager Chema too. He was quick to help us out when we needed him. We asked him if there was any way we could get a high chair to use and the following day there was one there waiting for us when we got back!! The grounds keeper was so friendly and gave us great tips too. I think my husband found a friend in him! The maid was super sweet too and does an excellent job!! The only bad thing there was to say is that we had to check out two weeks after arriving :) We would totally recommend this property to anyone and can't wait to go back soon!! Awesome stay

The house is as advertised. Great location in the hotel zone of playacar right down the street from sandoa and Riu palace. It's a light hard at first to find even with instructions. The address isn't really visible on Google maps. We spent the week taking cabs so we would instruct drivers to drive to sandos then lead them the rest of the way. The house manager chema was nice and helpful. We had a couples retreat of 3 couples last week and everyone was comfortable and happy. 5thvave is only a 10 minute drive. There are food spots in the hotel zone but we found ourselves at the amazing Rockas beach town grill (Jamaican cuisine) and El fogon! Playacar isn't a brunch or breakfast town so we went to Walmart and Sam's club to enjoy breakfast at the rental. We had the pool all to ourselves the entire week. We barbecued, we lit the fire pit outside a few times, played the board games provided. The Cozumel ferry is just a 3 min drive from the rental. Just a perfect location and very nice area. I definitely recommend staying here!

Great location for enjoying a quiet vacation

The house is big and well equipped with everything one needs. The neighbors are really friendly. If you prefer to have your private space in a secure location, this is a perfect spot. Would definitely recommend it John and Chema were very friendly and easy going, the communication was always great. 👌

A comfortable Home Away from Home!

In order to enjoy a vacation, it’s important to have a nice place to come home to rest. This home is just that. You can stay home, enjoy the pool, the wonderful comfortable patio, and savor peace and quiet! Or you can book excursions in the area, go to the beach, walk, ride bikes, go skydiving, grocery shopping, it’s all close by. A taxi or vehicle is needed for some things especially if you don’t want to walk long distances in the heat. The kitchen is wonderful, the beds comfortable, good water pressure in showers (this can be a problem traveling to some places) the laundry room is large and it is really nice having a garage. It really is a comfortable home away from home. We fully recommend this home. Doug & Karen Christner - Colorado

Wonderful, spacious villa

The rental was perfect for our family - lots of space to relax in after sun-filled days exploring in Mexico. John was in communication prior to the trip and Chema & Lorena were great to assist with grocery shopping and helping my husband work the family room TV (he had some confusion getting it to work with the satellite and the two remotes). Thank you for a lovely stay in Mexico.

Great family vacation!

We normally stay at a resort while in Mexico but opted for a house for the first time. We all loved it. Much more room to spread out than a hotel room. The villa is as advertised...and that’s a good thing. Well stocked. Neighborhood is safe. Beach is great. Within walking distance of shopping and dining or quick ride to downtown Playa. I highly recommend this property.

Beautiful, clean, quiet home away from home!

My family and I had the opportunity to stay in this property between Christmas and New Years. Let's just say that everything was as advertised....if not better! I found the previous reviews very helpful, positive and showed the owner going out of their way to make accommodations. This too was our experience. The functionality of the property, the quality of the kitchen, the seclusion within Playacar and the beautiful pool were all highlights of the property. We ended up without hot water or the ability to light the stove - and within 12 hours of us contacting the owner, we had the property manager on site to fix what ended up being a problem with the actual valve! Not to mention, the property manager was extremely pleasant and helped us decide on wonderful options to eat in downtown Playa! We were traveling with another family who had another property in Playacar. When they walked into our home, they were beyond jealous and realized we definitely had the best place! Needless to say this home became the gathering place for a few dinners and a movie night! I will definitely return to this property - and would love for it to be an extended stay!

Great Location, Great Space

We stayed 3 nights and had an amazing time here! The house was very well equipped with everything we needed. Tons of spices and sauces to make meal preparation easy and cost efficient. The house is comfortably decorated and super close to the pool. The pool area is a little dated but well maintained. (Would be nice to have more lounge chairs down near the pool, but we survived). Beds were comfortable and the bedroom air conditioning units kept sleeping temperatures comfortable as well. Location is SUPER close to dining and Quinta, Playa del Carmen's 5th avenue pedestrian shopping district. We did not use the beach but spent all our time by the pool. It is a neighborhood pool, but we had it to ourselves the whole time and enjoyed it immensely. I would gladly vacation here again! John was very helpful with entertainment suggestions and even answered his phone on our arrival day when we forgot to print directions and our driver couldn't find the house :) Over all, a wonderful vacation spot and great home! Thanks John!

