Renovation Notice – Long Beach Resort, Panama City Beach, FL

Long Beach Resort will undergo planned exterior renovations from August 18, 2025, through April 2026. Project setup and material deliveries will take place August 4–18, with construction beginning August 18. This work, coordinated by the Homeowners' Association, includes balcony and exterior repairs.
During this period, guests may experience construction noise, limited access to certain areas and pools, and temporary modifications to entryways.
‱ The Lagoon Pool and lagoon pool hot tub will be open until November 28th.
‱ The pool and hot tub between Towers 1 and 2 will be closed starting August 28th and will remain closed until November 28th.
‱ The pool and hot tub between Towers 3 and 4 will be closed starting October 20th and will remain closed until the end of the project.
‱ Beach access and condo entry will remain open throughout the project. Beach chair service will be available through October 31.
‱ Balconies will remain open until November 10th, and then will be closed by section thereafter.
Please note that all dates are approximate and subject to change based on construction progress. Rates have been adjusted accordingly to reflect any potential inconvenience during your stay. This notice has been posted as of 7/7/2025, no refunds will be given for any renovation related inconveniences for any reservation booked after this date.

THIS UNIT INCLUDES A SET OF FREE BEACH CHAIRS/UMBRELLA DURING SEASON(March 1-October 31)

Begin your long awaited vacation at our wonderful condo at Long Beach Resort, located on the eleventh floor of Tower 3. This unit sleeps four comfortably, with a king size bed in the master and a queen size sleeper sofa in the living room. Both the living room and bedroom have large flat screen tv's. The dining area seats four for a sit down dinner or card game, and there's two stools at the breakfast bar for those quick meals. The kitchen is fully equipped with all the appliances, dishes and flatware you will need, and the large bathroom has a huge tub and shower with double marble vanities. Step out onto your private, 30 foot balcony to enjoy the cool ocean breezes and warm Florida sunsets. Long Beach Resort has a huge lagoon pool (6800 sq ft)with islands and waterfalls, two Polynesian pools (seasonally heated), three whirlpool spas, a poolside bar and grill (seasonal), on-site jet ski/umbrella chair rental and 24 hour security with gated access and plenty of parking. This condo is perfect for a long weekend, summer vacation or an extended stay!! Come see why everyone loves Long Beach Resort!

The door to the balcony in the living area would not open so whenever we wanted to sit on the balcony we had to go through the bedroom. My husband likes to get up early to sit on the balcony with a cup of coffee while I like to sleep in and he could not do so because he was afraid he’d wake me. I replied to the email that listed our door code and inquired about the issue but received no response. Very disappointing.

Overall good!

Overall a great location and stay for my family and I. There were a few things that were not up to my cleaning standards but I always clean and disinfect prior to any stay anyways. The owner was very helpful and communicated quickly. I would recommend and stay again.

Great place with great views

Staying here was wonderful! It’s a perfect condo for 2 with a comfy kind size bed, full kitchen, big bathroom, and of course the stunning views from the patio! Our only con was that the pillows for the bed were very uncomfortable, so maybe bring your own pillow if you can! Otherwise, we had an amazing stay! Central location to everything you need, clean, and a great place for a little get away. I hope it’s available next time I’m here.

Birthday getaway!

We had a wonderful stay at Kim’s property. The unit was clean, well-maintained, and exactly as described in the listing. The location was convenient, and the amenities provided made our stay comfortable and enjoyable. The only point of concern was being asked to clean before leaving, despite paying a cleaning fee. This was a minor inconvenience, but it did not detract significantly from our overall positive experience. Thank you, Kim, for your hospitality. We would consider staying here again in the future.

Awesome view

Loved the view from the balcony. My family and I sat outside watching the ocean almost every morning when we woke up. The condo was very clean and everything was stocked and ready for guest use. Kim was always quick to respond when we had some issues with booking thru VRBO and changing our dates. She was friendly and professional each time I contacted her. We will definitely rent from Kim’s Condos in the future!

Will come again!

From pulling into the gated community to checking out it was a breeze. I loved they had security and it was gated. The location is wonderful and the private beach was amazing with the umbrella and 2 chairs that came with the rental. We enjoyed the pool immensely the lagoon pool was where we ended up everyday because of double red flags almost everyday we where there. The elevator getting to and from the 11th floor was a breeze. The condo it was good, but it could use a little updating, especially the carpet. It had everything we needed! I highly recommend renting this unit and using Kim’s condos.

It was perfect!

I loved everything about this condo. It was clean, the bedroom was very spacious. Omg the bed.... it was like laying on clouds. The kitchen was stocked with essential dishes. Dish soap and laundry detergent were also provided. The balcony and the view was just the best. Waking up and being able to see the beach was heaven. Although we only had 1 wash rag when it was 3 of us, it was no problem for us to run across the street to Walmart and get another set. We did arrive before 4pm, and we were able to access the room with no problem. I will definitely stay here again with my family. Thank you for such a perfect condo Kim!

Comfortable condo/disappointed with cleaning

Easiest check in ever, mailed my info to me and no issues, even called to say we could check in early, I loved this past.... I am an over packer but since staying in condos. I have cut back. However, I always take paper towels, which mainly cuz I leave in my car, dish soap and laundry detergent with a few other things.. After going to the condo right before the grocery store. There was a 1/4 roll of toilet paper. about 4 sheets of paper towels. But what caught me the most is the minimal amount of towels, hand towels. . I know there are only two of us but not adequate. Then I realized no wash cloths. We made a second trip to the store when we realized there were no washcloths, so we bought our own, along with 2 xtra hand towels. I just washed a lot for the 6 days. Bad thing, we found 2 wash clothes hanging in the shower, dirty. The rugs were still in the dryer and didn’t look clean. No one had been in the condo for almost 2 days, so really no excuses. The next day I pulled down a big blanket from the closet and it was nasty with food stains. can’t fit it in the wash. I left a note for whoever to clean it when we departed. I put all sheets, towels and cleaned what I could before we left and we aren’t messy. I didn’t want others to experience the same thing. Just clean and/or check behind yourself. I know it’s a rush to get people in but no one even stayed the day before in this condo. This is our second trip to Long Beach Resort and we love it. This condo was very cozy and worked well for us. Cleaning and small details is our only complaint. We aren’t Covid freaks and I’m a health care provider but if we were, I might of been nervous. It was freeing to see few mask and some getting back to normal. Saturday night was some crazy mess with a large large large group from out of town causing extreme commotion and cops everywhere, my hats off to PCB police for working hard to control the issue, it was complete disturbance, not the way I wanted to end my last night.

Great place on the beach

This little condo was perfect for my husband and I. The large balcony made it even better! Easy walk to Pineapple Willy’s which is always a fun place. We will definitely rent it again.

Great Stay Right On the Beach

We really enjoyed our stay at the condo. It was well appointed, having everything we needed for our 7 night stay. The space is functional, and works well for 2 adults and two small kids. It would likely be too tight for 4 adults. We LOVED having the washer/dryer right off the bedroom, the kitchen had everything we needed, and the balcony was perfect for morning coffee and for sunset views. The property was well maintained overall, and the beach chairs were an added plus. We loved that the beach wasn't crowded, especially compared to the resort next door. We had a small issue with the lock one day, but the management company responded immediately, the maintenance man arrived quickly, and we ended up meeting the owner when she had to bring a key to get us in. A slight inconvenience, but everyone was super responsive, helpful, and meeting the owner (and the bottle of wine and candy she brought) was worth it.
