**IMPORTANT ANNOUNCEMENT**

It's official, we have a brand new pool in our backyard! Hot Tub spa heating is included in the price of your stay. Pool/spa heating is NOT included but can be heated with an additional charge per night upon request (Please see POOL & SPA section under The space for more details). Thank you.

THE SPACE:

Nestled in a quiet neighborhood, this home is a perfect place to enjoy the mountain view in the daytime as well as stargaze in the nighttime.

The house features a brand new pool with spa (heating included!) located in the backyard, overlooking the mountain view. This is a beautiful high ceiling home, spacious, has great natural light, granite countertops, appliances, washer and dryer.

Our TVs are equipped with Netflix! So just sit back and relax :)

POOL & SPA:

Hot Tub spa heating at the patio is included in the price of your stay and will reach up to 100F.

Pool/spa heating is NOT included in the price of your stay. However, the pool/spa can be heated for an additional fee. Due to the fluctuation of gas prices, our pool heating fee will vary from $100 to $150 per night. NOTE: If interested in heating the pool, the fee we ask for depends on the month of your reservation, NOT when you book it. Please inquire the host.

Pool heating can take up to 24 hours, so please notify host AT LEAST 3 DAYS before your arrival if you want the pool heated. The pool can be heated up to 87F.

The options include: heating the pool from the beginning to the end of your stay (entire stay) or from the middle to the end of your stay (no skipping days). The pool cannot be heated in the beginning of your stay to the middle. Once your pool is heated, it remains heated until the end of your stay and you are responsible for paying per night.

***If you want the pool heated, please follow the instructions below:
1) Please send a request/notice to the Host at least 3 days prior to first day of heating!
2) Host will send message about collecting total heating days payment through other online payment platforms in USD currency.
3) Payment must be received at least 1 day prior to heating because it may take up to 24 hours to heat the pool, depending on the weather.
4) Once payment is received, Host will coordinate the heating of the pool.
5) Enjoy!

GUEST ACCESS:

The entire home will be accessible except for the garage, pantry room near the kitchen, closet near the laundry, and shed.

OTHER THINGS TO NOTE:
- Renter must be 25+
- Only number of guest listed will be allowed during your stay (Max 8)
- Entrance code will be sent in the morning of arrival day
- Check in anytime from 4PM-10PM (If you will be arriving later than 10pm, please contact the host to ensure that your check in process go smoothly!)
- Check out 11AM or before
- Parking: 2 cars in the driveway and 2 at the curbside (Max 4)
- Noise monitoring device are installed near the living area and backyard to comply with the good neighborhood ordinance
