VILLA DESCRIPTION
The villa is on two levels and with a large garden. Guests book the whole villa and they have acces exclusively to the entire property: park and house; cars can be parked inside the garden.

On the ground floor large living room with fireplace and dining area, kitchen, two large bedrooms, one bathroom with shower. On the upper floor three bedrooms with double beds, one with ensuite bathroom and a second bathroom on the floor.

BEDROOMS (2 on the groundfloor, 3 on the upper level): spacious and bright, facing the garden those on the ground floor, with velux those on the upper floor. On the ground floor, one bedroom with a queen size bed (matress 160 x 200) and a second large room with a double bed (140 x 200 cm). On the top floor, three bedrooms with a queen size beds (160 x 200 cm). 2 more singles 90 x 200 cm are available in the biggest room and 2 more single beds can be added.
Overall the house can host 14 persons in 5 double beds + 4 singles beds.A baby camp is available if requested

KITCHEN: fully equipped kitchen, furnished with electric oven, microwave, washing machine, DISHWASHER, WASHING MACHINE moka coffee machine, fridge with freezer. Pots, trays, dishes, utensils, everything for a 'master chef' kitchen,

LIVING AND DINING ROOM: the living room is composed of two sofas and a chair (JUST RENEWED) facing the fireplace and the wide door window overlooking the garden.
- Television, FREE WIFI at the disposal of the guests.
- Extensive library with books and comic books of various kinds, card games, children games at the disposal of guests
- BICYCLE will be available if requested.
- The dining table accommodates up to twelve people, ten comfortably.

BATHROOMS: on the ground floor bathroom with shower and window overlooking the garden. The upper floor has two further bathrooms both with bath tub, one is ensuite bathroom.

THE AEREA
We are located in the North-West of Rome, in the Municipality of Rome XIV. This area is a residential district of Rome frequented by many Romans who want the peace of mind, and the green without giving up all that it offers a city like Rome.
- The area is quiet but well-served, nearby are restaurants, supermarkets, shops of every kind also open on Sundays and public holidays over a long time.

- The volcanic lake of Bracciano may be a nice diversion for a different day completed perhaps by the visit of the Castle.
