The Riding Stable is a beautifully converted property offering light-filled, flexible accommodation in a peaceful North Norfolk setting. The spacious sitting and dining area is a real highlight, with bi-fold doors opening fully onto a private walled garden—perfect for relaxing, dining outdoors, or enjoying sunny days.

The fully equipped kitchen includes washer/dryer facilities, making it ideal for both short breaks and longer stays. The property is comfortably heated throughout with an eco-friendly biomass central heating system.

On the ground floor, there is a double bedroom with French doors opening onto the central courtyard (the original farmyard), along with a nearby walk-in shower room. Upstairs, you'll find two further bedrooms—one twin and one that can be arranged as either a double or twin—along with a shared bathroom, offering flexible space for different group types.

Set on the edge of a small village in the charming North Norfolk countryside, The Riding Stable is just 2.5 miles from the coast and perfectly placed for exploring the area. It sits between the elegant Georgian town of Holt, known for its independent shops and galleries, and the traditional seaside town of Sheringham, with its beach and heritage steam railway.

Lovely Location and House

Great location, very peaceful and we weren’t bothered by the road at all, secure garden, comfy beds, clean and fully stocked kitchen with pans and utensils. The only thing I would say is that my elderly Father struggled with the slippery shower flour on the ground floor and I would have like a decent shower on the first floor but not a major issue and would highly recommend the property

Perfect Location for Diamond Wedding Celebration

We stayed in Riding Stable for 5 nights in September with my elderly parents who were celebrating their Diamond Wedding Anniversary. We had an amazing stay. Everything about the booking process, email reminders and arrival instructions was excellent. The accommodation was much bigger than we expected and very comfortable for the 5 of us. It was furnished and decorated to a very high standard and very comfortable and cosy. We like to self cater so was delighted with the kitchen. There was plenty of crockery, glasses, pots/pans, utensils etc to make cooking as easy as at home. It was also fully equipped with a decent size fridge/freezer. cooker and dishwasher. My parents stayed downstairs and had the 'walk in' shower bathroom. This worked well for them but they had to be careful if the floor got too wet. A couple of rolled up towels on the floor worked well! We timed our visit to be around for Sheringham's 1940's weekend. This was excellent and a lot of fun. We also visited several National Trust properties nearby and Cromer/West Runton. There is defientely lots to do and see locally and Rookery Farm is perfectly located.

4 nights in beauty Norfolk

Accommodation wonderful. Beautiful setting and very quite. Ideal having one bedroom and shower room downstairs. Location great for visiting the area. On the doorstep to everything. Weather was lovely. Would definitely return. Thank you for the Welcome treats and milk in the fridge. We had a great time.

I didn’t meet the host so couldn’t comment about them but bu the accommodation was very clean and exactly as advertised. Lovely welcome pack including local produce.

Great location, well appointed cottage, beautiful surroundings.

The Rising Stables was absolutely perfect for a stay with our 2 children plus elderly parents. Great location for days out both at the seaside and the Norfolk Broads and the local wildlife walk was incredible with a huge variety of wildflowers and wildlife. I hope we will be able to go back one day. We all loved it!

The riding stables is a fantastic conversion, incredibly well thought out and kitted out fantastically for a comfortable stay. I went with my mum, 84 yr old nan and 2 year old son. The amenities suited all ages well, with the room and shower downstairs. Also with the stairgates already in place and the cot and highchair available. It's location on the farm, with incredibly friendly staff, made the visit so lovely, and a park round the corner in the caravan park was great for a little one. It's location less than 10 minutes from Sheringham Park, beach and North Norfolk Railway meant there was plenty to do while still feeling relaxed and rural. The only issue we encountered was with the cleanliness. The beds and towels were all clearly fresh and changed, but on arrival, the fridge was dirty, also the kitchen bin, the shower curtain, the table and the placemats. The thick cobwebs also suggested it hadn't had a thorough clean for some time. Also worth noting: cleaning cutlery and dishes is the guest's responsibility and isn't checked, so you may find dirty crockery when trying to make breakfast, which isn't ideal on holiday. Overall, this property is definitely a great find and we were able to have a really positive experience there, but each day, undoubtedly the lack of cleanliness affected feeling completely at ease. I did speak with the host, who kindly offered a partial refund for the fridge. The other points weren't addressed, but I appreciate the gesture.

A nice house in a quiet area

After a nice stay in Bolt Hole we left for the Riding Stable. A nice house in a beautiful place with lots of space for the 2 of us. We often had breakfast in the morning sun and cycled a lot in the beautiful surroundings. And not to forget, thanks for the delicious and nice welcome package!

