The cottage includes a queen bed, a full bathroom, a full kitchen stocked with pots, pans, plates, bowls, glasses and utensils, a small dining area that seats 2, a living space with a full sofa, arm chair, gas fireplace, and a Roku TV with guest mode where you can easily and temporarily sign-in to all of your personal streaming services. There is a designated work space with a desk and chair. If you have a small child we do have a pack and play available in the closet at all times. Enjoy a mountain view from the deck and feel free to enjoy the back yard.
A sauna is available on site starting 12/1/2025. Guests may request 45 minute reservations on the hour. View the house manual for the reservation calendar link. Use of sauna is at guests’ own risk. Please review sauna safety and waiver in House Rules.
Heat and AC is controlled via a thermostat in the unit.
A drip coffee maker is available along with complimentary packets of coffee grounds, tea bags, creamers and sugar.
All bed sheets are 100% cotton. Room darkening and privacy sheer curtains throughout the unit. Bedside lamps feature USB charging ports.
Towels are provided for guests. Liquid hand soap, shampoo, conditioner, and body wash are available in the bathroom as well as rolls of toilet paper. Liquid dish soap, a new sponge, and a paper towels are available in the kitchen.

Sauna Use & Liability Waiver
Important – Please Read Before Using the Sauna
By booking or entering the property, you acknowledge and agree to the following terms regarding the on-site sauna:
Assumption of Risk
The sauna is provided for guest enjoyment and relaxation. However, sauna use involves inherent risks including (but not limited to) heat exposure, dehydration, slipping, burns, fainting, and adverse interactions with alcohol, medications, or medical conditions. By choosing to use the sauna, you voluntarily assume all risks, both known and unknown, associated with its use.
Health and Safety
Maximum sauna capacity is 4 persons at one time.
Do not use the sauna if you are pregnant, have heart disease, high blood pressure, circulatory problems, or other medical conditions unless cleared by a licensed medical professional.
Do not use the sauna under the influence of alcohol, drugs, or while taking medication that impairs your ability to safely tolerate heat.
Limit sessions to no more than 15 minutes at a time, followed by a cool-down period.
Stay hydrated and exit immediately if you feel dizzy, light-headed, or unwell.
Children under 16 may not use the sauna without direct adult supervision.
Release of Liability
In consideration for being permitted to use the sauna, you hereby release and hold harmless the property owner(s), host(s), and their agents or representatives (“Released Parties”) from any and all claims, liabilities, or demands for personal injury, illness, death, or property damage arising out of or connected with your use of the sauna, whether caused by negligence or otherwise, to the fullest extent allowed by Vermont law.
Indemnification
You agree to indemnify and defend the Released Parties against any claims, damages, losses, or expenses (including reasonable attorney’s fees) that arise out of your use or misuse of the sauna, or that of anyone in your party.
Property & Insurance Disclosure
The property is insured through State Farm for general short-term rental liability. However, guests are required to act responsibly and acknowledge that this waiver clarifies the assumption of personal risk and the host’s limited liability.
Rules of Use
No food, glass, or alcohol inside the sauna.
Keep the sauna door closed during use.
Do not pour water on electric heating elements.
Do not modify or tamper with controls.
Towels must be used on seating surfaces.
Report any damage or malfunction immediately to the host.
Governing Law & Venue
This waiver shall be governed by the laws of the State of Vermont, and any disputes shall be resolved in the courts of the county in which the property is located.
Acknowledgment of Terms
By staying at this property or using the sauna, you confirm that you have read and understood these terms and agree to them voluntarily and knowingly.
