Guests enjoy full access to the community’s resort-style amenities, including a heated pool and hot tub with cabanas, tennis and pickleball courts, bocce ball, a fitness center, and a full-service spa (appointment required). Golfers will love the public 18-hole course and pro shop, while everyone can unwind at the on-site tiki bar and restaurant.

Beach towels are provided in the condo, with beach chairs and gear conveniently stored in the garage so you’re ready for a day at nearby Venice beaches.

Located just minutes from downtown Venice, shopping, dining, and seasonal events, Fairway Villa 204 comfortably sleeps four guests and provides the perfect base for a Gulf Coast escape.

Important Rental Terms:
● Minimum stay: 30 days (per HOA requirements).
● Maximum stay: 90 days (guests may re-apply for an additional stay).
● Shorter stays are not permitted.
● Primary renter must be at least 25 years old.

Important Guest Information:
● Parking: No garage access. Driveway fits only 1 car, with additional parking available directly across from the unit.

● Smoking: Strictly non-smoking (inside or outside).

● Fitness: No home gym or exercise equipment in the condo. Guests may use the shared fitness center on property/community gym included with resort amenities.

● Layout: The condo is single-level inside but located on the second floor, so outdoor stairs are required.

● Outdoor furniture: No private sun loungers at the condo. Sun loungers are available at the resort pool.

● Entertainment: HDTV with Hotwire cable (no Roku)

● Kitchen: Well-equipped for everyday cooking and special meals, including a roaster pan for Thanksgiving or Christmas dinners.
Vacation Rental Rules for Guests
Occupancy Limits
Only the registered guests are permitted to stay at the property. The maximum occupancy limit must be adhered to as stated in the rental agreement.
Minimum Age
The primary renter (guest booking the property) must be at least 25 years old.
Check-In and Check-Out
Check-in Time: 4:00 pm
Check-out Time: 11:00 am
Early check-in or late check-out may be subject to availability and additional charges.
Noise and Quiet Hours
Guests must keep noise to a minimum, especially after 10 p.m., to avoid disturbing neighbors. No loud parties or gatherings are allowed.
Smoking & Vaping
Smoking and Vaping are prohibited inside the property, lanai and garage.
Minimum charges of $400 apply to smoking or vaping inside a non-smoking residence.

PETS are not permitted in this residence.

Pool and Hot Tub Use
Properties with pool and or hot tub use at your own risk. No diving, running, or horseplay. Children must be supervised at all times when using the pool or hot tub. No glass containers in the pool area.

Parking
1 Driveway space only
No parking on lawns, sidewalks, or in spaces not assigned to the property. Any unauthorized vehicles may be towed at the guest’s expense.

Cleaning and Trash
Guests are responsible for keeping the property tidy during their stay. Trash must be disposed of in the appropriate bins on the property. Follow local recycling guidelines. Guests should remove all personal items and dispose of trash before check-out.
Appliance Use
Appliances and electronics must be used in accordance with the property’s instructions. Guests are responsible for any damage caused by misuse. Turn off all appliances when not in use, including the air conditioning, lights, and kitchen appliances.
Maintenance and Repairs
Guests must promptly report any damages, malfunctions, or maintenance issues to the property manager. Guests may be charged for damages beyond normal wear and tear.
Behavior
Guests must behave respectfully and avoid disruptive or illegal activities. No illegal substances or activities are permitted on the property.
Security and Safety
Lock doors and windows when leaving the property. Do not share the property’s access code, key, or security information with non-registered guests. Guests should familiarize themselves with the location of fire exits, fire extinguishers, and emergency contact numbers.
Liability
Guests use the property and all amenities at their own risk. The owner and property manager are not liable for any injuries, accidents, or damages during the stay. Guests must comply with all safety instructions for the pool, hot tub, and other amenities.
Damage or Theft
Guests are responsible for any damage, theft, or loss of property during their stay. The cost of repairs or replacements will be deducted from the security deposit or charged to the guest. Any missing or damaged items must be reported immediately to the property manager.
Cancellation Policy
Guests should be aware of the cancellation policy, which includes deadlines for full or partial refunds. Any early check-out or late arrival that deviates from the agreed-upon dates will be considered a breach of the rental agreement.
Guests and Visitors
Registered guests may not invite additional people onto the property without prior approval from the property owner or manager. Unauthorized guests or visitors may result in additional charges or termination of the rental agreement.
Insurance