Great place, feels like a real home, not a rental

We had booked the place for 9 days, but John called me saying he had accidentally double-booked the house part of the time. He then offered that I stay for free for 4 of the days because he felt terrible about having booked it prior. I offered to pay for electric or something, but he didn't want any money, just that I felt satisfied. Come on, who does that these days?! The house felt like a home, not just some vacation rental. There are games, books, spices, lots of towels and changes of sheets, etc. Like you would have at your house. We have two small children and having a place on the ground floor where you could open up the door and walk out into the garden and the pool was really convenient. The beds are big, the a/c worked great. The internet is hit or miss, but I suspect that's the area. All in all, I would highly recommend the place. We stayed in a large penthouse at Playa Del Sol (a large condo complex in Playacar) prior to staying at John's house. We paid double the price and the place wasn't nearly as nice.

The Four Merry Widows

The Condo was great, clean, and comfortable. We had the pool to ourselves and made good use of it. We just had to walk to the corner and catch a cab to go where ever we wanted. Lots of shopping and easy to get to grocery stores. We felt very safe at the condo and in the Playacar area. Our day trip to Tulum and Coba was excellent, with beach time included. Ferry trip to Cozumel was fun and lots of shopping there. If we had more time on this trip we would had toured more. We would certainly recommend this condo and the area.

Wonderful family home

John's home was absolutely perfect for our family vacation. Plenty of room, beautiful furnishings, and close to everything! Our grandchildren loved the pool and occasional visitors on back deck; coati and cats! John was always available for anything needed. We came home to snow and cold wishing we were still there! Beautiful. Perfect location. Relaxing Villa!

This is truly a gem. Before we even got there John was great to communicate with. He had lots of advice, information on the local attractions, and tips and hints to maximize of time and resources. John was always responsive, and has a local number for any issues while you are there (although we had NONE!). We had three couples, each with their own "suite" and lots of common space for lounging. My guess is that you could sleep 10 or more here with little effort (there were blow up mattresses in the pantry). The amenities are first rate with comfortable beds, large bathrooms, and lots of towels, bedding, etc. A large well stocked kitchen and pantry with all the cooking utensils you could need. Washer and Dryer were nice to do a few small loads. The view out the back is amazing, with local wildlife in the trees and on the grounds..including the friendly kitty! We could park in the garage. The Villa is no more than 30-40 minutes to all the best attractions on the Riviera and is 5 minutes from the best restaurants around! It was absolutely home away from home, and we will DEFINITELY be back as soon as we can. Thank you John for all of your help and for letting us stay in your beautiful villa.

Perfect In Every Way

This is my 3rd visit to this property, and can't wait to go back. It is perfect for us in every way. The only thing you need to get is food, (which they will shop for you and have waiting when you arrive if you want). There is an English speaking property manager should you need anything and a cleaning lady that will come twice a week. Full kitchen, including spices and condiments. Non-Mexican phone line, internet, WiFi, TV as well as a local phone. Three bedrooms, all with balconies, full baths and TV's. A/C in every room that works great. Large living and dining area along with beautiful patio, make this property PERFECT. Enjoyed the pool daily! You can also enjoy the ocean, which we did many times using their beach access card. It is a nice bike ride there (they have bikes to rent) or a short cab ride, about $5. We would spend the day at the beach with all the people and excitement and then return home to the peace and quite of our pool. BEST OF BOTH WORLDS! Five Stars All the Way!! Debbie, Calgary, Alberta

We LOVED our stay in playa Del Carmen at John's condo! It was absolutely breath taking from the moment we walked in! He was such an amazing help throughout our whole trip! We couldn't have picked a better person to book our vacation home with. Thank you for everything, John!

Wonderful stay

We recently stayed at John’s condo, and we had an excellent stay. We are three couples, and the condo has three bedrooms with private bathrooms and balconies upstairs. The bedrooms are roomy with separate air conditioning control which made comfortable to adjust temperature base on individual’s needs. Down stair with full equipped kitchen, living room, dining room, half bathroom, and few steps away to the swimming pool. The condo is clean, comfortable, and all equipment is functioning well. It feels like home while staying in John’s condo. The location of the condo is in Playacar community. It is safe and convenient. There are couple small plazas in the community and about 10-minutes’ drive to downtown Playa Del Carmen. John also provided us with Sam’s Club membership card that makes grocery shopping easy for us. John has been very helpful and easy to communicate since the beginning; he is also reachable all the time during our stay. All of us had absolutely WONDERFUL stay in the condo, and my husband had recommended his family book John’s condo for their next Playa trip. John, thank you for providing such a beautiful place for us to stay during our journey. We will defiantly revisit again.
