Comfy family friendly house, short stroll to the beach!
Comfortable home only a few minutes walk to the white sands and clear waters of the Gulf! Located right next to St. Josephs Peninsula State Park. Community pool, playground, and tennis courts available.
Our home is a short stroll (275 yards or a 3-4 minute walk) from the white sand beach, through the quiet condominium neighborhood of Barrier Dunes. The bay is nearby with great fishing and wildlife spotting.
The home has four bedrooms and three bathrooms. One bedroom (king) and bathroom is located on the ground floor along with the living room, kitchen, dining area, and screened porch. The remaining bedrooms and bathrooms are upstairs, including a king bed master suite, a queen bedroom, and a queen bedroom with twin bunks. There are 2 pack and plays, high chairs, TVs and games for indoor fun.
While our house is perfect for families and low-key vacation fun, it is not perfect for parties or excessive noise. Please be respectful of our neighbors! Evidence of extra guests, pets, smoking, or partying of any kind will result in forfeiture of the security deposit. While the home is comfortable and modestly remodeled, it is not a "luxury" home so the kitchen and bathrooms are clean, but older. Please check out the pictures to ensure that the home fits your criteria.
The Cape San Blas area itself is a beautiful, somewhat remote area, perfect for unplugging and relaxing with family and friends. Bars, restaurants, and "entertainment" venues are sparse, but incredible sunsets, shells, white sands, and clear water are abundant. We are happy to provide additional tips and recommendations to make your trip a wonderful success.
Check-In/Check-Out Times: Check-in is 4:00 pm ET to allow us to ensure the house is cleaned to our high standards. Check out is 10:00 am ET for the same reason.
Barrier Dunes HOA: Our community is a quiet, family friendly neighborhood with a noise ordinance. No loud parties or blaring music is allowed--please be respectful of elderly neighbors and those with small children. Quiet hours are 10 pm through 7 am, although the area usually settles down even earlier :)
Age Requirements: No rental will be made to individuals under the age of twenty five (25) unless accompanied by a parent or guardian at all times or pre-approved by the host. Any reservation made under false pretenses will be subject to forfeiture of deposit and/or rental money.
Maximum Occupancy: The maximum number of guests is 12, unless the host provides an exception. If maximum occupancy is exceeded, you will may asked to vacate the property and forfeit all rental payments.
Reservations Canceled/Reservations Changed: Please read the cancellation policy as there will be no exceptions. We cannot afford to have guests booking and changing as we miss other booking opportunities
Damage: If you damage something by accident please just let us know so that it does not affect the next guest's stay or our reviews. Thank you!
Pets: Pets are not permitted on the premises due to the host's allergies. Guests found with a pet will be asked to leave immediately with no refund of rent or security deposit. Additional charges may apply for house cleaning, carpet cleaning and other damages.
Utilities: No compensation will be given for temporary outage of water, electricity, satellite, cellular, propane or internet services. Outages will be reported immediately and efforts will be made to have services restored as soon as possible. The operation and maintenance of these utilities is out of our control.
Non-Smoking Unit: Smoking is strictly prohibited inside. Your damage deposit will be forfeited and you will incur additional charges for cleaning, deodorizing, and/or painting if any evidence of smoking is found in your non-smoking unit.
Gas Grills: A gas grill is available for your enjoyment. As we do not live in the area we cannot guarantee the propane will be full--if for some reason it is not, we will reimburse you for any propane tank exchange upon presentation of a receipt.
Parking: Please park in the driveway. There is room for two vehicles. If you bring additional vehicles there is overflow parking within the Barrier Dunes community.
Linens: An initial linen supply (one set of towels including one bath towel, one hand towel, and one wash cloth per number of persons the property sleeps and one set of sheets per bed) will be provided.
Items You Need to Bring: Toilet tissue (we will provide initial rolls), bath soap, paper towels, detergent, dishwasher soap, garbage bags, foil, sharp knives, any special cooking utensils we may not have provided, coffee filters.
Indemnity: The owner cannot be liable for injuries resulting from any accident that may occur in or on the premises during guest occupancy. Owners are not liable for acts of theft, vandalism or damages to any guests’ personal property, or for items left in rental units, as well as no liability for errors or omissions.
