Great location on Thomas Drive. Walking distance to several popular bars and restaurants. Park right at your front door and no waiting on elevators at this family friendly complex. Sugar Beach condos are beachside so no crossing Thomas drive to enjoy the sugar white sands. This is a ground floor unit with a lush lawn right outside to enjoy games. You can relax here and sit on your patio overlooking the freshwater pond. Feed the Koi fish or stroll along the short path to the beach and enjoy the courtyard. Just 250 steps to the sugar white sands. Sugar Beach is a low rise property that features tennis/ pickleball courts a swimming pool, grilling area, and a wonderful clubhouse with ping pong table and kitchen/meeting area. Beach loungers (1 pair) and umbrella service included with rental in season (March to October) so no need to tote much to beach. Discounted rentals available for additional sets.
Complex has a fresh water pond with turtles and koi fish, bbq area, clubhouse, shuffleboard, pool & lighted tennis/pickle ball court. Just steps from the pool to the beach!

Please note: Sugar Beach Owners Association requires primary renter to be 25 and stay in unit. There is a $35 parking registration fee collected at during the online registration process.

Please contact us prior to booking with pet. For stays three nights or less pet fee is $80 for 1st pet and $40 additional for second pet. For stay of 4 nights or longer pet fee is $150 for 1st pet and $50 for second pet. paid at No weight limit. Certain breed restirctions apply. Vet records to be provided upon registration. The pet fee payment is made to HOA during online registration process.

Early check in or late check out available if cleaning time permits for a $35 fee per request due to high demand/requests. Please confirm same with owner ahead of time.

FAQ's
1) Does unit have ocean view?
Unit does not have ocean view but has a lake view. Complex is on the beach but is U shaped with inside units facing the lake?

2) Does unit have steps?
There are 8 steps down from parking lot into unit. Otherwise stepless.

3) Does beach allow pets?
Per Panama City Beach ordinance dogs are not allowed on beach and you risk getting a ticket. There is a city dog park on beach about 15 minutes away. Dogs are allowed in complex on leash if registered.

Family vacation

This was an overdue family vacation. We enjoyed the fact it was gated and in close proximity to food and fun. The unit was perfect for our 4 kids and me and my husband. Plenty of room to relax. Kitchen had everything we needed to prepare meals. The bedrooms were separate from living area which was a plus for us. Just a few hundred feet to the beach. Cannot wait to book our next stay. The owner was easy to get in touch with.

Worst Stay I've Experienced in Years!

The location is great (more private beach area) and the unit had decent enough furnishings but the gate code did not work for entrance to property or re-entry from beach. Luckily another guess was kind enough to assist. Both bed sheets had dog hair all over. We had to strip beds and wash multiple times b4 sleeping. Washer/dryer single unit has dog hair. We tried to clean it too...to no avail. Wifi was out of range so we could not connect TV or personal devices. The floors were sandy so we had to sweep. The hall light was out as well as a couple of lamps. There was no trash bag in kitchen or cabinets. We really could not enjoy the stay. I really hope the owner finds better cleaning and maintenance staff. These are all minor infringements so I hope they get it together. We vacation a lot and this is the worst experience I can remember.

Memorial day weekend

Our stay could not have been better. Weather was perfect. Our condo was great. Kim had told us about the construction, but it was no problem at all. Couldn't tell there was any going on. The condo was clean, well maintained and just what we needed. I would highly recommend it.

It was ok for last minute.

Decided on a whim to go to Florida for Memorial Day. This property has an excellent location. You could literally walk out the back gate and be in the beach. The amenities were great. The pool was right next to the beach. There was a tennis court, shuffle board and bridge overlooking the koi pond. However, there was a lot of construction which the owner had made me aware of. I don’t know if there was any construction outside, but someone had an irritatingly loud air conditioning unit, right outside of the master bedroom….and was EXTREMELY loud…not the fault of the owner. The two bathrooms smelled kinda bad. Not sure if it was a sewage issue, but if someone used the other bathroom, there was a smell that seeped through the master bath. Smelled pretty horrible. We use a lot of internet, especially my son, but for our entire trip, the WiFi wasn’t accessible. On the property website it says one password and username, while the owner provided another username. We used the one provided by on the website first…didn’t work. Then I notified the owner and she provided another password and username. That one still didn’t work. We all ended up using our phones for hotspots to access WiFi…not good. All in all, I give the property 6.5 out of 10.

our stay

There was some upgrades and maintenance going on but the property owner did let us know in advance. The location is great. We walked almost everywhere we needed to go and the access to the water was just steps away. Would love to stay again.

