Living room with shutters, 42-inch plasma & TV. The unit has travertine tiled bathroom floors, 2bedroom, 2bath Monarch Beach ceramic tile in the kitchen, vinyl wood floor throughout. Enjoy your meals in the separate dining room or eat-in-kitchen, or on the tree-enclosed patio table on the balcony.

The kitchen is fully-equipped with dishwasher, microwave, toaster, blender, coffee maker and all your cooking needs. The master bedroom has a king size bed with private bathroom. The second room also has Twin over Queen bunk bed and Full bed also. There is a private laundry room with washer and dryer off the rear balcony.

This is a gated community with a swimming pool, club house, workout gym, and two separate jacuzzi spas (one over-looking the ocean). One flight of stairs lead up to this 1200 sq/ft top floor unit with faulted ceilings. One assigned parking space with plenty of quest parking. This relaxing and tastefully decorated unit is perfect for two couples or a family looking for a beach retreat.

*Since I also utilize this condo, I require firm, supportive mattresses with sterile, soft, clean, white cotton bedding (which, unlike floral polyester, must be washed and bleached every turn-over).

Please understand that you could be charged if there is:

Damage to the property or furnishings (please treat the unit you would you own home)(white cotton bedding, comforters, & duvets, so please watch for anything that will stain)

Irresponsible use of power – Please understand that we (owners) cannot afford renters who leave the climate control running all day while they are gone or when windows are open. This will amount to massive electric and/or gas bills. You are covered up to $5 per day ($150/month) of your usage which is about 15 kilowatt hours per day or 5 “therms”/day and should be plenty. Anything over an average of $5/day will be deducted from your deposit. If you’d like extra heat or anything else, you’re welcome to pay for it. The meter will be recorded and documented immediately before and after your arrival and departure. Please feel welcome to do the same. Simply turn off the heater when you don’t need it, when you are gone, and if the windows or doors are open. Also, turn off any unnecessary fans, utilities, and lights and very little (if any) costs will incur.

Excessive mess or dirt requiring extra cleaning, or e) any other costs incurred by Homeowner due to Guest’s stay.

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. Guest is to inform owner immediately of any damage what so every immediately or assume responsibility.

Please understand if any amenities break, they will be repaided asap, but I won't be responsible for any refund.

This area is closer to nature than the inner city. There could be more critters, spiders, bugs, or ants but based on the season and weather and/or if you leave food out.

Summer Note: AC in not advertised or needed. In summer, open windows and doors or use fans also to ventilate in the ocean air. Average summertime temp is usually in the 70s. If it's a little bit warmer, use the fans also. Enjoy the coastal weather, cool ocean, pool, & beach culture 🤗

Great location

We had a great stay. The condo was exactly what we expected. The property grounds is lovely and very secure. Security guards were friendly but thorough. The location couldn't be better. Minutes from the. lantern district in Dana Point and Alviso Beach. It's less than an hour from Disneyland.

4 days close to beach

Instructions and communication was clear. We so enjoyed the many beaches and eateries. Top floor, was quiet and had a nice private front porch to drink your coffee in the sun.

Relax stay at Ritz Pointe

Enjoyable stay. Excellent location (few minutes drive to the coast eg Dana Point Yacht Club). Close distance (few minutes drive) to local shops. Ritz Pointe Community has very good security (barrier + gate to avoid tail-gating), and 24 hours security guard at the gate. Also, regular security checks inside the community, any 'unknown' cars will be towed away.

Great OC location

The property is in a nice gated community. Very spacious interior that fit our family of 4 comfortably. Having two baths and 3 beds was an ideal setup. Monarch Beach park is right down the road which is beautiful. Apparently there is a trail from the community that will take you all the down there. Highly recommend eating at Project Social which you can easily walk to. Great casual SoCal place for food and brews. The kitchen is a bit worn but perfectly functional. The listing mentions the firm mattress in the main bedroom and it is indeed very firm.

Gracious 3 stars because listing is technically accurate

Overall I do not recommend staying here. The listing disclosed some issues and the owner was responsive, but did not correct our biggest issue. Listing says bugs may be present, but is not clear the owner will do nothing about it. We informed him of very active ants in the kitchen (50-100 ants visible at any time) and he said the HOA does pest control and the listing disclosed possible pests. He sent a link to ant bait I could buy if we were bothered by it. It’s not reasonable to ask guests to manage your pests and if this is a well known issue the owner should provide ant bait. How bad were the ants? We found them in the kitchen, foot of the master bed, swarming on my toothbrush in the master bath, in the guest bath, on the couch, and in all of the food we brought home. We are very clean and had food only in the kitchen/ dining room and took out food waste each evening. Other issues: - All beds are insanely hard (noted as firm in the listing). We joked that putting plywood on top would make them softer. This caused numbness and sore spots for everyone. - House was poorly stocked. For 5 nights/ 5 people we had two rolls of toilet paper, one trash bag, no dishwasher soap, no tissues. - Condo is in need of general repairs. Door knobs barely turn, master bath faucet is seized, gap under front door big enough for a pencil, kitchen seems 1986 original and appliances/ cabinets are quite worn, half of drawer pulls broken off on master bedroom dresser, dining chairs coming apart.

Owner mis represented the property. Ignored my request for help with TV and bugs.

My experience with VRBO not backing me up with the owner was very disappointing. I left property 9 days early due to emotional stress of dealing with unacceptable conditions. I will never use VRBO again and will tell my friends and family to not use them either!!!!!

Clean and Great Location

We really enjoyed our stay in Kyle's condo. The unit was just the right size for our family of 4. Besides it being super clean, the condo was comfortable and the location is central for exploring the beautiful beaches within a few miles. We really enjoyed the walk to the beach. The complex is quiet and convenient to stores and restaurants.

Great location, great place to stay :)

Owner very caring that our needs were met. It was a great location between San Diego and LA and Dana point has a great beach (they all are!) We went whale watching and saw a lot of sea life. Accommodations were comfortable for 4 people over 5'11 (2 adults, 2 teens). Thanks again for accommodating us!

Beautiful home in the heart of OC beach town!

We truly enjoyed our stay at Kyle's home in Monarch Beach. It was spacious, beautifully decorated, and comfortable (especially the bed!). We are also very particular when it comes to noise and we did not hear a peep from neighbors our entire stay - it also probably helped that we were the only condo on the top floor. We were able to visit the community condo pool which was busy but accommodated our needs especially since it was very hot in the OC those two days. Thanks Kyle for having us in your home and we hope to return in the future!

Pretty good

We all had a great time, the place was nice. No bbq though and that would have been nice. No extra rolls of toilet paper or paper towels, just something for future renters to know. Kyle was very nice and easy to deal with, all in all a great vacation 😉
