Overall, it was fine, but it's not what I would call "really nice". It's kind of tired, and could use some updating. Positives:Beach access is fantastic. It's a relatively short walk to Seaside, but the sidewalk is inconsistent, and you have to cross the street (30A) a couple of times. Negatives: Not exceptionally clean / squared away. Sliding doors are full of bugs.The bathroom drains / P-traps were full of sand.  I used the plunger to clean them out shortly after arriving. Front deck has an old rolled-up rug broken chairs on it. Not sure why those wouldn't be thrown away / discarded. Seems like the owners haven't been on-site in quite some time. Front deck table chairs are very corroded, very dirty mostly unusable. Corroded chairs are a health hazard (tetanus). Main floor kitchen is very small. Like REALLY small. Make no mistake about its proximity to 30A; it's right in front of the house. There's a LOT of traffic, and the noise is significant.Owners need to spend some time here, looking at it as if they were a customer. We may consider coming back here. But there are nicer properties available in a similar price range.

Spring Family Beach Trip

This house is in an amazing location, literally across the street from the beach access! It was ideal for me, my wife, and our two young boys. The house is definitely older and you can tell. The AC also wasn’t great if you were in the back bedroom on the 1st floor, but you can make do with the ceiling fan. Don’t plan on cooking dinner in the kitchen as it’s very small, but it works for breakfast and lunch. We just ate out every night for dinner. Overall the location was what sold us, and we spent most of the day on the beach, so we didn’t need a nice brand new house. I’d recommend if you plan on beaching it up every day!

Location, Location, Location

All the good stuff: This property is a 3 minute walk from public beach access on the emerald coast (which we spent time at nearly every day). It is also across the street (road 30A) from the Timpoochee walking/bike trail. The trail provides access to local restaurants, other services, the Seaside farmers market, and a local grocery store. This area is practically deserted at non-holiday times. We felt we had the beach all to ourselves except during the week of Thanksgiving. The layout of this home was perfect for two couples the bottom floor can be completely closed off from the top floor, with thermostats for each area. Everyone was friendly and welcoming. Some of the challenges: This area is active with construction traffic. The week of Thanksgiving was extremely busy with holiday travelers. 30A and the walking/biking pathway were usually clogged with people by 11 AM. Because of the traffic noise we did not use the patios much. The home itself could use a deep cleaning and appliances could be updated. The kitchen on the lower level is about 10 X10 but functional. The bathroom for the upper level is on the lower level. We were at the property for 30 days and enjoyed every minute of it.

Great location

This property is across the street to the beach access, about a 5 min walk to the sand which was perfect for us. Lots of space except the kitchen is really tiny, so if you plan on cooking lots of meals that may impact your stay. Beds were all very comfy, our only complaint was the street noise early in the morning. Would stay again.

Beach getaway

The location and short walk to the beach is great. Loved the two bicycles that came with the house. The kitchen is small but was fine. Pots and pans could use an update. Had lots of towels for us and I loved that.

Communication

Communication wasn’t very good, the bathtub held water every night. I took a shower ankle deep the first morning I called about the televisions and I had spent a couple hours working on it. They sending someone out that never showed up. It would’ve been good to watch some TV. My wife broke her foot the first night we was there so we was there six nights. I know your fault but still it would’ve been nice to find something to watch on TV. Netflix would have been very nice. The refrigerator stink really bad.

Clean, well maintained, great location!

Our stay at the Holzworth house was great! It was very clean, and was a short walk from the beach. I would recommend it to anyone looking to stay in the area.

Perfect quiet spot for family

Close to the beach, quiet neighborhood, very quick to respond when we had an issue with the washer. Nice extras like bikes and beach chairs.

Rating Details: The property manager was somewhat unhelpful. The vacation rental was clean. I was more than happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Great location, but the prevalence of cockroaches really ruined the stay. Nothing was done about it during our stay, even though I notified property management on our first night(Friday night). They replied that nothing could be done because it was the weekend, which I thought was a weak excuse. Nothing was done on Monday or Tuesday either. The downstairs kitchen was difficult to be in because of the lack of space, and the furniture was very run down.

Great location! Not clean and needs updated!

My husband and I booked this house for my 50th birthday week, and invited another couple to stay with us from out of state. When we arrived, the place smelled like cat urine. It was late, so we just went to bed the 1st night. The next morning, before our friends arrived, we noticed how much this place needed to be updated. The large ottoman had 2 sides of the vinyl completely peeled off, sofas were very worn and stained, microwave door was broken, towel bar in bathroom was off the wall, and we couldn’t find the laundry room anywhere. My husband bought a large bottle of extra strength febreeze and sprayed everything down. He tried to vacuum, but found it wasn’t sucking anything up. Maintenance dropped a new one off, and my husband put it together and vacuumed the place. He found empty candy wrappers and a dirty sock under the upstairs sofa. He would’ve vacuumed the ceiling fans because they had so much dust and grime on them, but didn’t have an extension for the vacuum. That night, we started noticing roaches on the floor, tables, and walls. As we sat at the downstairs table to play games, we noticed there was dried food between the glass and wood top. My husband read the post while we were there from people that stayed before us, saying they saw this same thing. So, no telling how long it’s had that grossness stuck on there. Also, the oven kept turning on in the middle of the night. Come to find out, it was infested with roaches and somehow they were turning on the oven and waking us up all night. DISGUSTING! We did not bring any food into the house, in fear of bugs getting into it. There were only 2 cheap plastic chairs to sit on outside while on the balcony. Not even enough for everyone to sit together outside. That was okay, because we tried to stay away from the house as much as possible. We were embarrassed that we rented such a nasty place for all of us to stay at, and apologized to our friends several times. Oh, and we finally called about the laundry room and was told it was under the house and had a code on the outside door to get in. It was like walking into a damp musty old cellar… we found beach chairs and inflatables in there too. We added 4 beach chairs, an umbrella, and an inflatable ring to the collection. The location of this house is perfect for beaching. We are still shocked how this place had so many great reviews. I might be a little “hoity toity,” and like nice things, but this place was disgusting!
