Outdoors and Swimming Pool
The villa is surrounded by a large grass garden, and there is a park measuring over 8000 sq. m. on several levels which offers amazing views of the surrounding countryside. Access to the property via two iron gates, one which leads to a gravel area in front of the villa, the other behind the villa where the parking is. The enormous swimming pool with infinity edge is close to the villa, slightly lower down in a bright location, and is purified with salt and can be heated upon request. The pool has a rectangular shape, measuring 12 metres by 6 with a depth of 1.4 metres, with an externally paved area complete with sunbeds, beach umbrellas and chairs. Outdoor shower also present. The villa has many small relaxing corners which are well furnished, and there is also a shaded, furnished terrace just outside the living area, perfect for having breakfast outside.Interior
The 400 sq. m. villa is on two floors, joined by an indoor staircase. The ground floor leads to the spacious, bright living room with precious upholstery and stone arches, furnished with sofas, armchairs and Persian carpets, with outdoor access. The dining room is on the side, also with outdoor access, with a fully equipped kitchen. There is a staircase leading to the first floor, where there are 4 double bedrooms with bathroom with shower, satellite TV and mini bar, and one double bedroom with an extra single bed with bathroom with shower, satellite TV and mini bar.
The outbuilding is also on several floors, for a total of 60 sq. m. a few steps away from the main villa. On the ground floor there are two double bedrooms with bathroom with shower, satellite TV, mini bar and mosquito screens. The attic floor has a double bedroom plus extra single bed with bathroom with shower, satellite TV and mini bar. Both buildings boast elegant furniture, and every bedroom has air conditioning. Finally, guests will find a washing room and a sauna leading to the marvellous swimming pool on the basement floor.

Location
The villa is surrounded by hills, in a panoramic location within a farm overlooking the Arno valley, south east from Florence. There is a great view of the surrounding countryside, with the Apennines in the background. Whilst being in a secluded, peaceful area surrounded by fields and woods, the property is not far from a town with all kinds of shops, even a fashion outlet.

Facilities
Villa di Rota has wifi, central heating, baby bed, high chair, billiard, complimentary toiletries in the bathrooms and parking within the property. Every bedroom has air conditioning, satellite TV, a mini bar, a safe and mosquito screens. The pool can be heated upon request.

Services
The price includes: first supply of bathroom, bedroom, kitchen linen and swimming towels, internet, water, gas (not including heating and pool heating), electricity up to 250 kW/h per week (extra charged separately), a welcome basket, high chair and baby bed. Upon request and to be paid for at the property are organized dinners, hired help, babysitter, hiking tours and pool heating.

Important information
Access to the property via 1.3 km of gravel road in good condition. Pool available from May 1st to September 30th. For stays of more than 1 week, a mandatory supplement of EUR 200/week must be paid on the spot for the tidying of rooms, bathroom and linen change.Location and Distances
