Villa Cassia est une magnifique villa typique avec finition en bois, tommettes, et des tuiles typiques posées sur un seul niveau sans aucune séparation architecturales.

L'espace vie comporte un grand triple-séjour d'à peu près 150m², doté de hauts plafonds de 5 m de haut en bois massif et des briques typiques de Latium, une mezzanine (souvent utilisé comme chambre supplémentaire) et une grande cuisine toute équipée.

La villa dispose de 4 grandes chambres, dont 3 dotées d'une salle de bains attenante ; elles disposent de la climatisation et de volets électriques vous permettant de dormir dans le noir le plus complet. Une salle de bains complète avec douche et WC supplémentaire est disponible pour la 4ème chambre et pour les parties communes.

La terrasse couverte, arborant le même style que l'intérieur, offre un espace de 70 m2et une vue panoramique du Parc Naturel Régional de Veio. Elle comporte des meubles d'extérieur créant un coin-salon pour 10 personnes, une table céramique pour 12 personnes, et un four à bois pour des rôtis ou des pizzas. Vous y trouverez également un grand barbecue à bois.

La villa comprend également un pavillon extérieur de 55 m2 comportant un petit séjour, une kitchenette, une chambre double ainsi qu'une chambre avec lits superposés.

Le jardin est très bien entretenu et contient une piscine à débordement (6x12 m), un court de tennis sur gazon synthétique, et un terrain de football (gazon naturel).

La villa et ses équipements sont parfaits pour être partagés en famille ou entre amis.

Great villa

Amazing

A fantastic property, both inside and out. The outdoor dining and living area was great and well used. Pool and tennis court on superb condition. The centre of Rome was easily accessible using the punctual trains. Check-in process was so smooth and property full of the essentials that you often have to source yourself. We had a great holoday using this lovely villa as our base. We hope to return very soon!

Great place

Terrific location for a large family gathering - kids loved the pool and the tennis court, adults loved the space and quiet. Train station 15 minutes away got us to the centre of Rome in an hour. Roberto was a responsive and welcoming host.

They want to come back to the Villa

We were 11 people aged 6-68 who stayed for over a week in the Villa. Everyone except the grandfather wants to come back to the Villa. The grandchildren gave the Villa 8.5. Their parents gave the Villa 8. Grandma and Grandpa, who are more snobbish, gave the Villa 5 (out of 10 possible). The tennis court and outdoor play area were great (8-10). We thought the pool was heated but it wasn't - that was our mistake and at this time of year it was too cold for general use. All our children were happy and the purpose of the trip was therefore achieved.

Wonderful stay

This property did not disappoint in terms of location, the pool, lots of activity spaces like the table tennis, tennis court and soccer field, etc. Roberto and Pauline were wonderful in transporting us, giving suggestions, delivering a wonder catered dinner for a guest birthday, and bringing us a pizza night at the villa that we all enjoyed. Property management was very responsive, this location cannot be recommended more highly for being close to Rome and the airport, but also offering so many excellent day trips to Todi, local lakes, Montepulciano, etc. We enjoyed the Baccanale restaurant at the villa turn off, and L’invitu in nearby Formello was a group favorite. Thank you!

From the moment we stepped foot onto the property we were greeted by our now friend Roberto. He was attentive, knowledgeable and so friendly! The property was perfect. Every last minute detail was taken care of. The dinners and pizza party were amazing. And Roberto is an excellent chef! We have nothing bad to say. The location was great. Paula was also incredible. The Villa was beautiful! It was very clean and Roberto was an excellent manager. He attended to all our needs. Large group stay

We stayed as a large group of 26 adults in the property. Prior to arrival we had excellent communication from the host, with all our questions answered very quickly. Roberto was an excellent host during our stay, and met us on arrival with comprehensive tour. The facilities at the house were very good with AC in all the bedrooms, well equipped kitchen and with additional outside BBQ and pizza oven. Outside the swimming pool was lovely and tennis courts (with rackets and tennis balls provided) kept us well entertained. Roberto and his team did a delicious catered meal one night, and nearby restaurant offered takeaway pizza. The host had thought of everything, we had such a good stay, and would highly recommend!

INCREDIBLE

My husband and I had a micro-wedding at the villa with our immediate family and friends totaling 13 people. The property was stunning and was the perfect backdrop for the ceremony. The house is HUGE and more than comfortably fit everyone with their own bedroom. The space was very clean and all the details are thought of and provided. We had Roberto cook us a couple of meals and HIGHLY recommend doing that. The food was better than we expected! Overall, we cannot say enough good things about the space as well as Roberto. He answers your questions immediately and is always available. Would recommend to everyone and would stay again in the future.

