Orchard Cottage, Brayford
Orchard Cottage is the East Wing of Little Bray House, and is set in the oldest part of this large Devonian Farmhouse just on the edge of Exmoor. With spacious living accommodation, the cottage has three bedrooms, a large living/dining area and well equipped kitchen.
Main Description
Orchard Cottage is situated on the East wing of a large former farmhouse on the edge of Exmoor National Park. The cottage offers holiday accommodation for up to 5 guests in one of the most beautiful parts of the country. North Devon is a perfect setting for a relaxing and sightseeing holiday, with nearby beaches, woodlands, moorland walks and quiet rural towns - ideal for keen photographers, artists and for all the family to enjoy.

Departure by 10 am
Entrance is via the porch, then directly into the kitchen. The split-level living room has large dining table and at the far end is a spiral staircase leading to the first floor. There are three bedroom upstairs; one double, one twin and one single bedroom. The bathroom is also upstairs, and is comprised of bath with overhead shower, hand basin and toilet. The bedrooms all look out to the front of the property, over the chicken enclosure and to the hills of Exmoor beyond.
On the other side of the main house is a former threshing barn has been turned into an indoor badminton court which guests are welcome to make use of. The other side of the âBadminton Barnâ is another holiday property, which also sleeps up to 5 guests. The badminton court and the gardens are shared between the two properties.
Well behaved dogs on leads are welcome by prior arrangement (maximum of 1). A supplementary fee of ÂŁ20 per dog will be added to your invoice. Dogs are welcome but please do not allow them on the furniture or leave them alone in the property at any time.
Orchard Cottage is strictly non-smoking.
The nearest town for groceries, fruit and veg shop and butcher is South Molton, which is approximately 7 miles away.
Basic supplies, such as milk, bread etc. are available from The Poltimore Arms (the local pub) or Bratton Fleming Shop - both are 3 miles away.
Sainsbury's offer a home delivery service in this area.
The cottage will be ready from 3 pm on the day you arrive. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.
Orchard Cottage is available for week-long bookings. Short breaks or long-weekends may be available out of season
Indoor Description
You enter the Orchard Cottage through a small conservatory straight into the kitchen, which is fully equipped.
The sitting room is spacious and comfortable.
A television (with Freeview) and DVD player is provided in the living room, and wifi is available in the cottage.
There is an iron and ironing board.
A travel cot and high chair can be provided on request, please let us know at time of booking if you require them.
Orchard Cottage has oil fired central heating throughout. There is a ceiling of ÂŁ30 on the cost of oil provided by owner. Oil used above ÂŁ30 per stay will charged at cost price - to be settled with the owner directly at the end of your stay, if applicable.
Electricity is included in the price of your stay. Bed linen, duvets and blankets are provided.
Towels can be provided if requested and upon payment of a supplementary fee of ÂŁ3 per person (one bath towel and one hand towel would be provided per person).
Outdoor Description
The property is situated within large gardens shared between Orchard Cottage, the main house, and another holiday cottage, Barn Cottage.
Guests are welcome to wander over the lawns, play outdoor games.
Small children must be accompanied by an adult.
There are fabulous views of the surrounding countryside from the lawns and benches to relax on and enjoy the scenery.
Parking
There is one allocate parking space for Orchard Cottage (on the right, beside the wall just past the gate near the front door). Another space can be organised for you on request.
Pets Description
1 dog allowed per property and it has to be kept on a lead at all times as this is sheep farming country. ÂŁ20 is payable per dog.
Please do not allow your pet in the bedrooms or on furniture.

South Molton, approximately 5 miles south, is the nearest market town and has a good range of independent shops, a Tesco supermarket, chemists, a post office, banks, and a twice-weekly pannier market selling local produce. Barnstaple, approximately 15 miles to the west, is the largest town in North Devon and offers full high-street shopping, supermarkets, a covered pannier market, and retail parks.
