Fantastic B&B. Communication was great. House was beautiful. The room was perfect. The best mattress and sheets ever! It was so relaxing and comfortable. Would definitely stay here again.

Check in was simple and easy. Hosts were friendly, readily available. Room was clean and comfortable. Parking is something to take into account with this area and they have more than enough for their guests and I was there with my Suburban.Walking is possible to some spots but if you have bikes that would be the way to go.Strongly recommend dinner reservations in town during the busy season.

If you are interested in and willing to walk to avoid parking challenges, this is the ideal location! From here you can walk to Easton Beach and the north end of the Cliff Walk in about 15-20 min.; the bus/trolley line, which takes you all around Newport (for free summer 2026) in about 10 minutes; and the shopping and restaurants of the waterfront district in 15-25 minutes. It's central location was the reason I chose the Admiral Sims House. The host was friendly; and the simple, yet delicious, grab-and-go breakfast was great, especially when enjoyed on the huge and beautiful porch. Our room was bright, clean, and attractive. It may sound a little silly, but I also really enjoyed the shower.

This was the most beautiful, welcoming, safe, clean, cozy stay! We can’t wait to come back!! The hosts were so kind and generous. The rooms are big and beautiful and immaculate. The fireplace adds such a comforting touch. The location is amazing. Thank you so much!

We had such a lovely stay in Newport at the Admiral Sims House! It is such a beautiful home! Our room was clean, cozy and so well equipped.Breakfast was yummy too! Perfect get away in a stunning area of Newport!
