We had a great stay. The two rooms with bunk beds weren’t equivalent to the other bedrooms (no bathroom) but we knew that going into it. It was wonderful sitting on the porch and visiting and watching the ocean. Would definitely recommend.

Kim, a porch facing the ocean has a way of turning any evening into the highlight of a trip, and it sounds like yours delivered exactly that. The spot is ready whenever you want to bring the group back.

There was a last minute change of accommodations due to an HVAC problem. Communication was fast, efficient and we had new place on the beach before our arrival. It was a beautiful space and fit our needs.

The only thing this house had going for it was a short walk to the beach and a readily available serviceman. No ice maker, no porch furniture, no spray hose on boardwalk level. Sink in the kitchen had a separated pipe which let water pour onto the cabinet base and floor. Laundry room had a major water leak from above, which shorted out the lights. Portable air conditioner left in dining area, which we were asked not to use and could we move it. We did not. We liked the 2 seating areas in the living room. The Black Pearl needs a lot of TLC.

We cannot overstate the safety concerns at this property. The water heater was dangerously hot—steam came from the faucets, and several guests were burned. The outdoor shower produced only scalding water, making it unusable. It also sits in sand, making it nearly impossible to keep sand out of the house.The home was not clean or well maintained. Bedroom rugs contained sand, shells, plastic, and trash, suggesting they had not been cleaned between guests. One bathtub backed up twice. The couches had large tears hidden in listing photos by pillows and blankets. Cleaning supplies were inadequate, with no plunger or general cleaner and a broken dustpan.The A/C failed twice. Maintenance responded quickly, including a late-night weekend visit, but the technician said the unit was improperly installed and would likely keep shutting off.The house appears to have unrepaired water damage. Rust and visible damage were widespread, including cabinets, vents, washer, and dryer. The laundry area is in a dark ground-level storage space our children called “the dungeon.” Beds were extremely loud, and several advertised kitchen items were missing, though maintenance brought a blender after we asked.Only four lawn chairs were provided, yet signs said they could not go to the beach and had to be brought inside nightly.I would not recommend this home and believe it should be inspected for safety and cleanliness before future stays. I gave two stars only because maintenance was responsive

Check in was super easy with texts and emails. The property was in a fantastic location directly on the beach and very private even though it has public access. The two queen balcony rooms upstairs were spacious as we watched the sunrise and sunset in bed when we wanted to. The other two upstairs queen rooms behind the queen balcony rooms were just large enough for a bed and shared a jack and jill bathroom with the balcony rooms (one of our least favorite layouts of the house)The two back bunk rooms were only big enough for the beds.The downstairs king room was fairly large but it was behind the living room and beside the kitchen with no view of the beach. The house itself needs many upgrades.Only one sliding door worked and leaked water at least a foot in to the room. (Property management said they were working on it)The kitchen had very outdated pots, pans, cooking utensils and mixing bowls, etc. The stove and oven were on the blink. Sometimes it worked but mostly the stovetop turned off while cooking and the oven took an eternity to heat up and didn't stay heated to the correct temp. The dining table is way too bulky and the glassoverlay made it almost impossible to set a plate down level. There were extremely large TVs in the bedrooms and living area .They seemed overly big and unnecessary for a beach house. It was nice having a washer and dryer. The outside shower was nice but i wouldn't let kids operate it alone, too finicky. Overall we were happy with our stay!

Me and my family enjoyed our stay. The host always responded in a timely manner. The house was exactly as advertised, and so much more. The home was clean and provided everything that I needed for the stay. There were plenty of dishes, pots, pans, bowls, silverware and other items needed for cooking and baking. The stove and oven worked great. I was able to cook for my family with ease. The towels and linen were individually packaged in each room to include the kitchen towels. The instructions for entering and exiting were clear and concise. I would definitely rent again.