This house has it all.

Family of 18 celebrated Grandmothers 85 years birthday with stay in this house for a week. The house is an adventure in it self as there is everything there. We played tennis, airhocky, fussball and more and used the pool a lot. We barbequed, we ate at the great restaurant down at the corner. Also we got The Chef Roberto to have a pizza night for us in the house. That was great service. The house is also close to Rome so it is easy to drive down to Jonio Metro station in Rome and park there to take the train down to Central Rome. We loved our stay. Loved it!

We were a group of 24, children and adults, staying for one week in the villa. We loved every minute of our stay and enjoyed everything that the house offered, especially the pool, the pizza oven and the good airconditioning. A car is needed in the villa to go to the store for groceries but that was not a problem for us. Roberto, the manager of the the house, is a true gem. He welcomed us to the house and explained everything we needed to know. He responded quickly to all our requests and went above and beyond our expectations in making us feel good during our stay. Roberto helped us to create unique memories in the Villa. He was our chef, our guide, assistant in getting medical care and made a dream of a marriage come true during our stay. We all loved Roberto - thank you! Hope to return one day and create more beautiful memories in Campagnano Di Roma.

Brilliant stay at the most amazing place

We booked the villa for a load of our family and friends to stay as we were getting married in nearby Trevignano Romano. The pictures online sold it to us straight away but the villa is even more incredible when you see it for yourself. The villa manager Roberto was the most helpful and best person and sorted us out with anything we needed each step of the way. We decided to have our wedding reception at the villa and Roberto and his staff helped to provide tables, outdoor lighting, speakers, wedding cake and a fantastic wedding meal that everyone loved. He also encouraged us all to enjoy it to the full extent. If you require any transfers Roberto will also help arrange. We honestly cannot thank him enough and will be eternally grateful to Roberto and his staff for our wedding night and stay at the villa. Every one of our party wished to stay there longer instead of continuing with the next stage of our holiday! We hope to book up again in the future. Thank you, love from the Raffertys

Incredible stay outside of Rome

We had a group of 19 stay in this villa. The villa is a beautiful country ranch style home on a huge property. The style is more rustic vs. luxurious, so you should have that expectation. There were plenty of rooms and beds for a very large group. We even had a few beds and rooms extra. The villa is also very spacious with areas for different groups to congregate. The teens and 20 somethings had their own space when they wanted to hang out together. The property manager/chef, Roberto, and his team are amazing to worth with on a variety of travel needs. Roberto is an incredible chef and prepared some of our favorite meals while in Italy. He and his team also helped with reservations, transport to Rome, tours and other activities. Our best day was a day trip around Lake Bracciano that Roberto arranged including a lunch in a local, family owned, restaurant. The villa has a ton of space and activities for everyone including tennis, soccer, the pool, ping pong, and foosball. Our teens loved the stay. The only challenge is the distance to Rome, it is about 30 minutes outside of Rome. While you could get an uber from Rome to the villa, you cannot get uber from the villa to Rome. We were lucky to have Roberto who arranged for travel, but for a group our size, it was expensive. We would absolutely stay here again and tour more of the small villages in the countryside and would always ask Roberto for travel advice!

Great Family Venue

This property is amazing! The pool is beautiful and remained cool and refreshing despite the 100 degree heat during our time in Rome. There are many, varied games supplied, both indoors and out, to keep everyone active and happy. The lit tennis court and soccer field were added bonuses although the kids never really got to play 'football' - too busy enjoying everything else this place has to offer. The house is well supplied with plenty of dishware, silverware and cookware. The water is very "hard" with high calcium content so the dishwasher is a bit difficult with mechanics and glasses come out spotty and cloudy. The oven is both electric and gas so we had to have Roberto stop by and give us a tutorial on how to get things turned on and heating up. There are 3 coffee makers but finding filters was next to impossible so the coffee drinkers were a bit frustrated! Also, be sure and buy lots of ice. Getting 15 of us in and out of Rome (a 45-60 ride) was a bit challenging (and pricey) but worked out well with help from the property manager. You can drive to a nearby train station and then ride into Rome but more difficult with a large group. Roberto was very helpful, arranging for a couple of meals and for our last night pizza extravaganza! Best pizza any of us have ever had! He also advised us local lakes and towns. All in all, it was an amazing week! We all loved it!

