We utilize paperless check-in and check-out, reduced in-room furnishings/high-touch items, sanitizing laundry protocols, and disinfectant cleaning of all surfaces. The property has modern HVAC equipment with outside air circulation. We also supply hand sanitizer and disinfecting wipes for when you return from your ventures.
If you donât find our place sparkling clean, clutter free, and well maintained â we promise to make it right.

Hawks Perch is in the downtown core of Hood River and walking distance from shopping, dining, cafes and more. We are up above Oak Street at 7th. Entry is from behind the unit, off State Street. Being up on the hillside gives you great views of the Columbia River and especially the Event Site, Sandbar and White Salmon Bridge - where kiteboarding, windsurfing, sailing and stand up paddling prevail.
Sleep is important. Youâll find a solid nightâs rest on any of our five beds with thick memory foam mattresses and high thread count 100% cotton sheets. Three full bathrooms come fully stocked with Pharmacopia shampoo, conditioner, and shower gel as well as plush 100% cotton towels.
Whatâs Where?
Top Flight â Live large in our comfortable living room, dining room, full bath, upper deck with BBQ, and a bedroom that can be configured as one king, or two twin beds, your choice.
2nd Floor â hereâs where you enter. On this level you will find the master suite with king bed, a private bathroom, and private outdoor deck. Also, on this level is our billiards room, laundry room, and a bit of storage.
First Flight - two more bedrooms with queen-size beds, and the third full bath that rounds out the accommodations.
Need extra room? We chose to provide additional bed options by getting two of the most comfortable twin airbeds we could find. Put these anywhere that makes sense to you â even under the stars on a nice night. The living room couch isnât too bad either!
Internet:
Need high speed Internet? Not a problem. Hi-Speed Internet and Mesh WiFi is available and free to use by any of our guests. Login info will be provided in your welcome guide.
Billiards Room:
Feeling like a night in, or entertaining for the evening? Then youâll enjoy our billiards room with room to play and watch. Connect your smart phone to our Bluetooth Bose speaker or put the big game on the TV to keep the entertainment flowing while trying not to scratch your final shot.
Kitchen and Dining:
You`ll find gourmet Bertazzoni appliances and a full kitchen suite of utensils and cooking accessories will have you cooking your favorite dishes with ease. More of an outdoor type? Smoke your fresh salmon or grill veggies and steaks on the deck`s Country Smokers Pellet Grill. Enjoy use of spices, seasonings, and condiments, as well as your favorite tea or cup of joe â we support Keurig, ground, and whole bean preferences.
TV and Entertainment:
Want to catch a game or watch some movies? We`ve got you covered with our 55â 4k TV. Also, enjoy all your favorite channels, shows and content with YouTube TV included, and Netflix, HBO and several other content providers ready for your own personal log-in.

VACATION RENTAL CONTRACT â Hawks Perch This vacation rental contract is a legal agreement between James Matthisen and Leslie Jones (also referred to as the âHomeownersâ and âOwnerâ and âLandlordâ and âProperty Mangerâ) and you, the Renters (also referred to as âTenantsâ and âGuestsâ). This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Homeowner. The Homeowner will notify the Renters by email when their reservation is accepted. Owner reserves the right to refuse service to anyone. Payment Policy: PAYEE James Matthisen and Leslie Jones Phone: 541-340-0127 E-mail: james@hawksperch.info In order to book and hold your reservation, we must receive the deposit and signed rental contract. The deposit of 50% of the rental total is due on acceptance of this contract by owner. Cleaning & Linen Service Policy: The home is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in closets. A cleaning service to clean the house and linens on your departure is included on your invoice. You are responsible that all debris, rubbish and discards are placed in plastic bags and transferred to the large trashcans by the garage, and soiled dishes and cooking utensils are placed in the dishwasher and cleaned. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds (except bunk beds are not fully made) to be made for Guests arrival as part of the linen and cleaning service. The home is provided with a starter set of toilet paper & paper towels. Owners do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & laundry detergent, etc. Rental Agreement: We, the Renters (also referred to as âTenantsâ and âGuestsâ) agree to the following: 1) PAYMENT DUE - All rental monies are due according to the payment schedule disclosed under `Payment Policy` above on reservation acceptance. 2) CANCELATION 30 DAYS or LESS before check-in, Renters will forfeit the total rental amount. The total rental includes all charges on any payments made, with the exception of any refundable security deposits. Renter may mitigate this loss by purchasing Travel Insurance or Cancel for Any Reason insurance offered by from a third party provider. CANCELATION 31 DAYS or MORE before check-in, Renters will receive a REFUND of the amounts paid less any travel insurance fee and minus a credit card processing fee of 3.5%. EARLY DEPARTURE - There are NO REFUNDS for EARLY DEPARTURE. 3) HURRICANES & TROPICAL STORMS - There are NO REFUNDS for hurricanes, tropical storms or any other weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is offered for Renters protection or Renter may obtain through a third party. Renter ASSUMES THE RISK). 4) CONDITION OF PROPERTY: Owners have, to the best of their ability, given an accurate description of the property and its condition. Guest understands that it is considered as reserved `sight unseen`. Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, games, or the Internet and WiFi service are not a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Owner immediately. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the house. The Guest agrees to hold the Owner harmless from any liability for the condition of the house. Due to the nature of rental properties, the stairs, decks and concrete are not always stable. Use at your own risk. 5) CLEANING & REPAIRS: All homes have cleaning included in the total rent. Please note that cleaning does not include dishes & cooking utensils. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Ownerâs written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside of the home with the exception of those items specifically mentioned otherwise. 6) ENTRY OF PREMISES: With Guestâs permission, which is hereby given, Owner or Ownerâs representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In any emergency, Owner or Ownerâs servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If Guest abandons or vacates premises, Owner may, at his option, terminate this agreement, re-enter the premises and remove all Guest`s property.
