The Space:
Our beautiful home offers you 1,660 square feet of well-appointed space in the heart of East Nashville! WALK to some of East Nashville's hottest spots! Edley's BBQ, Yeast Nashville, Butcher & Bee, Basement East and Smith & Lentz Brewing...just to name a few...are ALL within a 5-10 minute walk! Our home is thoughtfully decorated and set up with all the amenities you would find in a hotel but better :) (Please see our complete amenities list on the listing). Although we don't serve breakfast, there is complimentary coffee, tea and light snacks.

First Level:
Living Room:- the Queen sleeper sofa is also a memory foam mattress! VERY comfy for a sleeper sofa.
Kitchen

-Central Heating, Cooling, and Ventilation system.
-Kitchen fully equipped with cookware, dishware, some spices, etc. drip coffeemaker with some coffee beans and a grinder to get your started.
-Washer and dryer available for guest use!
-Plenty of street parking available.
-Dining table with seating for 6 and counter height breakfast bar with 4 stools in kitchen area to gather for meals, games, or to serve as a work desk.
-Comfortable and stylish living room to hang out in and watch TV on a large screen Smart TV.
-We provide some fresh coffee beans, a grinder, tea, creamer, sugar, light snacks, some water bottles and sparkling water.
-Fresh bed linens provided. We layout towels, wash cloths, travel size shampoo and shower gel on each bed. There are extras if needed in each bathroom. 3 hair dryers, one iron & ironing board, *initial round* of toilet paper, paper towels, & coffee provided, if you need more, you can stock up from the nearby grocery store (Kroger, and Turnip Truck are nearby).

PET RULES: DOGS ONLY - up to two under 50lbs Leashes: Dogs must be leashed when outside Clean up: Guests must pick up after their dog and use the provided dog bag station Furniture: Dogs are not allowed on furniture or beds Supervision: Dogs should not be left unattended. Dogs need to be crated if left alone in the house Housebroken: Dogs must be housebroken Crates: Dogs should be crated if left alone inside Potty areas: Guests should use designated potty areas Noise: Guests should ensure their dog doesn't cause excessive noise

☆☆ CANCELLATION POLICY: Travelers who cancel at least 60 days before check-in will get back a full refund minus a $100 credit card processing fee. If they cancel after that point, they will not get a refund. We highly suggest purchasing Travel Insurance!☆☆

**There is an additional $200 fee for guests wanting to book my property for filming and/or photography. A location agreement must be provided to me prior to your shoot date.**

***HOUSE RULES/AGREEMENT MADE UPON BOOKING***
A great deal of passion went into the design and decorating our Nashville home so that it would be both beautiful to behold and beautiful to experience for ALL. We assume all of our guests will be respectful and excellent, but we still want to make sure you understand our rules and expectations so we're all on the same page. Please help us preserve our house for yours and others' future stays by accepting these rules before you book:
-There is NO smoking allowed inside the property. If smoking outdoors, please keep doors and windows closed so the smell does not enter the house.
-Absolutely NO major parties. If you're looking to book our place to throw a party, we have exterior security cameras that would allow us to see if there is a party going on and how many guests are ACTUALLY staying at the house. We're ok with small celebrations with the allotted amount of guests allowed/booked for (no more than 8).
-Guests may not sit on or lean over balcony or rooftop deck railing.
-Guests must use provided handrails when using stairs.
-Decorations: Absolutely NO GLITTER and NO CONFETTI. Any decorations you put up must all be taken down including any tape residue. Any tape residue or damage found on walls do to your decorations may result in being charged.
-Please leave the house in the condition you entered it in. THE CLEANING FEE DOES NOT COVER EXCESSIVE MESS. The fee is to cover the expense hiring our awesome cleaner to clean all linens, kitchen, bathrooms, living areas, dusting, and up-keeping the house. It does not include her cleaning up after any disrespectful messes left behind. Please follow easy check-out instructions we'll have provided you. If you follow those, you’ll be in good shape.
-Please communicate with us about anything that has been broken during your stay. Any excessive mess or damaged items MAY result in withholding of deposit. We are reasonable people and will understand if accidents happen, but please do not try to "hide" it from us as we want to make sure everything is taken care of or fixed before our next guests come to enjoy our property.
-RESPECTING OUR NEIGHBORHOOD. Remember, you're not renting a hotel room, you're renting a house in a neighborhood where people live. We ask that you respect our neighborhood and neighbors by keeping your exterior noise level down at ALL times during the day. ANY complaints received from our neighbors (whether noise or just being a disturbance in any way) will result in withholding of deposit.
-Internet Use: NO illegal downloading of any sort, no p2p file sharing. (we had to fine a guest for this because my internet company flagged the illegal internet usage and fined me).

EARLY CHECK-INS OR LATE CHECK-OUTS:
Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask on day before or the day of arrival as we will NOT honor it. We have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs will result in withholding of deposit.

The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the price.

You must also acknowledge
Potential for noise - As with any home, outside noise is always a possibility. I have sound proof windows & foam insulation that drowns out the sound for the most part.
Must climb stairs - Multiple stairs at entry and one flight of interior stairs to the second floor.


The total price of the reservation is based on the nightly rate set by the host, plus fees or costs determined by the host or booking platform. Extra guest fee charged by some hosts for extra guests beyond a set number, which may fluctuate.

Guest Access:
Guests have access to the entire house with the exception of any locked closets.

The Neighborhood:
Our home is located in one of the hippest and trendiest areas of Nashville! East Nashville thrives on small, local businesses and boutiques, with many great restaurants and local sports or craft beer bars. There are also bike and walking trails in Shelby Bottoms Nature Greenway and Park.

Getting Around:
Uber and Lyft are GREAT to use in Nashville. They're always about 2 min. away when you are ready to request, and you can get just about anywhere in Nashville for $10 or less. If you decide to rent a car, the driveway can only park two small cars.

I'm available via messaging through the booking site during the entire booking process up until you arrive. I travel a lot so my friend, Steph, will be your point of contact DURING your stay in Nashville. She's just a text away should you need anything during your stay - please do not reach out to her PRIOR to your stay as you will be working with me (the owner).

You will have a detailed guest book available at the property with tips on how to work the TV's, trash, check-out instructions, and will also serve as a local guide for my favorite restaurant and bar recommendations.
