Make Gibson great again

Rating Details: The property manager was somewhat unhelpful. The vacation rental was spotless. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: This is my 3rd year renting from Gibson. I have referred many friends one couple who stayed w us. And my parents are yearly visitors. This stay was sub par. The dryer not properly working and pretty much being put off about it. I had to try and fix it myself which helped but still took 3 hours to dry a load. Then the water pouring out of the kitchen hood and being told yes we know just don’t use it. Not cool or professional at all. Customer service has tanked.

VrboOwner a répondu le 18 août 2026

Thank you for being a longtime Gibson Beach Rentals guest and for continuing to recommend us to your friends and family. We truly appreciate your loyalty over the years. We’re sorry that this stay did not live up to the experiences you’ve had with us in the past. We understand how frustrating it was to deal with the dryer taking several hours to complete a load, especially when you were left feeling as though your concerns were not being adequately addressed. We also apologize for the inconvenience and frustration caused by the kitchen hood issue. We take your comments regarding communication and customer service seriously. Your feedback is valuable to us, particularly as a returning guest, and we’ll use it to help identify where we can improve the way we communicate and respond when an issue cannot be resolved immediately. Thank you again for your continued support of Gibson Beach Rentals. We’re disappointed that we fell short this time and hope we’ll have the opportunity to provide you with the experience you’ve come to expect from us in the future.

This was our second time in this particular unit, since our first time 5 years ago it has been remodeled to a more modern beach feel but honestly it isn’t as high end in appearance and furniture as it was previously with all the high end wood finishing that has now been painted and they got rid of the marble tile to go with laminate flooring throughout. I totally understand the reasoning with it being a rental property and we still loved the unit itself. Main issue is no door on the shower any longer with a single pane of glass about 2/3 the length of the shower so it makes for a drafty shower experience in the Master Bath. The bar and grill out by the adjacent property is now under new ownership and private so unless you book through Tops’l you can no longer go there for food and drink while on the beach, that was probably the biggest disappointment for us as before it was so nice to go there from the beach during the day. This is a great unit and the process could not be easier, everything is as promised and it really was a pleasurable rental once again.

Easy

Couldn't be happier with our week at Beach Manor. Very easy process from beginning to end. There is a reason we are long term customers. Communication is always important to us and we have never been disappointed. Just a wonderful week in a very nice area. See you in 6 months!!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Very clean and beautifully furnished unit. Excellent communication from Gibson BR (Brittany) in the weeks leading up to our stay. Their app is a must and is extremely user friendly. Had a minor problem with disposal and they were there within an hour to repair. We will definitely be back in the fall.

Beach Manor Doesn’t Offer All Amenities As Listed

The property is currently under renovations. If you are staying at beach Manor the pool, fitness center and spa are really small. The hot tub is 1/2 the size of a standard tub. The basketball I’d only 1/2 court. You do not have access to tennis courts or the really nice pools or fitness center. Rent at the tides of those things are important to you. The balconies and kitchen are small as well.

Thank you for taking the time to share your feedback. We appreciate you sharing your experience and providing insight into the amenities at Beach Manor. Since this review was from a previous stay, we wanted to clarify that the construction referenced has since been completed. Additionally, the tennis courts at The Tides have since been converted into pickleball courts, and there are now pay-to-play pickleball courts available for Beach Manor guests who would like to enjoy that amenity. Beach Manor and the surrounding TOPS’L Resort amenities are managed across different areas, and access can vary by building and ownership. We always encourage guests to review the available amenities for their specific rental prior to booking to ensure the property is the right fit for their vacation needs. Thank you again for your feedback. We appreciate you choosing Gibson Beach Rentals and hope you were able to enjoy your time on the Emerald Coast.

Great view & easy beach access!! Perfect stay with a toddler.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We absolutely loved this condo! Only takes about 5 minutes to walk to the beach. We were able to easily come back for lunch and nap our toddler every day so we didn’t need to haul way too much stuff to the beach. Easiest vacation ever. The views from the balcony were amazing. We spent a lot of time there! We are beat freaks and the condo was very clean and up to our standards. The only drawback to us was the outdated, lackluster pool on the property. Also, the only hot tub on site is inside. We would still return and stay in this very same condo!

Condo 802

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The Beach Manor location is great. The kitchen is small and could be better equipped with utensils, cookware and dishes The living room sofa and chairs are pretty worn out and need to be updated. A new mattress in the primary bedroom is needed. The living area could use better lighting - it is dark. Gibson rental group were great and responded quickly to a couple of issues that needed to be addressed. We appreciated that.

Beautiful unit. Well maintained complex.

The only negative was the A/C in the master. It was not as cool as the rest of the unit. The exhaust in the kitchen leaked water every time I turned it on. I was unable to use when cooking. The maintenance man came to check it out twice without fixing.

Thank you for your feedback on these issues that need to be addressed. We are sorry that they were not fixed during your stay. Hopefully the exhaust not working did not affect your cooking; we are currently working on fixing this in consultation with our vendor. The A/C is checked on a regular basis and were sorry it did not meet your expectations. We hope you otherwise enjoyed your stay and appreciate your feedback as we strive to make our guests completely satisfied.

Beautiful location & comfy furniture, work on appliances

Beautiful location in the Tops’l Resort, primary king bed was very comfortable & so was the family room furniture. The only negatives were as follows: 1) hot H2O heater didn’t work, used Gibson realty app (the same app for check in & out) to report & got no response so then texted back the # that gave us updates before we arrived & they responded immediately & fixed for the next night. 2) There was no binder of instructions in condo like we were told so spent way too much time figuring out how to work the TV. 3) The main oven & toaster oven broiler function do not work. Only baked once so didn’t report.

Rating Details: The property manager was adequately helpful. The vacation rental was very clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The resort is beautiful. Our A/C didn’t work one night and we didn’t get it fixed until almost 24 hours later. Gibson refunded us some but we felt we should have been refunded more. The beds were comfortable. The view was beautiful. The water was full of thick June grass when we went which made it hard to enjoy, but that’s nature. I will definitely start waiting to last minute to book so I can see what the June grass is like since this is the 2nd year in a row we’ve dealt with it.

Love Beach Manor. A few problems with the unit

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We’ve stayed at Topsl many times and love the location and beach. This was our first time in 802. Check in was very easy. The unit was clean. It does not look directly onto the beach but I knew that ahead of time. There is still a pretty good view of the water. The bed was comfortable and the unit was quiet. We were surprised by the lack of amenities-especially in the kitchen. Usually in VRBOs, there is at least salt and pepper. Often , there is even oil, spices, etc left over. We had none of that. There is no ice maker. The lighting is inadequate- especially in the bathroom. So even though I can’t wait to go back to Beach Manor, I will stick with some of the other units. Nancy
