Lavender Dreams | Luxury Home, Steps From Beach!

Lavender Dreams is a well-appointed home with all of the comforts and amenities of luxury living. This dream home is brand new construction in the very upscale neighborhood of Beachside Village. All of the homes in Beachside Village are built to the highest possible construction standard, style and taste. Lavender Dreams is only steps to the dune walkover and is located on a grassy esplanade so families can easily walk to the beach in less than 2 minutes. The home has four bedrooms and 4.5 baths that will accommodate up to 12 guests in a variety of ways. The owners have thought of everything for relaxation in the home. The home is situated on two levels, with a private elevator for adult use only. Sorry, no pets. The very large kitchen of Lavender Dreams features an oversize island with seating for four guest and a dining table which will seat eight adults. The kitchen features a double oven, 6-burner gas range, Keurig Coffee pot (bring your own k-cups), 12-cup drip coffee pot, wine frig under the counter, microwave under the counter, walk-in pantry and all of the necessary pots, pans, dishes, and tools to prepare the most lavish meals you may desire. The living area has a large sectional sofa wrapped around the enclosed glass fireplace (use remote control to set the mood) and extra large flat screen smart TV over the fireplace. The living area has a queen sleeper sofa. This area opens with French doors out to a large balcony and the view of the Gulf is spectacular - less than a 2 minute walk to the edge of the water! Sleeping accommodations include two primary bedroom suites. The first primary bedroom is located on the main level of the house and includes a king size bed, ceiling fan, TV and en suite bath with a single vanity and tub/shower combination. The second bedroom is located on the main level of the house and has two built-in twin/queen bunks (this room can sleep 6 children, or two adults in each of the queen beds). This bedroom shares a full bath with step in shower - shared with the common area of the house. Upper Level Bedrooms: Bedroom 3 is located on the upper level of the home and features a queen size bed, ceiling fan, TV and en suite bath with a tub shower combination. The primary owner's suite is also located on the upper floor and is absolutely stunning! The king size bed in the owner’s suite features a ceiling fan, television and an luxurious owners en suite spa-like bath. Bath features a separate large soaking tub, step in shower and separate water closet. The owners’ suite also has access to a private balcony which has a view of the Gulf. The upper level of the home also features an additional living area with television - a great place for the kids to unwind and play games, all in the privacy of their own living space! Guests will never want to leave Lavender Dreams!

BEACHSIDE VILLAGE
Beachside Village is one of Galveston's most popular and newer upscale neighborhoods, with picturesque, idyllic, colorful, coastal homes, all on stilts and all built with strict Victorian-style architecture. Beachside Village is close to town and all that Galveston has to offer - only a short ride to Schlitterbahn, Moody Gardens, The Historic Pleasure Pier, Historic Strand, and Postoffice Districts.

Events, parties, or guests attending prom are prohibited at this home, as well as any type of large gathering with guests not listed on the reservation's Guest Registration or exceeding the maximum occupancy. These provisions are strictly enforced by Ryson Vacation Rentals, City Police and GARM (Galveston Association of Rental Managers) security. Please contact Ryson with any questions.

This vacation home should accommodate up to 4 vehicles to be parked at the property. Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions.

Beachside Village Community is a quiet residential neighborhood, and quiet hours are enforced between 10 pm and 8 am.
Weddings, prom or large gatherings of any kind are not permitted in Beachside Village.
Most houses allow up to four vehicles to be parked at the property, but some properties may not be able to accommodate this maximum. Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Overnight parking is not allowed at HOA Sales Office, and overflow parking is only permitted along the North side of Sea Butterfly, West of Grand Avenue. Beachside Village HOA does not allow parking for trailers, RVs, boats, etc.
These provisions are strictly enforced by Ryson Vacation Rentals, and Beachside Village HOA charges fees for non-compliance

Outside/exterior security surveillance is present at this home for the security of the home and our guests.

Even if listed as a provided amenity, Ryson is unable to guarantee specific cable packages, networks, channels, cable signal quality, or internet signal quality. Cable may not be available on all TVs. Oftentimes additional TVs are available for guests wanting to hook up their own game systems or streaming devices.

All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 25 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am.

EXTENDED STAYS
Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay.

Lovely home!
The house is beautiful and the kitchen is well stocked with utensils and cookware. The layout is great for groups. There were no cleaning supplies in bathrooms and very little in the kitchen. (Bring trash bags and dishwashing detergent). There were not enough linens … towels and pillows. We could have washed them but didn’t bring laundry detergent with us. Overall it was a lovely place to stay and we would recommend it to other families.

Good Vacation but could have been Great
I really wanted to love this property. We have stayed in this neighborhood before at a different house twice & loved it. However, our normal home was already booked so we took a chance on Lavender Dreams. This house could really be top notch with a few changes...however, there were a few glaring issues which were hard to ignore. Number one....ANTS. So many ants. Ants everywhere. In the kitchen, in the bathrooms, in the closets. It was clear the property mgmt knew about this issue before because lo & behold there were ant traps around & spray. It was quite frustrating to pay so much money for a home only to have your suitcase and clothes invaded by ants. This needs to addressed. Also, when we initially arrived the tv in the living room along with a number of wall outlets in the home didn't work. I reached out to the property manager but didn't receive a timely response. Thankfully, we were able to find the breaker box ourselves and fixed the issue. The doors and locks in this home are terrible. Only my Dad could figure out how to lock the back door. It was so difficult and frustrating. In addition, you're given three keys but they aren't labeled or color coded at all. One is for the entry door, one is for the storage closet and one is for the elevator. There are also no instructions anywhere for the elevator and it's quite persnickety. It was frustrating to have to constantly figure out which key to use to unlock which lock. More to write but cut off...

Property was new , beautifully decorated and spacious. Sheets and towels supplied. Plenty of kitchen tools. Beds were very comfortable. Sofa and chairs were not comfortable.

Beautiful place but not fully accurate info
The house is BEAUTIFUL in a great location. However, one in our group is a senior with advanced pulmonary disease, so having an elevator was one of the main reasons we booked this house. Upon arrival at the house, we realized the elevator was not working, which became a significant issue for us. Once we helped her up the stairs, she didn't leave the house until we checked out. The hosts were aware of this issue, since they replied to my text saying that "the parts to fix it have not arrived". My advice for the hosts is to disclose this information in your listing, as having an elevator available is many times a necessity rather than a luxury.
