~BEDROOMS~
The home provides 5 private and thoughtfully designed bedrooms, each with its own unique style and story to tell.

The Serena & Lily inspired master suite is the perfect space to relax and unwind, with a luxury king bed adorned with a soft down alternative comforter, cotton duvet and linens. This bedroom is light and bright, has wood and wicker accents, a large walk-in closet, and french doors to a private screened-in patio.

The second bedroom, with a bright green accent wall, features fun Tommy Bahama inspired decor, a premier king size bed with fresh cotton linens, and lots of natural sunlight. This bedroom connects to a Jack & Jill bathroom and is well-suited for both kids and adults alike.

The third bedroom also connects to the Jack & Jill bathroom and is bright and airy, with a nautical theme. This bedroom has a luxury queen bed, vintage dresser and a large full length mirror. The fourth bedroom is a cheerful and charming room and is the final bedroom on the first floor, with a queen size bed and direct access to a half bathroom.

The fifth bedroom is located on the second floor and has a modern and sophisticated design in black, white and gray. The bedroom is separated from the second living room by a double sliding barn door and features a luxury king size canopy bed with fresh cotton linens. This room also provides a work station with a desk and side chair; perfect for when you need a quiet space to work.

~BATHROOMS~
The home offers 3.5 bathrooms, spread throughout the home. For your convenience, all bathrooms are stocked with two rolls of toilet paper, luxury hand soap and travel size shower and bath essentials.

The master bathroom is a spa-like oasis with modern design finishes and retro-style accents. Step into the walk-in shower for a refreshing rinse or dip in the soaking tub with your favorite glass of wine.

The second and third bedrooms have a shared Jack & Jill bathroom, complete with a simple vanity area and tub/shower combo. There is also a half bath on the first floor, which connects to the main living area and the fourth bedroom.

The third full bathroom, which has a walk-in shower and vanity is located on the second floor and completes the second floor living quarters.

~KITCHEN AND INDOOR LIVING~
The expansive and modern kitchen is a stylish and clean space, perfect for cooking up your favorite meals. Complete with all stainless steal appliances, custom cabinetry and a 5 burner gas stove with extra large oven, your mealtime will come together perfectly. You will find a fully stocked kitchen, with plates, glasses, stem-wear, silver-wear and various sizes of pots and pans. Additionally, a toaster, blender, slow cooker, rice maker, knife set, mixer, cutting boards, drip style coffee maker, Keurig coffee maker and drawers full of useful tools will make your kitchen time a convenient and pleasant experience.

The dining table, with seating for six, is a great place to gather the family for your home cooked meals and conversations about your fun excursions from the day. The table has two additional leafs which adds 4 additional seats for a total of 10. The kitchen island also offers seating for 3. There is additional al fresco dining for 6 on the screened patio directly off the the dining room. This open concept living space, including the kitchen, dining room, living room and screened patio, create an easy flow for entertaining.

A spacious secondary living quarters is located on the second floor. This space offers a comfortable sectional with sofa bed, kitchenette with dining table and a large flat-screen TV. This is the perfect spot for family movie night or an exciting and entertaining game night!

~OUTDOOR LIVING ~
After a fun beach day in the sun or after exploring the sites of historic St. Augustine, you are welcomed back home to relax on the covered private front porch. This inviting space provides a comfortable outdoor living area with swinging day bed and rocking chairs. The perfect spot to take your afternoon nap or enjoy a cup of tea, while listening to the waterfall from the fountain just around the corner.

At the back of the home, another outdoor space can be found. This completely shaded back patio is screened-in to help keep the Florida pests to a minimum and overlooks the new heated pool and gorgeous canopy of trees in the backyard. If BBQ is your thing, you can choose between the gas grill or charcoal grill, whichever is your preference. And the perfect end to your evening is gathered around the fire-pit enjoying s'mores!

~GAME ROOM~
Ping pong, air hockey, foosball, pop-a-shot basketball, arcade games - Ms. Pacman and others, poker/card table, smart TV, and a play area for the little ones with playhouse, play kitchen and toys.

~YOGA STUDIO/GYM~
Perfect spot to practice yoga, meditation or for a light workout. The studio includes yoga mats, yoga blocks, mirrors, free weights, exercise ball, pilates reformer machine and a treadmill. Children under 16 must be supervised at all times.

The maximum occupancy for this home is 14 (10 adults and 4 children). When you stay in this home, you have the entire property to yourself. Prior to your arrival, you will be given an access code to the lockbox on the front door. Please note the beach is a public beach and we are not responsible for any limitations or circumstances that may prevent or disrupt usage of the beach or water.

We love our home, but it is not our primary residence, so we may not be fully aware of events and situations that could impact your stay. We are not responsible for anything off of our property and no refund will be issued for weather, issues with city owned beaches or roads, or events and crowds that disrupt a guest's stay.

Our home is on a routine pest and insect maintenance schedule, but that does not guarantee that guests will not encounter insects or other wildlife. Any such encounter is not grounds for a refund.

Propane and charcoal for the grills is the responsibility of the guest during the rental period. We provide a propane tank, however, we are unable to monitor the levels, so in the event of an empty propane tank, guests can exchange the tank at the Vilano Publix nearby.

Swim at your own risk. No jumping or diving into pool. No running or horseplay around or in pool. No glass containers on pool deck or in the pool. No climbing on any trees on the property. Please do not play in the fountain or throw items into the fountain, near the front entry.


Pet Rules...

1. Dogs must be healthy and up to date on rabies and DHPP (vaccines for Distemper, Adenovirus (Hepatitis), Parainfluenza and Parvovirus). Dogs must be flea and tick free and current on prevention treatment.

2. Guests will always keep the dogs on a leash outside the property.

3. Guests are responsible for cleaning up any and all dog waste, as well as cleaning dogs before he/she comes indoors. Towels are provided. Bag and dispose of all pet waste appropriately. Bags are provided.

4. As responsible pet owners, Guests agree to accept full and complete responsibility for any personal injury or property damage caused by the dog or suffered by any person during Guests’ stay at The Water’s Edge.