Nice house, garden and swimming pool in calm location but let down by lack of maintenance

The house, swimming pool and garden are lovely but sadly the property is not well maintained. All in all we had a pleasant stay but given the price of the rental you expect things to be in good condition. The outbuilding was not clean and there was no hot water, one of the shower heads connectors was leaking, the cutlery and plates were almost white with limescale and we had to clean them before use, the oven and the main gas burner were not working. We also discovered when arriving at the property that there was work going on under the villa and were woken up at 7:30 by building noises (we were not told that there would be builders coming in or about the building activity so if you plan on renting check before...). The water coming out of the taps was not drinkable and there is no drinkable water provided. This is not a problem as such but should be mentioned in the description so that people renting can plan to come with sufficient bottled water. We mentioned our problems to the owner but apart from stopping the building noise nothing else was done.

As you know, we were refurbishing the lower floor (bathrooms and bedrooms) at the time and this inevitably caused some problems regarding noise, the cleanliness of the villa and the water. The works were done to improve the villa and its amenities in order to offer better service to our guests. I am truly sorry if our villa didn’t meet your expectations and I apologize for any inconvenience caused by the works that were going on during your stay. I hope that you decide to come back one day to see how the villa has improved so we can even offer you a discount to try and make up for your last stay.

Cadre fantastique

Maison situé à 25 minutes de Rome (top !) à la campagne, dans un décor exceptionnelle. Patio génial où nous avons passé 95 % de notre temps, superbe terrain de tennis qui s'éclaire la nuit, piscine chaude de belle taille, le tout entouré d'oliviers. Franchement : cadre fantastique. 2 bémols : il faut demander la lumière pour les tennis au propriétaire (pas d'accès à l'interrupteur) et une petite chasse aux frelons tous les soirs(histoire de 10 minutes) , malgré un nid éradiqué. On y retournera certainement, tellement on s'y est plu (et on loue de belles maisons chaque année...celle-ci est sûrement une des mieux)

location-convenient to visit area around Rome and a Rome city. for big group-one hint, travel with mini Vans, not a buses,-because big buses can't reach a villa.

Svært slitt kjøkken Oppvaskmaskin vasket ikke rent Ikke badehåndklær til alle gjestene- kun 7 men det var 17 gjester Kun 7 solsenger Sol parasoller var farlige - blåste overende Stupebrett i bassenget var avbildet i annonsen, men fjernet Bassenget ble kun renset en gang i løpet av uken Kun

Evento aziendale in completo Relax

Dovevamo festeggiare un evento aziendale vicino Roma passando un weekend in relax e comfort e con la location Luxe Roman Villa abbiamo potuto realizzarlo. Ottima la vicinanza alla capitale in 25 minuti usciti già eravamo lì, curato il giardino con meravigliosa piscina a filo d'erba e anfiteatro di ulivi tutto attorno. Piacevole il campo da tennis con tutte le racchette e palline già presenti. La villa è sempre stata fresca grazie alla presenza ovunque di condizionatori nonostante fuori facessero 35 gradi. Piacevole anche il porticato esterno che si affaccia sulla piscina, abbiamo più volte mangiato all'aperto usando anche il forno a legna. Da consigliare!

Ren luksus!

Her manglet det ingen ting, perfekt sted for en storfamilie som vil ha mye tid sammen, men også mulighet for å trekke seg tilbake på eget rom. Alle mellom 70 og 3 år storkoste seg. Naturen i omegn var spennende, med dyr av ulike slag tett på. Noen detaljer kan og bør enkelt fikses eller oppgraderes, men det tar jeg med eieren. Vi har leid mange steder i sørlige Europa, dette ligger i toppsjiktet og kan anbefales!

Nous sommes une famille de professionnels engagés dans un contexte international. Claudio est un comptable italien, Dolores est irlandaise et travaille dans l'éducation. Ils ont un fils unique, Luca. Il étudie actuellement à l'Université IE de Madrid, en anglais bien sûr.
Ils habitent dans une villa non loin de la Villa Cassia et sont toujours disponibles pour rendre votre séjour inoubliable et confortable.

Voici pourquoi l’hôte a choisi cet hébergement

Villa Cassia est en location car les propriétaires l'ont bâtie avec des matériaux de première qualité pour leur fils Luca, actuellement étudiant à l'étranger.
Bien entendu, la décision de construire une maison pour leur fils proche de leur propre domicile est basée sur la beauté du cadre et l'élégance de la région qui, malgré qu'elle soit en pleine campagne, offre tous les conforts d'une zone urbaine.

Nous avons construit cette villa pour lui donner le charme d'une villa romaine typique, avec des détails en céramique, combinant tradition, efficacité de la technologie et bien-être.
