Welcome to Priory Coach House, a beautiful holiday home overlooking Pagham Harbour, managed by the RSPB. Set on the peaceful Church Norton peninsula on West Sussex’s south coast, this spacious retreat offers private access to a secluded beach — perfect for paddle boarding, picnics, or relaxing with a drink as the sun sets.
Located within the grounds of the family-owned Norton Priory, the owner lives next door and is available to assist guests throughout their stay.
Priory Coach House comfortably sleeps up to 18 guests across seven ensuite bedrooms. Two bedrooms are on the ground floor and five on the first floor, making it ideal for multi-generational families and groups of friends. Six bedrooms feature super king beds, three of which can be arranged as twins on request and one which has an additional single. One ground-floor bedroom includes a freestanding roll-top bath, while a first-floor bedroom benefits from a balcony with countryside-to-coast views.
There is also a cosy family dorm with 2 single beds and 2 double beds perfect for children. Two cots and four highchairs are available on request.
Upstairs, The Den provides a relaxed snug with books, games, toys, a large sofa, and TV — ideal for children while adults socialise downstairs.
The spacious living room offers comfortable seating, a flatscreen TV, and a table tennis table, while a disco ball and mood lighting create a fun evening atmosphere.
The fully equipped kitchen includes a hob, double oven, microwave, dishwasher, ice maker, kettle, double wine fridge, cafetière, and Nespresso machine. A large dining table seats all guests, with space for private catering if desired. A separate laundry room includes a washing machine, tumble dryer, steamer, and ironing facilities.
Outside, enjoy a private garden with dining space and a path leading directly to the beach. Please note there is an open pond, so children must be supervised. Gardens are open to encourage wildlife, and dogs should remain on leads.
