Newly Updated Open High Ceilings LUXURIOUS 2,800sqft home close to Coachella, Stagecoach, Golf, Tennis, Dining, Indian Wells Tennis Garden, Eldorado Polo Club, Casinos & walking distance to Ralph’s and restaurants. Less than a mile from all the music festivals. PRIVATE Peaceful & Tranquil resort style backyard w/ heated Saltwater Spa & Pool. Master has Cal King bed, 1 Guest room has Cal King bed, 1 Guest room has Queen bed, & 1 Guest room has Queen bed & Adult style bunks, the living room has a pullout.
Bed and Sleeping Summary: Sleeps 12 comfortably with 3 King beds, 1 Queen bed, 1 Full bed, 1 twin bed, and a queen pullout couch. All bedrooms have Smart TV’s.
All renters must abide by the local laws and basic house rules:
• No Smoking of any kind inside
• Check-in after 3 PM & check-out by 11 AM
• Cleaning Fee is $429
• VRBO does not collect the local 14% Transit Occupancy Tax (TOT) on the extra charges, so I will be including this on the invoice of extras.
DO NOT misrepresent the number of guest in your group. If you do, you will be charged $300 per person per night over 10 guest. If there are more than 12 guest overnight this is grounds to be kicked out without a refund, and you will forfeit your full $1,500 security deposit.
There is a 2 - Night minimum on weekends.
There is a 4 NIGHT MINIMUM FOR THE FOLLOWING EVENTS:
• BNP Tennis Tournament
• Coachella Music Festival
• Stagecoach
• Thanksgiving
• New Years
There is a 3 - day minimum for:
• Memorial Day Weekend
• July 4th weekend
• Labor Day

For your enjoyment, we have a Heated Salt Water SPA & POOL for your use. The Pool is available for your use anytime during your stay.
• Optional - There is a nominal heating fee per night for the SPA & Pool
• Heating Fee for Pool & SPA (October - May) is - $65/per night. (Pool is set to 85 degrees)
• Heating Fee for SPA only (October - May) is - $35/per night. (Spa is set to 100 degrees)
• Heating fee is lowered to $25 during the warmer months & pool heating is not needed June > Sept. (Summer)
• Pool heating must be ordered and paid for in advance before you check-in. The pool is set to 85 degrees & the Spa is set to 100 degrees.
The in home heater will be set to 69° in the winter and the AC will be set to 73° in the summer. We have ceiling fans in every room. Dress appropriately for the seasons.
Small Pets are ok (2 max), for a $150 fee per pet
- Renter is responsible for the damage or cleaning of all carpets if a pet is brought onto the property. Renter is also responsible for cleaning furniture including chairs, sofa, pillows, beds, yard, etc. if it is determined that there is evidence of soiling any of the above, you will be charge double the normal cost of repairs.
Your payment of money and/or taking possession of the property signifies your agreement to the basic rules/guidelines to use this property for a vacation rental.

. Quiet hours are between 10pm to 7am. This means to be quiet, we live in a family neighborhood and we expect you to go inside and be quiet! That means no pool and spa use durning these hours. If not these are grounds to be kicked out without refund, then you won’t have a place to sleep.

. If more than one guest, a second cellphone number will be request for emergencies.
. If the police are called and go to the home you will lose your full security deposit. So it’s best to respect the neighbors.

Full refund for cancelations made within the first 48hrs of booking, if booking is more than 14 days away. 50% refund for cancelations made at least 7 days before check-in. No refund if cancellation is made with-in 7 days of Check-in.

By accepting this rental through VRBO, you are agreeing to be responsible for supervising and assuring safe use of pool and spa for your guests. You are releasing owner for any liability of claims and agree to hold owner harmless from any damages (personal injury or
otherwise) to you, your guests or any third party.
You recognize and understand that a Swimming Pool and Spa involve certain risks. Those risks include, but are not limited to, the risk of injury resulting from possible malfunction of the equipment used in the pool and injuries resulting from tripping or falling over obstacles in the pool area.
If you book this home, you’re agreeing to all these house rules. This will be a written agreement between all the guest and the host, and can be used against you in a court of law.
