LIVING, DINING, & KITCHEN:
The open-concept living and dining area features a large U-shaped sectional sofa, a TV, and sliding glass doors that open to an oceanview balcony. The seamless flow between indoor and outdoor spaces creates an inviting environment for relaxing and gathering.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes both large and small appliances. A dining table with seating for six is also provided within the space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located inside the home, a complimentary starter set of laundry essentials is provided.

Parking: One parking space is provided in the shared double garage, suitable for most regular-sized vehicles and accessed via the rear alley. Additional neighborhood parking, both metered and unmetered, is also available.

YOUR SPACE:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private ocean-view balcony. The ground-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
