Discover this 2-bedroom gem in Dayton. This superb house features a king bed in one room and a queen bed in the other, offering comfortable rest for guests. With two bathrooms, each includes a shower and one with a bidet. The tranquil atmosphere invites you to unwind after a day of exploring. Whether you’re here for a quick getaway or an extended visit, this tremendous home provides a cozy and welcoming space. Our place is equipped for both long or short stays to make your stay one to remember.

Also a full dining, parking out front, laundry. Private backyard with deck and fire pit!

A few minutes away from University of Dayton, Miami Valley Hospital, and Wright-Patterson Air Force Base, and Downtown Dayton.

SLEEPING ARRANGEMENTS:

- Bedroom 1: 1 queen bed with black out curtains with recliner for relaxing

• This is a downtown neighborhood. Although vehicle break-ins are rare, they do happen. We HIGHLY encourage you not to leave anything in plain sight in your vehicle that is even remotely tempting. Ex: Book bags, briefcases, tools, etc etc.
- We will consider non adults accompanied by parents for circumstances, and not limited to: UD college visits, arrangements at Miami Valley Hospital, new borns, etc etc. Please do not hesitate to inquire.
-This single story home requires steps to enter the main entrance. There is another side entrance with a wheel chair ramps. One step inside when going from one side of the house to another. Small ramp provided upon request. Shower also has a seat.

- No refunds will be given based on cleanliness issues that are not reported immediately. All claims will be referenced against pre-check in quality assurance pictures and video taken right before each guest arrives. We ask for affirmation of “I have read the house rules” before accepting the booking.
- If you need something please don't hesitate to reach out. The wife and I live right down the street and run local businesses. We will try to get back to you/accommodate your needs as soon as we can at the earliest convenience. Also the neighborhood is very friendly.

-While we would prefer to keep the property an animal-free zone, per VRBO Terms of Service, we can’t deny your stay based on your bringing a Service dog.

Please provide the answer to these questions in your response. We would also like to highlight our strict guidelines for guests accompanied by their Service Animal/ESA:

A service dog staying on our property is NOT allowed to be left unattended at the property at any time during your stay. You can NOT leave him alone in a crate as well. You must take the animal with you anytime you leave the property.

As the animal owner, you are liable for any damage caused by your accompanying service animal. If there is damage or a need for additional cleaning due to your stay, you will have to pay additional charges.

Please be aware that we will cancel your reservation of you and your Service Animal/ESA if we discover misrepresentation of a pet as a Service Animal/ESA. In such cases, we will also report fraudulent claims of service animals to government authorities and evict the guest(s) without further notice. In such circumstances, there will be no right to a refund.

Please provide an advanced copy of your service animal/ESA’s rabies vaccine (current through your stay) in the response email.

Your service animal/ESA must be on a leash or under control of verbal or sight commands at all times.
We will ask you to remove your service animal/ESA from the property if the animal is out of control and you cannot control it effectively.

We will also ask you to vacate the premises if the animal is not housebroken.

Please walk your service animal/ESA outside for bathroom needs. We strictly prohibit indoor piddle pads. You can walk the dog out back.

Please clean up the defecations immediately. Please bring your own disposal bags and dispose of them properly before your departure.

Don’t let your Service animals/ESAs sit on furniture (sofa, chairs, bed) or counters unless it is specifically needed for your disability.
