Downstairs offers two great sized bedrooms, a family bathroom, spacious dining room, large kitchen and an expansive lounge opening onto a generous garden. Upstairs: a large double plus a single bedroom/office. Minutes from the world-renowned Royal Marsden cancer hospital and a short drive to Epsom Downs Racecourse, home of the Derby, with fast trains to Victoria from Cheam.

Welcome to Cheam, one of South London's best kept secrets. This leafy, village-like pocket on the Surrey border blends period charm with everyday convenience, and it's consistently rated among the most desirable family areas in the borough of Sutton.



The heart of the area is Cheam Village, a short stroll away, where you'll find independent cafés, bakeries, restaurants and traditional pubs set among distinctive Tudor-style buildings. For green space, you're spoilt: Nonsuch Park, once the grounds of Henry VIII's palace, offers acres of parkland, woodland walks and a lovely café, while Cheam Park sits right alongside it.



The area also has two standout landmarks on its doorstep. The world-renowned Royal Marsden Hospital, one of the leading specialist cancer centres in Europe, is just a few minutes away in Belmont, making this an ideal and restful base for patients, families and visiting medical professionals. And for something completely different, Epsom Downs is a short drive away, home to the famous racecourse where the Derby has been run for over 240 years, with racehorses training on the gallops most mornings and miles of open downland to explore.



Sutton town centre is a few minutes away for high street shopping, supermarkets, gyms and a cinema, and the area is home to some of the best schools in Greater London.



Despite the quiet, residential feel, central London is within easy reach. Cheam station is around a 10 minute walk with direct trains to London Victoria in roughly 35 to 40 minutes, and local buses connect you to Sutton, Morden (Northern line) and even a direct express route to Heathrow. Drivers have quick access to the A217 and M25, with Gatwick around half an hour away.



Getting Around:

Underground



There is no Tube in Sutton itself. The nearest Underground station is Morden, roughly 3.7 miles away, at the southern end of the Northern line. The usual approach is to take the 80 or 154 bus, or a train to Sutton then a bus onward, and pick up the Northern line from there for direct access to the City and West End.



Bus



The area is well served by local routes. The 280 (Tooting to Belmont via Sutton) and the 80 (Belmont to Morden) run along the main Brighton Road and Sutton corridors, while the S1, S3 and S4 cover local Sutton loops including the hospital and Belmont. The X26 express (Croydon to Heathrow) passes through Cheam Village, useful for airport runs without going into central London. All are standard TfL fares, £1.75 with the Hopper allowing free changes within an hour.



Car



The A217 Brighton Road runs close by, connecting north toward Rosehill and the A24, and south to the M25 at junction 8 (Reigate) in roughly 20 to 25 minutes outside peak times. Central London is about an hour by car but note the postcode sits outside the Congestion Charge and within the ULEZ, so non-compliant vehicles pay the daily charge. On-street parking locally is a mix of unrestricted roads and CPZ areas nearer the stations.



Cycling and Walking



Cheam Village, Belmont and Sutton town centre are all comfortably walkable, roughly 10 to 25 minutes depending on direction. Cycling works well for local trips, with quieter residential roads off the A217, though there's limited dedicated cycle infrastructure on the main corridors. Nonsuch Park is a short ride away for traffic-free routes.



Air



For flights, Gatwick is the most convenient, around 30 to 40 minutes by car via the A217 and M25, or by train from Sutton with a change at East Croydon. Heathrow is reachable via the X26 bus direct from Cheam or roughly 45 minutes by car.
