BOOKING PROCESS (no 3rd party rentals). Tell us a bit about you & those joining you.
PLEASE DO NOT REQUEST TO BOOK let's make sure we are a good fit first by reading the contract &asking any questions of each other.

You must agree to the following:
1. You agree to sign a rental agreement (see template in rules and polices). Once booked we will send you a contract to sign after you send us pertinent info (cell phone numbers, your address, the names of those who will be entering our home).
2. You will send us a picture of yourself holding your Drivers License w/in48 hrs of booking (you can block out the numbers but make sure we can read the rest) & pay w/your credit card that has the same name as your Drivers License.
3. One pet MIGHT be allowed with a $200 pet fee. Let's discuss first.
4. No one will be invited to the home, even just for dinner.
5. Everyone coming will be on the contract.

*** CANCELLATIONS as long as we can re-book minus $200 cancellation fee. With enough time, re-booking a prime-season week is possible. ** Refunds will be given ONLY if there is a ban on rentals during your reservation. Refunds will not be given for bad weather, algae blooms, or any illness, etc. We strongly recommend you purchasing insurance.

WELCOME to our beautiful lakefront, knotty pine &log-style home w/spectacular views! This family oriented home has 3BR& a very large LOFT + 2 FULL baths!

There is a washer&dryer in the basement and a foosball. The well equipped kitchen is big enough to comfortably allow several cooks in at once w/lots of counter space & a big DR table to very comfortably seat 8.

Our home is lakefront, located on Lake Wallenpaupack in Hawley, PA which is about 2 hours from NYC. Look out the wall of windows to beautiful views of the giant lake. We also have drapes if you wish to close them at night. Lake Wallenpaupack (15 mi long) allows powerboats &jet skis, unlike the smaller lakes in PA which only allow non-powerboats. Bring your own boat or you can rent pontoon boats &speed boats for the day &park them at our dock (there are 3 large cleats & a few bumpers, but please bring your own ropes and bumpers). There are public (Mangan) &private launches (Seeleys) very close by.

AIR CONDITIONING
Although the window air conditioner &ceiling fan in the loft kept the whole house cool if the doors were kept shut, we had CENTRAL AIR installed in the spring of 2022! We have vents throughout the first floor. We are keeping the window air conditioner in the loft window as a backup & leaving fans in each room as well for your comfort.

FURNITURE
A new blue couch and love seat arrived in April 2022 along with an end table with Boo Boo the bear holding onto the end table. We added the Winnie the bear end table in 2023.

The whole back of the house is windows so the view of the lake is great!
On the deck there are views in front and on the side of the house of the lake. Enjoy a game night on the DR table or outside on the deck or enjoy the fire pit down near the water.

Easy, gentle and short /path to the patio with firepit (new 2025), lake & dock. We supply several chairs for your use on the patio & dock.

Relax and/or dine on the very large deck w/a new large 64 inch cast iron square table with seating for 8. Order in or cook on the Weber grill (August 2020) A picnic table for your use is also included as are two lounge chairs.

Bring your streaming apps id/pw. We have a 50 inch ROKU TV in the family room for you to enjoy in the evening if you desire w/lots of apps loaded for you to use w/your own id/pw. (Netflix, Disney Plus, Hulu, Youtube, etc.). We also supply some adult and kid board games, puzzles and books for your enjoyment.

FIRST FLOOR
Nice entryway to leave your shoes, jackets, etc.

Good size kitchen w/a cabinet and a pantry for your food. The family room has an extra small room next to it. Relax in the recliner or work on your laptop at the desk facing the lake.

Bedrooms on first floor:
1. Queen bed, 2 small chest of drawers for your clothes. Hangers and hooks behind the door.
2. Bedroom with a full size bed, dresser and closet.

Between the 2 bedrooms is a Full bath with tub.

SECOND FLOOR
Queen bedroom with a large linen closet with extra blankets, pillows, sheets, etc. and empty drawers for your clothes.

Full bath with a shower

Very Large Loft with two trundles. You can make 2 king size beds, one from each trundle. Two small dressers for your clothes.

Basement with washer and dryer and laundry detergent.
Foosball table

Outside is a hammock to relax & enjoy during the summer time. Feel free to use the tubes & noodles that we leave. You may wish to bring arm floaties & life jackets for young children or those that can't swim.

We will supply 2 kayaks if you desire in season (June 1-September). Although we have a few life vests, we suggest you bring your own to be sure they fit properly.

There is a firepit on the patio. Bring your own wood/kindling, matches. In the winter, cozy on up to the propane fireplace. Turn on with a press of a button. It gives off a good amount of heat & has a nice ambiance.

We put out one set of bed linens on each bed. Make the beds you need but no need to wash them at the end of your stay! Leave the bed unmade & we will take them off & wash them! Leave the folded sheets on the beds you didn't use. There are extra sheets & blankets & pillows if you need them in the linen closet in the upstairs bedroom.

Sorry but we do not supply any bath or lake or hand towels (except for the kitchen).

Lake Wallenpaupack is owned by Brookfield renewable, a hydroelectric plant powered by the water. The level of the lake varies. In June the water level & the beginning of the gangway and dock usually start very close to the bottom of the stairs. As the water level goes up or down, the dock gets moved out away from the property or moved closer to the property by our dock maintenance person.

The water level changes, thus the location of the dock changes.
We recommend water shoes especially for kids. The bottom of the lake is made of slate.

Our docks will be put in by May 1 and removed after Oct 31 (due to the drawdown, this year they will be removed by Oct 19). Except for the drawdown years, if you wish to rent before May 1 or after Oct 31 and would need/want the dock, please reach out & it may be possible to get the dock in earlier or leave in later than Oct 31.

This is a family oriented area. No parties, no events! Do not have more people over, even just for a day visit - they must be on the contract & total number of people must be 8 or less per our HOA, the town & our septic. This is a no tolerance policy. You will be evicted with no refunds including your security if the neighbors report excessive noise or we find out there are more than 8. THIS PROPERTY HAS EXTERNAL CAMERAS FOR THE PROTECTION OF OUR PROPERTY. No street parking. A maximum of 4 cars (or one trailer with car attached and 2 other cars) are allowed on the property.

Garbage is not allowed to be stored outside or it will attract bears nor should it be stored in any room of the house so it does not attract bugs. It needs to be disposed of in a dumpster just down the road a bit.

Cancellation policy: Please get trip insurance in case you or anyone in your party gets ill (or for any other reason) & cannot come. Once we remove your dates from being able to be booked by other parties, we will only refund your money if we can re-rent with no loss to us.

Some requirements to rent our home:
1. To protect us from stolen credit cards, we require a picture of yourself holding your Drivers license (you can block out your numbers). Please be sure we can read the DL.

2. A signed contract. What will be in the contract can be viewed in the rules & policies area of the listing. No refunds for cancellations after booking unless we can re-book minus a $200 cancellation fee. Booking means as soon as my calendar is blocked for others to rent.

3. We accept families w/kids. If you are a group of friends, you must be 30 years or older & everyone in your party must also be over the age of 25.

4. No pets or you will be evicted with no refunds & security for deep cleaning will be kept. (My daughter is highly allergic to some animals),

Please note this home is surrounded by tons of trees & bugs are natural at all lakes. Spiders & other little creatures/bugs may find their way into the home within hours of cleaning & spin some webs. We deep clean prior to the season and weekly cleanings are difficult to get every little nook and cranny free of whatever but our cleaning lady does a great job. We are surrounded by trees & they will drop little twigs, leaves onto the deck. We clean them prior to your visit but not during.