Clean & roomy

This is a very clean spacious condo. My daughter & I stayed in September and it was very relaxing. The bedrooms are big however the mattress in the front bedroom off the parking lot needs to be replaced IMO. It is creaky and sags to the middle. The other mattress was very comfortable. The kitchen is not well lighted. There was a stick up light above the sink but the batteries were dead. Overall we a great time and would stay here again. Also Kim the owner was easy to communicate with.

Not a bad spot

As stated on the listing, no beach view but a short walk. The condo was in a good spot for us. Easy entry and exit from the street. A couple good restaurants just across the street. Beach was very nice. Didn’t use the pool but looked nice. Nothing was crowded. Though the kitchen has been updated, the rest of the condo is dated and needs a little work but ok. Before booking I would suggest looking at all fees included. This adds near $100/night onto advertised price.

Beach Easy!

The location was great for us. We were able to get on/off the beach easy and rinse our feet/gear before heading back into the condo. We were close to great restaurants, entertainment(mini golf, go cart racing, arcades) and the marina to launch our small fishing boat. I loved the atmosphere of a garden to walk our dogs around. Nice artwork and smart tvs were on point for our lounge ac time. My daughter in law from Greece would like to come back which is a credible point of reference! Owner, Kim, was responsive with the broken dryer alternative too, so it wasn't a problem.

Steps to the Beach

2nd time we have stayed at this listing. Owner is easy to communicate with. We love that it is just steps to the beach and we appreciate the owner allowing us to bring our dog.

This was a great place.

This was by far the easiest vacation we have had. From parking right outside our door to checking in. The property was very nice. The owner was very good at communicating with us . We would definitely stay here again.

Panama beach

I felt very safe staying at this property. The location was was close to the beach and not far from the dog beach . The apartment was dirty when we arrived and contacted the owner and she sent someone over right away. The beds need new mattresses but overall things were good

Needs updating and cleaning

The condo had a water leak before we came. We were made aware right before going in. This was not a big deal, things happen. After driving 12 hours and arriving on Saturday evening we were unable to shower until Monday evening due to water coming up in both bathtubs that smelled like sewage. Once again things happen, but the response time was not great. The condo was dirty and we had to wash our sheets before we could sleep in the beds. The patio door is broken and the glass is about to fall out of the frame. There were some outlets that did not have covers, not safe for small children. It definitely put a damper on our stay in the beginning but Sugar Beach is a wonderful place overall and would recommend it, just not this condo until it is all taken care of.

Good family condominiums

Great short walk to beach. Beautiful beaches! Great pool, grill area and nice green grounds and pond. Nice younger family vibe in the condos. Condo was perfect to get out of the heat. Had all the items to cook meals etc. So many restaurants to choose from nearly. Kim was easy to work with, thank you.

Last minute getaway

My husband and I decided at the last minute to get away for his birthday. It was so nice and relaxing. The location was good, close to a lot of eating places. Front door parking was great! Looking forward to our next visit already!

Good couples trip

We stayed here 3 nights. The location was close to walk to alot of places. We felt safe because everything was gated and asked for a passcode. It was so convenient how close the beach was. Mostly everything was a little outdated but it wasn’t a problem to us. Unit had a wagon and other beach stuff which we enjoyed. For a couples trip it was a good place to stay.

Perfect Fall Break at Sugar Beach

The condo was the perfect spot for my family to spend almost a week at PCB. The unit is very spacious and on the ground level!! The proximity to the beach was amazing. I’ve already told the owner that this condo will be my first search going forward when planning a trip to PCB!! Highly Recommend!!

I grew up coming to the beautiful beaches of Panama City Beach, Fl. I have so many precious memories with my family biking through St. Andrews State Park, fishing off the pier and jetties, watching the boats come in at Captain Anderson's and of course just enjoying the beach. I remember when Sugar Beach was built and feel so lucky to have a second home here. We bought here in 2016 hoping to make more wonderful memories with friends and family. We hope to share our love of Panama City with you!
