Closest to the Beach in Queens Grant! Wonderful updated luxury three bedroom condo at 523 Queens Grant in Palmetto Dunes Resort. Best location in Queens Grant as this condo is one of the closest to the ocean. Updated large kitchen with updated bathrooms, huge living room, big comfortable couch and very big kitchen, the condo is a great family vacation spot to enjoy. Two King Beds, Queen, Twin and Fold out Couch. Kitchen fully stocked, updated appliances, nice furniture, flat screen TVs, free wifi. Nice size outdoor patio too. Large 75 in Smart TV in Living room to enjoy movies and sports. Your vacation rental includes bike rentals and beach gear with your stay. 523 Queens Grant in Palmetto Dunes is professionally managed and operated by Hilton Head Vacations, Inc, a locally owned company.


Very large bedrooms with Master on main floor with en suite bath. Half bath on first floor too. Very large living room and dining area right off the kitchen. Second bedroom upstairs has king bed with shared bath. Third bedroom has queen bed with twin and shared bath upstairs. All the bedrooms are very large and so is the kitchen. Great location in Queens Grant as the condo is one of the closest to the beach. Updated with nice furniture, new flooring and wonderful appliances. Palmetto Dunes only allows two car passes for this condo.

Palmetto Dunes Resort is a wonderful family resort with plenty of awards. Three championship golf courses, wonderful tennis facilities, miles of bike paths and easy beach access. The Marriott Oceanfront resort and the Omni both are located with easy distance to go have dinner or drinks oceanfront. Enjoy the Dunes house which is an oceanfront bar and restaurant in Palmetto Dunes. Shelter Cove is just across Hwy 278 with numerous shops and restaurants. Enjoy summer fireworks on Tuesdays at Shelter Cove too. 11 Mile lagoon offers kayaking and fishing as additional activities while on vacation. You can get fishing charters, jet ski rentals and more out of Shelter Cove Marina just a minute away. What a great location and amenities right at your fingertips.

Perfect space for our family!

We enjoyed our week. The layout of this villa was perfect for us and our adult children. One minor suggestion - new knives are needed in the kitchen. They’re all dull and need to be replaced. Other than that, our stay was perfect in every way!

Great Vacation

This rental was very nice and enjoyed by my whole family. Wished it had been a little closer to the beach but it was very durable. It was a good location and easily accessible to everything. It was great week for us.

Loved this villa.

Our family truly enjoyed our stay. There was plenty of room to spread out and we enjoyed preparing meals in the updated kitchen. The decor is lovely and that couch was awesome! We were only here for a few days but would have loved to stay longer. Thank you for sharing your lovely home.

Nice Property

Very roomy, nice updated kitchen and main living area. Comfortable beds. New carpet and tile. Close to a pool and short bike ride to the beach. For the most part, the condo was great...However, showers in bathrooms are in need of an overhaul, dining room lights flickered, and sliding glass door out to the patio is in need of repair. Would be great if check in was a bit easier in that going to a realty office wasn't very convenient. But overall, it met our needs, and we had a great time.

Family vacation

Overall the property was clean there were a few minor things that were broken. When we arrived upon check out, we let the owners know so that they could be fixed. The toilet paper holder was broken, a shelf in the fridge was broken, and an outlet upstairs was not working. All very minor things that did not affect our stay. You can tell that the property has been well loved but everything was still in decent shape. the back porch definitely could use some attention. It provided an area to sit outside if you wanted to, but the deck was very dirty and there was no patio umbrella that I could find. We did have an issue where the air conditioning stoped working upstairs, I contacted the property manager
 He was a little bit rude, but did get the situation resolved fairly quickly. The owners were replacing some furniture on the day that we checked out so I think that more upgrades are to come for this property. overall, the location was great, it is on the end of Queens grant, which means that it is a closer walk to the general store and the beach which was great for us. The area was very quiet. We have been vacationing here for eight years and this was our first time using this property. Overall we would stay again but like I said, there are some updates that are needed for the property, but everything was functioning and was fine while we were there

Fantastic place to stay at HHI!

We loved this condo! The unit was updated and we enjoyed the beautiful decor. The location was perfect for our family too. It was an easy bike ride to Shelter Cove and a short walk or drive to the beach. Having the general store so close was a huge perk too. The pool closest to the condo was also recently refreshed with new pavers and a new fence. We used it multiple times a day and loved it. The only downside was the property management company. We didn’t care for how they dealt with various issues that came up during our stay (shower upstairs not working, defective garbage disposal & sewage leaking from a pipe near the front porch). While communicating on the phone, we were talked down to. We were also really unhappy that a technician was sent to fix the garbage disposal without telling us they would be in the condo. We came back and found evidence that someone had been there. Very unprofessional. If you don’t have to deal with the management company, you should be fine!

Spacious Stay for Adult Family Members

Was able to check in about an hour early. At first look it appeared clean but it could use a deep cleaning, and there was a pile of dirty towels and blankets left in the upstairs closet. Not worth contacting property management for this issue as they left plenty of clean towels and blankets for use. This unit was a very close walk to the beach about 10 mins on the path, my family loved that the general store was less then a minuets walk away.

Nice Condo

The condo was nice and quite clean. It was in a nice location in the back corner of the condo groupings. It was quiet. The master bedroom bed was comfortable although the bed is high. I'm 5'0" and had to nearly jump to get on it. I would suggest darker curtains in the master because the sun comes in pretty early and the current shades do not keep the light low enough if you like to rest in a bit on vacation. The washer and dryer work well but are quite loud during use. There is no hand soap pumps so keep that in mind. There are bar soaps, but I think hand soap is much easier for quick hand cleaning. There were plenty of towels available. The master shower was large enough to get clean well after beach visits. The living room was large enough for us to enjoy time together and keep space to be comfortable. The two large couches were firm and comfortable but the smaller one gets the most use in the center, so it's a little more saggy. The condo is an 11 minute walk to the beach (for us.) We timed it to be sure our autistic child could handle it, and she did very well. Palmetto Dunes is busier than we are used to -- lots of pedestrian, bike, and vehicle traffic. We had to be very careful crossing into our condo area since there was so much traffic. We enjoyed our stay on the island in this condo.

Perfect location for our needs

Perfect location for beach, bikes, pickleball, restaurants. All basic amenities provided. Sofas and chairs were questionably clean.