We found the Rookery an excellent place to stay It was so comfortable with all the facilities that we needed. And warm for the colder days. And so quiet The location was so good for all the local places - beaches, towns and National Trust It was just right for our dog especially with the garden. And the parking was so easy The welcome pack was such a lovely thiught and much appreciated

A lovely relaxing spot

Chosen as we had a disabled member of the family with us, we found the rooms spacious and the downstairs bedroom and wet room were great, the only slight niggle would be hand rails in wet room would be great. Close to plenty of places of interest and a lovely place to come back to each evening.

Comfortable, well equipped cottage in a nice peaceful location. Nice countryside walks around the owners farm. Helpful cleaning and gardening staff. Good quality meals available at the pub within walking distance.

Long weekend break

Even though the weather was awful we really enjoyed our stay at the Riding Stable. It is perfect if you are traveling with a dog as all hard flooring downstairs. Beds are really comfortable, Kitchen is well equipped and shower works well - though the curtain could be a bit longer! Would recommend this property and we would really love to come back.

Great cottage in superb location

Loved this dog friendly cottage with the downstairs bedroom and wet room which worked well for our disabled family member. Great to have a secure garden and both garden and courtyard were immaculately kept. One negative was the musty smell coming from the understairs cupboard and the dirty washing machine drawer.....one for the cleaners rather than the owner.

We keep coming back again and again

I think this must have been our 18th holiday at Rookery Farm? Its perfectly located for the best the area has to offer, less than 10 mins from Holt with its lovely shops, around 10 mins to Cromer for the food shop and around the same to West Runton which has the best beach for sand castles to the right and rock pooling to the left. The property is spacious, well equipped and best of all quiet. The garden is dog escape proof and there are many many places to walk your dogs in the area (Felbrig being our favourite). We had an issue with a gate not closing and within an hour a very nice chap came and fixed it. Can't fault rookery farm for a family holiday.

A brief but enjoyable stay

Very enjoyable stay at this lovely property. Very comfortable and clean and well presented with a lovely gift on arrival. Surprised that we were expected to empty bins and strip beds - haven’t come across that before. Also the shower curtain in the downstairs bathroom needs to drop to the floor as when someone showers the whole floor gets wet (which is ok for a wet room, but not when it’s the main bathroom). But they didn’t detract from a good experience.

Lovely property

Lovely property in a great location for walking the North Norfolk coastal path and visiting towns and villages in the area. Very spacious with small enclosed garden which was very suitable for our three dogs opening off the open plan living area.Very comfortable beds. Plenty of parking space outside and within half a mile walking distance in either direction of two local pubs. Loads of good eateries in the area with a special shout out to the Wheatsheaf in West Beckham and further afield the Ship in Weybourne and the Dun Cow in Salthouse ( although parking limited at the last two in busy times) . We had a lovely stay in this property with a week of glorious weather too .

A week at Rookery Farm

We had a good week at the Riding Stable, whilst the cottage was reasonably clean the place is looking somewhat tired and is in need of some updating and refurbishment. We were awakened by the alarm sounding on several nights and eventually the internet died. Having said this we did have a fantastic time and would recommend it.

Needs some updating.

We had no heating until day before departure owner supplied us with portable heater.door mat by back door would help floor.

I understand that you spoke to the owner about this during your stay and that he provided you with an additional heater. Great location and facilities but dirty.

Great facilities and location with everything we needed but sadly it wasn’t clean. Dust/grime behind beds, under curtains and sofa. With a crawling baby in our party we didn’t feel we could put him on the floor. What a shame.

Rather pokey

We found it rather pokey and only 5 comfortable seats. Had to ask for equipment, ie teapot. Wet room shower meant you had to walk through water to reach toilet or hand basin as the room was so small, or put towels on floor. The garden was scruffy and uninviting. Beds were comfortable.

Hello Ralph Thank you for taking the time to leave your review. We welcome all feedback. I am sorry to hear that you found the cottage pokey. I am surprised as the total floor space of the cottage is 101 sq mtr which isn't necessarily small. I notice you had to ask for a teapot, I assume our on hand property manager sorted that for you straight away. The wet room is a wet room and will become wet during use and for a little while after. I am sorry if this caused you inconvenience. I am also disappointed to hear that the garden was scruffy and uninviting. I will certainly pass this onto the property manager to investigate.
