The Space:
Welcome to the cozy and charming Perch Lake Farm, a colonial-style country escape with a picturesque red door set on over 300 private acres, complete with miles of walking trails leading to stunning mountain views, and lake access.

As you enter the home, you'll be greeted by the warm and inviting atmosphere, enhanced by the well-appointed interior with all modern amenities and appliances. The open concept main living level is flooded with natural light and features a large chef's kitchen with beautiful butcher block counters and two dining areas - one off the kitchen and one off the fireplace, perfect for gathering with loved ones. There is also a dedicated office and a half bath on the main floor for added convenience.

Upstairs, you'll find three cozy bedrooms, including a primary bedroom with a comfortable queen bed and en-suite bath. The other two bedrooms are furnished with a queen bed and two singles, respectively, and share a full bathroom. The house has plenty of charm and gathering spaces, making it the perfect spot for a relaxing and enjoyable getaway.

Outside, you can enjoy the beautiful back patio with outdoor dining and a cozy firepit, perfect for roasting marshmallows under the stars. The house is truly private and offers access to Perch Lake just a short two-minute walk down the road. The lake access includes a dock for non-motor boating activities and swimming, making this home a perfect year-round destination.

Perch Lake Farm, located in the heart of the Catskills, near the charming towns of Andes, Livingston Manor, and Roscoe. These quaint mountain towns have lots of explore-worthy stores and restaurants. Grab a sandwich and local groceries at Main Street Farm, enjoy wood-fired pizza outdoors at The Kaatskeller, sip on some of the best local cider at Wayside Cider, pick up some local wines at Upstream, shop at the farmers market, or try Russel's General store in Bovina. Be sure to make reservations at Bovina Fermentory or Brushland Eating House for a culinary experience. Try fly fishing on Willowemoc Creek, golf nearby at Sullivan Country Country Club, horseback ride at Bridle Hill Farm, and visit the alpacas at Buck Brook Farm. Hop in the car and enjoy driving the scenic, quiet roads of the Beaverkill Valley. During colder months, a suitable car with 4WD is required.
